Locals must contact the host prior to booking.
No parties/events
No smoking/vaping or chewing tobacco in the house or on the property (including on porches or decks)
No more than 16 persons allowed on the property at any given time. Without express permission, violations of this could lead to the immediate removal of all guests without refund.
No Pets allowed on property, additional cleaning fee of $100 per day will be charged to guest who has a pet without express permission.
Fee Schedule: - $200 per day smoking fee if found in violation
If a guest breaks house rules and this results in the next guest(s) being refunded/discounted, the guest in violation will be charged that amount
Late Check-outs: Check-out time is 10am. If the guest stays more than two hours after check-out, they are responsible to pay that day’s base rate without discounts (this is a fee and if you want to extend your stay you must do so formally). If refunds are given to guests who are impacted by your late check-out, you will be responsible for that fee amount.
Owner/hosts are not responsible for guest belongings.

EARLY CHECK-IN REQUESTS: Before you arrive, we need to ensure our previous guests have checked out, that the cleaning service and any maintenance has been completed, and that linens and towels are fresh and ready for your visit. All this takes time and needs to be done before you check in. Most of the time we will not be able to accommodate early check-in requests. Sometimes, we will be able to do it for a fee.
