We charge a $200 pet fee per stay. If you do not indicate that you have pets on your booking or are not automatically charged the pet fee, you are still responsible for paying the fee, and we may request it from you before, during, or after your stay.

Noise is to be kept to a minimum after 9 pm. Many of our neighbors have young kids. No parties. Please treat the neighborhood and home as you would your own. Whisper-level voices in the hot tub after 10 and no hot tub use after 12 due to previous issues with noise.

Due to our water conservation efforts, we use artificial turf around the property. In order to provide all guests with a safe environment - all solid pet waste must be picked up and bagged by guests and disposed of in the outside bin.

There is an additional 1 bedroom guesthouse on the 2nd floor with its own bath and kitchen. The 2nd-floor tenant has no access to the hot tub or use of the backyard. You shouldn’t have any privacy issues as the guesthouse has a separate entrance along the side of the home, with the stairs leading upstairs outside in the backyard to the side. The two spaces are not connected internally in any way. I haven’t received a single concern or privacy issue from previous guests, and the reviews reflect that.

Hot tub rules of use:

-Always cover the hot tub after each use and secure the straps to ensure the safety of visiting children. The hot tub is always running, so keeping it covered is important.

-All guests (regardless of if you plan to use the hot tub) must document the condition of the hot tub upon arrival to ensure you are not held responsible for damages from the previous guest. If applicable, a description and any photos may be messaged to the host upon arrival. Thank you for understanding the need for this!

-Always shower before using the hot tub to remove sand, lotions, and other oil-based body products. A little bit of sand is unavoidable, but at minimum, guests must shower or hose off thoroughly before entering the hot tub.

-Children should not use the hot tub without adult supervision.

-When opening the hot tub cover, be sure to unfasten all safety straps first before lifting the cover off.

-Guests with infectious diseases should not use the hot tub.

-To avoid injury, exercise care when entering or exiting the hot tub.

-Do not use drugs or alcohol before or during the use of the hot tub to avoid the effects of hyperthermia, unconsciousness, and possible drowning.

-Pregnant or possibly pregnant women should consult a physician before using the hot tub.

-Water temperature in excess of 104*F may be injurious to your health. The optimal temperature of 94*F is already pre-set for your enjoyment.

-Prolonged immersion in the hot tub may be injurious to your health. It is best not to soak for longer than 30-minute sessions.

-Never stand or sit on the hot tub cover.

By booking our home, the guest agrees to the following conditions:

1. Three (3) person maximum hot tub capacity.

2. No food or drink shall be allowed in the hot tub.

3. No glassware is allowed in or around the hot tub.

4. No body lotions shall be allowed in the hot tub; please feel free to use our “outside” shower to rinse off prior to soaking.

5. An adult shall accompany all children under 16 years of age in the hot tub.

6. No infants are permitted in the hot tub.

7. Hot tub will be left in the same condition as it was found upon entry of the lease agreement.

8. All individuals, including pregnant women and/or those under the influence of alcohol and/or drugs, shall use the hot tub at their own risk.

If the hot tub is damaged or otherwise mistreated during your tenancy, or if, upon arrival, you find that the hot tub has been previously misused, it is your responsibility to contact the host/homeowner immediately.

By booking the home, it is your responsibility to inform every person using the hot tub of these rules and to ensure every person abides by them. It is also assumed that you understand that failure to comply with these guidelines will result in forfeiting my entire damage deposit and/or paying any additional expenses to restore the hot tub to its prior condition.

By booking, you understand that this agreement/waiver is incorporated into, and is part of, the original rent agreement between the parties.

By proceeding with the booking, you acknowledge this agreement and release the host and homeowner from any liability associated with yourself or your guests’ use of the hot tub. I have read and agree with the above-stated conditions.

Additional acknowledgments: Some of these risks can include discoloration of swimwear due to chemicals used to sanitize tubs and minor skin rashes if sensitive to the chemicals. Absolutely no dogs or unsupervised children are allowed in the hot tubs. The homeowner cannot be held responsible for hot tub injuries or discomforts. Guest acknowledges waiver of liability, including but not limited to the hot tub, fire pits, and BBQ, hereinafter called special feature if so equipped. The Guest understands that there are potential risks that the special features may present; dangers to persons using the special features for too long or to persons intoxicated or using any kind of drugs or medications. Guests of special attention, including but not limited to pregnant women, elderly and disabled persons, should use heavy caution while using special features. The Guest agrees to explain the risks of using the special feature to any guests at the cabin and to be fully and solely responsible for any accidents that guests may incur. The Guest understands the risks discussed above and agrees to assume all responsibility for the consequences of those risks. Guest agrees to waive any claim against the homeowner for accidents and claims arising from using special features. The Guest agrees to indemnify the homeowner for any claims arising from the Tenant’s guest's use of the special feature. The Guest also understands and agrees that he/she is responsible for any loss of equipment due to misuse and theft of equipment.

The property has a single security camera up front facing the street. Footage remains private and may be used for liability reasons, to monitor occupancy and other noted policies. It in no way infringes upon the expectation of privacy in these public areas. To disable or obscure the cameras is prohibited and may result in eviction without a refund.

Personal items: The host and homeowner are not responsible for any items left on the property after checkout.

Maximum occupancy: The maximum number of guests in the unit is limited to what is defined during your initial booking. The maximum occupancy includes infants and children. The maximum occupancy includes the entire property, i.e., driveways, backyard, hot tub areas, decks, and the entire interior of the home. If extra guests above the maximum occupancy are found on the property, the entire group may be asked to vacate the property. Any security payments and all rent will be subject to forfeiture. Absolutely no house parties are permitted. Any persons on the property above the maximum occupancy stated are in violation of this agreement.

Your nightly rate is influenced by the number of people in your party due to the increase in wear and tear and cleaning labor. If the number of people in your party changes, your rate is also subject to change.

General:
NO LIABILITY/INDEMNIFICATION/HOLD HARMLESS: The property owners do not assume liability for the loss, theft, damage, or injury (or death) to persons or their personal property. By booking, guests agree to indemnify and hold the owners harmless for any liabilities, theft, damage, cost, or expense whatsoever arising from or related to any claim or litigation which may arise out of or in connection with Guests' and their visitors' use and occupancy of the rental property (this Airbnb listing), including but not limited to claims for personal injury( or death ) or property damage/loss.
