It contains a wall-to-wall 14-foot mirrored closet that is double hung and room for his and her clothes and shoe racks. THE SECOND BEDROOM
A lounge area sleeps 2 people, and possibly three people if you utilize the folding floor mattress. It is a perfect place to hang out with the family and watch 4K internet TV.
The second bedroom has two separate areas; the main area and an additional 18 long dressing/kitchen area featuring a private a sliding glass door that leads to the patio.
A designer colorful rug covers the taupe carpet for evenings on the floor with your kids or friends. You can lean up against the lounging beds with overstuffed pillows. This second bedroom features 2 memory foam cool gel twin beds in L formation resting on two mid century modern teak daybeds with storage under the mattress. You can use it as a sofa during the day. A internet ready, Samsung streaming TV. Although there is plenty of art on the walls, it is all interchangeable to your art, all resting on art ledges, so you can replace it with whatever suits your style.
The additional bonus space inside this bedroom has a cherry floor that is set up as a dressing area, featuring clothes cabinets, large mirror and vanity with a bench. A perfect place to do yoga, or you can use this area a childs play zone. Included is a kitchenette with a mini refrigerator, coffee maker, microwave and cupboard storage so you can wake up in the morning, have your coffee and breakfast without going into the kitchen. Additional clothes rods have been installed to supplement your closet in the main room.

THE GUEST BATHROOM
Is situated in the hall for use by the second bedroom. The size of the bathroom is 5‘ x 7‘. A 5-foot walk-in shower with glass shower doors, a modern sink and counter, and includes all towels and accessories you will need. Please note that the tubs and showers have not been upgraded to tile, but they are very clean, functional with handheld shower heads.
The second bathroom has a walk-in fiberglass shower with two built-in corner seats. (No tub) The measurements for this shower enclosure is 5’ x 3’. It is possible to takeoff the shower enclosure glass doors if somebody is in a wheelchair.
The toilet in the second bathroom is ADA certified. There is a handicapped rail next to the toilet attached to the sink cabinet.
The linen closet has extra sheets, pillowcases, towels, wash clothes, blankets, duvet covers and heating pads.
FENCED-IN PATIO WITH A VIEW OF CARLSBAD
You will be amazed at the view surrounding this home. When you step out on the patio, you know you are on vacation! This is the last home on the block, located in the quiet cul-de-sac. The back of the house has a 2-foot tall fence and a concrete patio covered with outdoor carpeting and artificial turf, which spans the length of the home, with five 10-foot umbrellas with tables and chairs to enjoy the shade. Sunbrella Shades are installed outside each window and can lower down to cover the south facing windows to limit the sun exposure in the home. A whole house fan causes the breeze to go through the house, so it stays cool all year long.
The patio is fully furnished with two dining tables and 6 chairs, 3 lounge chairs, 4 umbrellas and 2 sun sails. Patio lights are installed under the eves for a festive feel at night. There are many large potted plants and succulents. No yard work needs to be done outside, except weekly watering on the front and back patio. The patio is perfect for BBQing (BBQ is included) relaxing and watching the sunrise. You will enjoy privacy as you dine on the patio, as there are no neighbors behind you, just nature.
BUDDY TODD PARK
You and your family and pets can quickly walk to Buddy Todd Park just down the street, which features acres of open space, trails and an astounding ocean view with romantic sunsets. This is a great place to have a picnic. Your children romp on the swings and grass, climb trees and throw a Frisbee. Your dog will love it too. Public restrooms are available at this park.
TWO CAR GARAGE WITH 2 CAR MAXIMUM
This home offers a two car attached garage with openers that leads to the kitchen. According to the community rules, your family is limited two non-commercial vehicles, one of which must fit and park in garage and the other may park on the driveway. There is no street parking for residents, but 72 hour guest parking down the street.
The garage offers large built-in storage cabinets, large attic space with a ladder, and large capacity front loading Samsung washer and gas dryer. It also has a drying and ironing area with iron and board, tools and cleaning supplies. There is a bicycle and helmet, 3 boogie boards, 4 beach chairs, badminton racquets and balls for the kids.
DOG POSSIBLE WITH BREED APPROVAL
This is a small animal friendly environment. This house is appropriate for a well behaved, non-excessive barking dog. Size limit is due to the low fence and restrictive patio area. There is artificial grass inside the patio for your pet to relax, but should go to the bathroom in the large grassy area outside the patio gate and throughout the multi-acre common areas in the neighborhood. Your dog should be comfortable staying within a 2 foot tall fence. Beyond the fence is a canyon. Larger dogs or escape artists may be in danger of falling into the canyon if they jump over the fence. There is a breed restriction so please let me know the breed of your dog.
GUEST HOUSE GUIDE AND LEASE AGREEMENT
There will be a written rental agreement which all parties will sign. I require an emergency contact sheet upon your arrival as well as a copy of your drivers license. I have written an informative guest manual which has all the vital information you need to live here. It is downloaded on the website. Please read the manual so you know the codes, passwords, and how to log into the security systems.

Getting around
If you don't have a car, you can UBER or LYFT anywhere by downloading their app. The Sprinter train station, one mile away, will take you to the coast or inland to Escondido. The Coaster will take you up and down the coast to San Diego. Monthly passes are available. The Amtrak is two miles away on Mission Ave. The Sprinter train is two blocks away and can easily take you to the Mission Avenue train station. There is a bus stop at the end of the street.

Optional Property damage protection insurance of $5000 can be added for an additional fee $119 which helps protect you from paying out of pocket for accidental damages to the rental and its belongings belongings during your stay.
The Property Damage Protection plan is provided through HomeAway, Inc., and administered by CSA Travel Protection and Insurance Services. Ask host for property ID when purchasing this insurance.
This recommended policy, especially if you have children or pets, can be purchased at propertydamageprotection dot com.
If a guest does not wish to purchase damage protection, they are solely responsible or any or all damages that occur to host property and its contents. They must pay immediately when submitted with a list and cost of damages within 14 days of departure.
Lease Agreement
Because your reservation is 31 days or more, Wendee the Host, a licensed real estate broker, will send via your personal email, a California month-to-month lease rental agreement with the EXACT terms of the reservation for your review and signature. Please call if you have questions about the standard California monthly lease agreement terms.
House Instructions
An advance copy of the house instructions and Guest information sheet will also be sent for your review, as a part of the lease agreement. The information sheet with medical emergency information must be filled out when you arrive. A copy of of your driver's license will be needed as well as a selfie for the guest memory book.
Pets
Your dog breed must be preapproved. When making the reservation, please let me know what breed your dog is.
The pet policy will be sent in advance via email to be reviewed and signed. The pet fee is for additional steam cleaning covers up to 2 dogs. Do not leave your dogs unattended for more than 4 hours without them having access to the back patio to pee. There is a doggie door installed in the sliding glass door for your pet’s use . Do not let them scratch the 5 foot tinted sliding screen door ($100 for screen only, $350 for bent frame) or the tint on the sliding glass door ($450 for replacement tint). Do not let dogs urinate or defecate on the artificial turf in the patio area. There is a grassy area right outside the fence.
Identity Check
I prohibit one person making a reservation in another person’s name. I will not accept reservations for others; such as parents, siblings, husbands, wives, or children. Guest must have his or her own profile, and match the identity of the person staying at the home.
"Secret smokers", drug or marijuana use are prohibited on or around this property.
Four outdoor security cameras are on the building for everyone's safety and cannot be removed, unplugged or covered. Guests will have access to these cameras through the Ring App.
Minimum age to reserve is 25 for adults (roommates) with good prior Airbnb referrals.
There is a welcome manual that is at the property that explains everything about the house. This is an addendum to the lease agreement and must be followed by each guest.
No smoking or parties or events. Check-in time is flexible.

If you are from out of town, it is important to me to know a little about your family, so please tell me the purpose of your stay, and who will be in your party, including pets. Your pet breed must be pre-approved.
