During heavy snowstorms, road delays can last up to 8 hours or more. To avoid delays, we recommend starting your travel early or using an AWD/4WD vehicle with tire chains.
Guests will have access to the entire property, with a generated code provided for guests to access the building.
Important:
1) There is a separate garage on the property that guests will not have access to.
2) No refunds for cancellations due to weather/road closures.
3) Last-minute date changes may not be possible, as we may not be able to rebook your original dates. While we will do our best to accommodate, last-minute changes can be difficult due to limited availability.

No Parties: Parties are not allowed. Violations may result in immediate eviction, cancellation of the reservation without a refund, and potential legal action for public disturbances under Washoe County Code.
Quiet Hours: Please respect quiet hours from 10:00 PM to 7:00 AM. Keeping noise levels low is important to avoid violating local noise regulations and maintaining a peaceful environment.
Neighborhood Conduct: This is a quiet neighborhood. Please drive slowly and safely. Excessive noise or reckless driving may result in legal consequences under local traffic laws.
Outdoor Restrictions: No gatherings, smoking, or drinking are allowed in front of the property. This ensures compliance with county regulations regarding residential areas.
Age Restriction: Local residents under 25 are not permitted to book for weekend stays to prevent disturbances and ensure compliance with local laws.
Illegal Activities: Any illegal activity, including underage drinking, will result in immediate eviction, penalties, and possible legal action.
No Smoking: Smoking (including vaping) is strictly prohibited inside the building.

5. Garbage and Recycling:
Rule: Please dispose of trash and recyclables in the designated bins. Garbage collection days are Wednesdays. Please ensure all trash is placed in the bins before check-out.
6. Parking Rules:
Rule: Please park in the driveway or along the street. Do not block the driveways or access points of the neighbors. Parking and/or access to the garage is not available.
