Pullout QUEEN sofa bed located in the living room. The mattress has been upgraded and the folding mechanism is inspected every 6 months to ensure the most safe and comfortable use for our guests. We provide a complete sheet set with pillow cases, pillows, and blankets. As always, our pillows and mattresses are enclosed in a zipped barrier.

Smoking is not allowed inside the unit or on the balcony! Zero exceptions!! Any guest suspected of smoking in the unit/balcony will be asked to leave immediately, without a refund.

No Parking

Non assigned parking available. There is a $27 fee at check in, which includes 1 parking pass and up to 6 wrist bands. If you wish to obtain an extra parking pass, you may purchase one from the front office for an additional fee, paid directly to the front office. (Please note: during high volume, the front office reserves the right to refuse to sell additional parking passes. This is solely at their discretion and we are unable to override that decision.) RV and boat parking are not permitted by the HOA. Trailer parking IS allowed during official bike week only.

Policies and Rules

Check In: 4PM - Flexible

You will be provided with a door access code and check in/out instructions 1-2 days before your check in date, no sooner!!

Within 24 hours of arrival, you will need to stop by the office to obtain a parking pass and wristbands. The total cost will be $27 and can be paid with cash or credit card on-site in the Summit office.

See information regarding additional parking passes in the section labeled “Parking.”

Early check in:
Early check in availability is unpredictable. We can NOT guarantee early check in for any guest. Cleaners need ample time to clean properly between guests, and we are not the only property they clean.
I will always make an effort to let guests know if the unit is ready early!
Under no circumstances is a guest allowed to stop by/enter the room prior to 4pm unless given prior consent.

No pets

We accept all ADA animals with registration papers. These animals must be registered with the front office and wear ADA identification while outside. Otherwise, no pets allowed, including ESA animals. Any guest found to have a non-registered, non-ADA animal in the unit, will be asked to leave immediately, without a refund.

Minimum age limit for renters: 25

Maximum occupancy: 6

House Rules

- No pets, including ESA.
- No smoking, including on balconies.
- The minimum rental age is 25.
- Balcony doors are NOT to be left open for any reason. The doors are equipped with sensors that will shut down the AC if they remain open for longer than 15 minutes. In the event this happens, a HVAC professional will be called to reprogram & restart the AC unit, resulting in a $250 fine paid immediately by the guest. Refusal to pay the fine will result in immediate eviction without refund.
- The Summit does not allow any item (i.e. towels/swimsuits) to be hung from balcony railing.
- Florida law prohibits feeding seagulls from the balcony.
- ANY activity that raises substantial concern from security will result in an immediate eviction without refund.

**Any guest violating the animal rule, the smoking rule, or the minimum age rule, will be evicted immediately, with no refund.

Prior to check out, please complete the following:
- Load and start the dishwasher.
- Load and start the washing machine.
- Clear all food items out of the refrigerator and pantry.
- Dump the ice into the sink and replace the tray. Ensure the ice maker is turned ON.
- Turn on the dehumidifier. (If pressing the on button does not turn the machine on, you may need to empty the basin.)
- Take all trash to the trash chutes.
- All lights off.
- All fans on.
- Ensure balcony door is closed.
- Endure front door closes securely behind you.

Payment Policy

Guest must pay a $200 deposit at booking to hold their dates. The remaining balance is due 30 days prior to check in.
Reservations with an unpaid balance 30 days prior to check in will be cancelled!! The $200 deposit will not be refunded.

Damage Deposit Policy

As a security deposit alternative, houfyProtect, an upfront nonrefundable low cost property damage protection policy for just $5 per night, is taken at time of booking.

Cancellation Policy

Reservations cancelled 31+ days before check in will receive a full refund.
Reservations cancelled less than 31 days prior to check in will forfeit any money paid.
Reservations with a remaining balance less than 31 days prior to check in will automatically be cancelled without refund of any money paid.

Notes

Please note: The $200 deposit is to hold your dates; it is not a refundable security deposit. The $200 is applied towards the total amount of your vacation, which means that you will NOT receive a refund of the $200 at check out.
