This Mediterranean-style home is a delightful retreat nestled among lush woodlands, offering beautiful lake views in the exclusive gated community of Watersong Resort. Guests can enjoy a range of amenities, including a communal pool, spa, beach volleyball, a playground for kids, picnic areas, a gym, a cyber café, pool tables, shuffleboard, foosball, and table tennis— all free for your enjoyment. This serene area is perfect for unwinding after a busy day with Mickey and friends, just 12 miles away!
Beautifully furnished, this villa offers quality and comfortable accommodation for up to 12 guests in the well appointed bedrooms comprising 3 king size bedrooms, a twin bedroom and a bunk bedroom for our younger Disney fans.
Outdoor life is spectacular at Sunbreeze and boasts a south facing pool/spa with tranquil lake view, on an extended sunbathing deck with lanai for a little shade. Your children’s safety is important to us we therefore have a child safety fence in addition to alarmed doors out to the private pool area.
Our guests enjoy the security of being on a resort with a manned gated entrance 24 hours per day which offers free use of resort facilities. Guests are welcome to enjoy the clubhouse and relaxing terrace.
Locally Sunbreeze Villa is a couple of minutes drive to Publix supermarket and other convenience stores at Loughman Crossing which lays between Kissimmee and Davenport on the 17/92. A 24 hour WalMart located on Old Lake Wilson Road near Celebration on the 192 is 10 minutes drive; a second WalMart is located on US27 at Haines City which is a little further in the opposite direction, away from the hustle bustle.
If golf is your interest there is also a top class golf & country club a very short drive with many others, including Championsgate, in the vicinity to choose from.

Formal Living and Dining Room
This very pleasant living area is furnished with sofa, chaise longue, side tables with lamps, it’s an ideal place to retreat to away from the main family room where you could read a book or just listen to your ipod using the docking station. The family will enjoy those special dinners together in the formal dining area which has a polished wooden dining table and chairs, seating for 6.
Family / Gathering Room
The large informal sitting area furnished with sofas, coffee table, side tables and lamps, is the perfect place to relax whilst enjoying the entertainment centre. This features a 50-inch plasma wide screen HDTV with digital cable including over 200 channels plus an Xbox and Wii consoles. Its a great room for all the family to gather.
Kitchen
The large bright well appointed and fully equipped kitchen is complimented with a centre island and informal eating area for 8. Overlooking the pool/spa and deck it’s a lovely place to start the day off gazing through the glass sliding doors out over to the lake.
King Master En-Suite
The superb ground floor Master Suite is furnished with a King Size Bed, nightstands, lamps and dressing table, with beautiful views over the pool and lake. The large en-suite bathroom has a soaker/garden tub, twin vanity basins, large shower cubicle, separate wc and spacious walk-in closet/dressing area.

The jack n jill bathroom is shared with Bedroom 4, so ideal for Mum and Dad and their two children in the twin room

We are Michael and Jan from Essex in the United Kingdom. We fell in love with Sunbreeze and the Watersong community with it's well kept greenery, conservation views, clubhouse and it's facilities in September 2017. Beautiful Sunbreeze at Watersong became ours in November 2017.

ARRIVAL INSTRUCTIONS
In order to access Watersong Resort you should check-in at the manned entrance gate; have your Driver License and ID available. You will be asked where you are staying (‘Sunbreeze’ Orange Cosmos Boulevard) and how long you will be staying; after verification you will be given a pass to be displayed on your car dash.
Access Code to Enter the Home
Sunbreeze is fitted with a key-less entry system, you simply type the door code (provided 2 weeks prior to check-in) into the keypad ON THE DOOR and this will release the lock to enable you to open the door.
Tip: We suggest that you enter the important codes into your cell/mobile, along with the telephone number of the management company, to ensure you always have them to regain entry.
Door Access Code: key in (provided 10 days prior to check-in) you will hear the door mechanism unlocking. Please note: 5 incorrect entries of a CODE causes the lock to shut down for up to 5 minutes

In the event of your group needing to cancel, the following conditions will apply:
• Notice of Cancellation more than 10 weeks prior to the first night of the booking will
result 50% loss of the booking deposit only.
• Any Notice of Cancellation within the final 10 weeks will regrettably result in loss of the
whole booking fee (not including the security deposit)
• Failure to pay the final balance by the due date (10 weeks prior to arrival) may result in
loss of the deposit and the booking.
• If we do not receive the payment we will endeavour to contact the guest but if we
receive no payment or communication, then unfortunately we reserve the right to
cancel the booking and retain the deposit.
• The owner accepts no responsibility for any costs or loss incurred by the guest further
to the cancellation of their booking.
• If you do have a problem, PLEASE contact us as soon as possible to discuss the matter.

In the unlikely event that personal circumstances necessitate cancellation of the booking the owner is obliged to refund any monies paid by the party (without interest, compensation or consequential loss of any kind).
Force Majeure: The owners accept no responsibility or liability for any loss or damage or alterations to the terms of this booking caused by events beyond our control including, but not restricted to, war, civil commotion, flight delays or cancellations, technical difficulties with transportation, alteration or cancellation or schedules by carriers, adverse weather conditions, fire, flood, industrial dispute or any other event beyond our control.

POOL & SPA HEATING / CONDITION OF POOL
The spa and pool are under the care of contractors, they are serviced and chemically balanced weekly. It is possible in between services the pool may lose minimal water or chemicals or show signs of dust or dirt (especially in stormy weather). We invite you to use the net or brushes provided in between services to keep the pool in good condition. Any major concerns are to be reported to the management company.
Spa and pool heaters are made up of electrical and mechanical components, which can malfunction. The management company, and owners, will not be held responsible for the failure of these components; however we will do everything within our power to remedy the difficulty as soon as possible.
Spa and Pool heat can also be affected by the external temperature, especially in the cooler months. If the heater is found to be operating correctly but not providing heated water due to the temperatures, neither refund nor compensation will be given.
Guests must not tamper with the pool heater, filter or timer mechanism; this could result in the loss of the security deposit.
You are to report immediately if your pool is not heated. Should a problem be located with a heater – you will be refunded from the day you report the problem with no further compensation.
Spa and pool call outs are only during working hours. Should guests require attention that is non-emergency related there will be a call out charge of $75.00.
Spa and Pool heat is scheduled to be turned on on the morning of your arrival date. Please note they may take 24 hours to heat up.
The home is fitted with a child safety fence which should be used at all times.
According to Chapter 515.33 of the Residential Swimming Pool Safety Act: Anyone tampering with or disconnecting pool alarms commits a misdemeanour of the second degree, punishable by a $5000 fine or one (1) year in jail.
Our management company will charge a minimum fee of $100.00 per alarm for its repair/replacement. Please do not tamper with the pool alarm.
