This bright and cheery home sleeps 6 comfortably with 2 bedrooms (1 King, 1 Queen) and loft area (2 Twins). Wonderful large windows and vaulted ceiling in the spacious living room / dining area splash sunshine through-out the home.
The fully equipped kitchen has oven/stove, microwave, dishwasher, Keurig and Mr Coffee makers, and full size refrigerator. Please bring your own favorite K-pods. In-unit laundry room is situated off the guest bathroom.
The back patio leads to a private hot tub (new 2023) with outdoor dining, BBQ grill, and comfortable deck seating. Also included are snow sleds and 6 bikes and helmets (4 adult / 2 kids) for touring the miles of paved pathways located throughout Sunriver
PETS: our home is pet friendly and 2 pets are allowed subject to a pet fee. We may consider 3 small dogs upon request. For dog walks check-out Fort Rock park and network of trails in the national forest just across from the Cardinal Landing bridge.

When you click on "Rental Agreement" You must review, agree and at the bottom of the rental agreement, SIGN, add your name to the box at the bottom and click on SUBMIT. You can also download a copy or print a copy for your records.
As your dedicated host, we aim to make your stay as comfortable as possible! Our mission is to help our guests create beautiful memories while staying in our Sunriver home. We would truly appreciate if you can follow these house rules. Thank you in advance and we truly appreciate your cooperation!
- No parties or events allowed. The home and common areas are not to be used as a meeting place for large family reunions, parties or any other type of meetings.
- No unregistered guests allowed or 3rd party bookings. Our home has space for six overnight registered guests (maximum). Please let us know if you are planning to have an additional daytime guest(s).
- The unit will be very clean upon your arrival, and we ask that you leave it clean on your departure. If a greater cleaning service is required, then an extra fee will be charged.
- Please let us know immediately if something is malfunctioning so it can be rectified.
- Please do not re-arrange the furniture.
- NO SMOKING of any kind inside the property OR ON THE PATIOS.
- PETS: only 2 pets are allowed (please no aggressive dogs). We will consider allowing 3 small dogs; please inform us at time of booking. There is a $50/trip pet fee.
- Please pick-up pet waste and dispose in the trash.
- Please respect Quiet Times: 10PM-7AM
- Please start a load of dirty towels in the washer before check-out.
- Please load and run the dishwasher with any dirty dishes before checkout.
- Please take the trash out before you leave. Garbage cans are located outside the garage.
- Garbage disposal: we kindly ask guests to dispose of food in the available trash can to avoid a clogged drain.
- If guests are suspected of carrying and/or using illegal drugs of any kind, the authorities will be engaged, and GUESTS WILL BE VACATED FROM THE PROPERTY IMMEDIATELY.
- Please respect check-in (4pm) and check-out (10am) times.
- For fire prevention and safety - please do not leave any electrical appliances such as hair straighteners switched on when not in use, or when you are leaving for the day. A fire extinguisher is provided in the kitchen area.
** VIOLATION FEES
Violation of house rules may result in your booking being cancelled immediately without refund
- Extra guest penalty: $100 per extra guest not recorded on your confirmed reservation guest number. NO PARTIES OR GATHERINGS
- Unauthorized party/gathering fee: $500
- Unauthorized pet fee: $300
- Noise complaint fee (After first warning): $100 per complaint
- Indoor smoking fee: $500
- Late checkout fee: $50 per 30 minutes after checkout time
Other Things to Note:
- Please acknowledge that occasionally, we may leave consumables such as condiments or snacks left behind by previous guests if they are unopened or not empty. We try to ensure consumables are not expired or stale. HOWEVER, it is up to the guests' discretion and inspection to consume these items if they wish. The host does not take any responsibility for these consumables.
- The home is suitable for toddlers and children under 12. However please understand the area is NOT CHILD-PROOF. It is the responsibility of the guardian/parent to monitor their children's actions AT ALL TIMES.

Cancellation Policy
You will receive a full refund less $150 cancellation fee, if cancelled at least 30 days prior to your reservation start date. If booked less than 30 days before check-in, full refund less $150 cancellation fee if cancelled within 48 hours of booking and at least 14 days before check-in. Otherwise no refund if cancelled less than 30 days prior to arrival date. It is highly recommended that guests purchase travel insurance in case of emergencies or other unplanned events.
