You will feel welcomed in our river front luxury log home! We built our custom home in 2014, it is 3800 sq. ft. which features 4 bedrooms (Incl. TWO PRIMARY SUITES), the 5th bedroom is a spacious loft, 3 full bathrooms and a new game room with second living/bar area. Our home sleeps 10 people on 3 levels. The home sits on a one acre lot along the river and is just a short drive off the main road.
Home is furnished completely with locally made, custom Montana log and barn wood furniture. ALL our bedspreads and blankets are laundered after each guest! We are sure no other home in the area provides this service.
The great room overlooks the river and mountains with comfortable reclining sofas and chairs around a gas fireplace. The views are breathtaking! For the foodies, there is a fully-stocked chefs kitchen with large center island. Quality beds, pillows and linens are few things to make your stay very comfortable. Down by the river you will find a cozy fire pit, with firewood provided, and 10 Adirondack chairs for smores and stargazing. The deck has a Weber Genesis gas grill (new in 2024) with outdoor dining. There are TWO sets of HE washers/dryers for convenience, all soaps and dryer sheets provided. We have taken great care to ensure you have all the comforts of home!
*Main floor features an open kitchen, dining and great room, one primary suite, two other guests bedrooms, a full bathroom and laundry area.
*Large open loft has two twin beds with sitting area.
*Lower level/walkout basement has an additional primary suite, a second set of laundry and another living room/bar area with TV, space for all your fishing gear, rod and wader racks. Our concrete floors make it convenient for changing out of waders inside at night or when wet.
Also downstairs is a Game Room with foosball, ping pong, board games, poker set, sofa and toss cushions, bluetooth Bose Speaker and also a full size corn hole set you can take out on the lawn.
No smoking, no parties and no pets.
No air conditioning.
There are many rivers and lakes nearby as well as Yellowstone, making this is the perfect home base to explore the area. Fish the Madison, Henrys Fork, Gallatin or rivers inside Yellowstone National Park. Hebgen lake, Cliff and Wade lakes, Henrys lake, Earthquake lake are all minutes away.

Policies and Rules
Please inspect the home upon check-in and notify us if any damage or problems.
RENTAL PARTY: Number of Adults and children staying must be disclosed.
AGE RESTRICTION: By submitting payment, you acknowledge you are the staying guest and are over the age of 25.
RIVER ACCESS: Rental party agrees to enter and exit the river from house property only. NO trespassing on neighboring properties will be tolerated. You may also enter and exit the river downstream at the bridge.
OUTSIDE QUIET HOURS: After 9pm please enjoy the fire pit quietly.
OUTSIDE LIGHTS: Please turn off any outside lighting not in use and off during the night, this allows everyone to enjoy the night sky and stars.
RELEASE OF LIABILITY: Homeowners are not responsible in any way for loss, theft or damage of guest’s personal property, nor for any injuries incurred during the rental of the house. Children must be supervised at all times.
ACCESS: Guest shall allow homeowner or homeowner’s representative access to the property for purposes of repair or emergency. Homeowner shall exercise this right of access in a reasonable manner by giving at least a 24-hour notice (unless in cases of emergency or when guest needs repairs immediately).
OTHER HOUSE RULES:
Our apologies for the long list. Many stem from previous issues, warranting a gentle reminder.
1. Guest agrees that only names on rental agreement will be staying at the house. No other friends/family will be staying in addition to those listed without prior approval.
2. NO parties, gatherings or weddings allowed. You may not invite your friends/family staying elsewhere to come visit/fish/dine or do laundry at the Caddis Shack unless prior written approval has been given by homeowners.
3. NO RV’s on the premises with or without people staying in them.
4. NO tent camping.
5. Trash will be kept bagged and secured in provided bear proof cans or inside house. Bags provided. Guests agree they will NOT toss food, corn husks, fruit peels, etc. in the yard or store coolers outside as this attracts wild animals, especially bears.
6. Please AVOID spraying perfume/cologne inside house. The scent is hard to remove. It has been as issue from time to time and people/homeowners can be allergic to scents or find them offensive. Your thoughtful consideration is appreciated.
7. Speed limit is 15 mph on our dirt road. Please be polite and keep it slow. You are on vacation, no need to rush, enjoy the scenery, it’s only ¼ mile.
8. Guest agrees to reimburse homeowner for any pay-per-view purchases made on the home’s Direct TV account or other television, or telephone purchases/fees or charges. Homeowner agrees to provide proof of purchases made during dates of stay via statement from Utility/Direct TV.
9. Do not move the indoor furniture outside onto decks.
10. Absolutely no fires in the fire pit or anywhere else on the property while a mandatory burn ban is in effect. We will let you know if the County imposes a burn ban. This is uncommon in early summer but can happen in late August and September. Do not use firepit if windy. Put fire out completely before leaving it.
11. Close all windows/sliding doors when leaving for day trips, wind and rain do come up without warning almost daily. Curtains knock over lamps causing damage. Water damage to furniture/floors may occur.
12. We respectfully request your group avoids facial products with Benzoyl Peroxide or Salicylic Acid while staying. They discolor and bleach our towels and bed linens, requiring them to be replaced.
Acknowledgement: By the act of making a reservation and payment of deposit, guest agrees to having read and will follow this rental agreement. Valid ID and signature will be required to reserve.

NO REFUNDS will be given for cancellations, date changes or early departures. If you must cancel, we will attempt to rebook your dates. Refunds will be given only for dates we are able to rebook. If the home becomes unavailable due to local restrictions, natural disaster, or damage to the home for other reasons, full refund will be given. If this occurs, we can assist you in finding similar accommodations if you desire.
Signature when booking means that you have downloaded, read and agree with the full Rental Agreement, our policies and all guests in your party will abide by these rules. Payment of the rental deposit and/or signature on this document or electronic agreement of rental terms indicates that you have received sufficient information to commit to rental of this property and agree with terms.
