Kitchen- fully stocked with adult and childrens dishes, pots and pans, spices, wine glasses, knives....perfect for a lazy morning breakfast or home cooked dinner. A coffee or tea lovers dream station with an espresso machine and all the amenities as well.

Dining- beautiful table and 6 chairs with armrests. Large enough for a family game night. Jenga, 2 decks of cards, UNO, and Loteria provided.

Living Room- flop down onto your choice of a sofa, loveseat or armchair and enjoy the 200 projector screen, Roku, stereo, and high speed internet with the whole family and roaring fire. Rest your drinks on your choice of a large coffee table or 2 end tables.

Outdoor- sit back at our intimate bistro table with a hot cup of coffee while taking in the crisp mountain morning air.

Garage- hang out while enjoying a game of ping pong or electric darts.

UPSTAIRS:
Bathrooms- shampoo, conditioner, body wash provided as well as bathtowels, washcloths, and hair dryer. Shower/ tubs in both bathrooms.

Bedrooms all have new foam matresses and plenty of pillows, firm and fluffy. Satin pillowcases, jersey knit sheets, and light quilts adorn the beds. Extra fleece blankets are also available for all beds. Nightstands and lamps with USB ports are on both sides of the beds. Ceiling fans in all of the rooms, besides the bunk room for safety.

Getting around

The roads to the home are maintained by the city, so during snowy weather they are plowed and salted. In Ruidoso, 4 wheel drive is recommend in the winter, but not a necessity.

The front door is accessible at all times during your stay with your unique code. We are usually flexible with checkin times for no additional fee, and can also accommodate late checkout.

House Rules

By booking, guest agrees to follow all rules, and it is your responsibility to make sure ALL guests in the group honor all House Rules, as well. Our hope is that the stay went smoothly, and no additional fees are accrued. - Smoking NOT allowed inside, including the garage. Smoking is allowed outside only. There will be at least an additional $250 fine for those who smoke indoors. - Take all garbage to the bear proof dumpsters at road so that the mountain critters (bears, mice, raccoons, skunks, etc) don't come and join you during your stay. Do not leave it in the garage. - No unapproved animals. Must disclose desire to bring animal prior to booking and pay the $75 non refundable fee. Keep them off of the furniture and never unattended. - Do not move the furniture. This reduces the wear/ tear on the home, as well as the burden on our housekeeper. - Do not take blankets or other home items outside. - The driveway can comfortably accommodate 4 vehicles. No street parking allowed. Checkout Instructions: - Place all used towels in the hampers - Take all trash to dumpsters at the road - Load the dishwasher - Shovel all fireplace ash into metal bucket - Pick up ALL pet waste - Close windows and doors, and turn of lights No smokingNo parties or eventsCheck-in is anytime after 3:00 PM

There is a wood burning fireplace inside the home for use during your stay. Creosote and soot get absorbed in the masonry and create a scent. Please keep this in mind if you are odor sensitive.

Guests are also expected to read & be willing to honor House Rules. No parties allowed, and only booked guests can be there at any time (unless discussed/approved and additional fees paid in advance). Booking implies agreement to abide by all House Rules and Checkout Instructions. Additional fees may apply if not followed.
