All bed and bath linens, as well as pool towels, are provided. A starter supply of paper towels, toilet paper, garbage bags, laundry and dish soap, and bathroom toiletries are included. Depending on the duration of your stay, you may wish to bring additional supplies, as youll find it hard to depart from this enchanting haven.

There is absolutely NO SMOKING permitted inside the home. This includes but is not limited to cigarettes, cigars, pipes, hookahs, e-cigarettes, and vaporizers. Any evidence of Guest(s) not adhering to the No Smoking policy, or residual signs of smoking and damage (i.e. burns, deodorizing, additional housekeeping requirements, improperly discarded butts, etc.) will result in automatic forfeiture of the refundable security deposit and any costs associated with the cleaning and/or replacement of damaged property.
No Parking
PARKING: Vehicles UNDER 85 inches can safely fit in the covered parking under the home. Guest(s) are responsible for ensuring the vehicle will fit safely under the home without causing damage to the property. Additional parking is located to the left of the rental unit and can accommodate a boat trailer. Parking cannot impede the normal and safe flow of traffic on the street, neighboring properties, or the bike/walking path. Unregistered vehicles and/or vehicles parking outside of assigned areas may result in towing at the vehicle owner's expense. More than 4 vehicles must be approved by the Owner(s). (Refer to the parking & docking property map for additional details.)
DOCKING: The dock is the only shared space with the neighboring property. The Property has the right to use the dock space directly parallel to the property and can accommodate a 36-foot vessel. The total length of the docked vessel must not exceed the width of the property at the waterline. No docked vessel may create a hazard to navigation and must not be rafted together to align two (2) or more vessels beam of one another. A vessel must not encroach on the adjoining dock. Any vessel docking or Guest(s) using the dock amenities must be included in this Agreement. The Primary Guest is responsible for any use, activities, or damage surrounding the docking facilities. Payment Policy
The balance of the reservation is due sixty(60) days before check-in. Reservations within sixty(60) days of check-in require payment in full, including the refundable security deposit, at the time of reservation. We impose a surcharge of 3% on credit cards that is not greater than our cost of acceptance.

Refundable Damage Deposit
A refundable security deposit is required immediately and used to reserve the dates of your stay and will be refunded minus any damages or additional costs incurred during your stay. The refundable security deposit is due within 24hrs of request and the refund is initiated up to 15 days after your stay. Cancellation Policy
In the event of cancellation greater than sixty (60) days from check-in, the Owner will attempt to re-rent the Property for the booked dates, at the same rate, but is not liable to return the Primary Guest refundable security deposit in the event Property remains un-rented. Fifty (50) percent of the full balance will be refunded and a $250 fee charged to the card on file if cancellation occurs at least sixty (60) days before check-in. All monies are forfeited if cancellation occurs thirty (30) days or less from check-in. In the event, the Property can be re-booked a fee of $250 will be charged to the card on file, and the balance will be returned. Guest(s) may not be entitled to any refund due to unfavorable weather, hurricane, evacuation, or disruption of utility services (including cable, television, and internet connection) after occupancy.
- Shortened Stay Per Guest Request: Reducing the stay from the originally reserved period is considered a cancellation for that period, and is not subject to refund.
- Termination: Failure of the Primary Guest to pay the balance by the due date will void and terminate this Agreement and the reservation will not be honored. The Guest(s) waive all rights to process if they fail to vacate the premises upon termination of the rental Agreement. The Guest(s) shall vacate the premises at the expiration time and date of this agreement. The Owner, or its designee, has the right to inspect the inside of the property with prior notice as stated in the applicable State laws.
- Mandatory Evacuation: All Guest(s) must abide by and evacuate as required upon the posting of non-resident evacuation/lockdown orders issued by the City (Marathon), County (Monroe), and State (Florida). Any refund will be determined at the Owner’s discretion, in communication between the Primary Guest and Owner(s) for a solution.
- Shortened Stay Per Guest Request: Reducing the stay from the originally reserved period is considered a cancellation for that period, and is not subject to refund.
- Termination: Failure of the Primary Guest to pay the balance by the due date will void and terminate this Agreement and the reservation will not be honored. The Guest(s) waive all rights to process if they fail to vacate the premises upon termination of the rental Agreement. The Guest(s) shall vacate the premises at the expiration time and date of this agreement.
