Our stay at Sophia’s place in Rochester was great. The home was very comfortable with plenty of space for everyone. We were able to make our Thanksgiving dinner with her well-stocked kitchen. My only minor quibble was that the TV reception wasn’t great and kind of glitchy. Otherwise, a great experience.

This was truly a 5 star stay. Sophia was an excellent host who was responsive throughout the whole process. She seemed genuinely invested that we have the best time at her place but respected our privacy/time. The house itself if like a home away from home but with hotel like amenities. The kitchen had everything we needed to make our meals and had snacks waiting for us on arrival. There were games and coloring supplies for "downtime" at the house. The beds were comfortable and we had ample closet space. Loved having 2 full baths which had wonderful smelling soaps, shampoos and lotions. The location was perfect for us as we were Rochester to go to the Strong National Museum of Play. It was a quick 5 minute drive away. The house was also conveniently located to Costco, Target, Trader Joes and other grocery stores. We would recommend this house to anyone looking to stay in Rochester and definitely hope to stay here again if/when we return :)

5 minutes drive from chicken museum of play. Close to many restaurants. House very clean. Passed the high expectations of my wife. Sophia has every last detailed accounted for. From coffee, extra toothbrushes to overall very clean house. She even had band aids delivered via Amazon when i asked if there were any band aids. Oh and there were plenty of band aids already in the house. Would be a return customer if I came back to Rochester!!!

Walking distance to local shops and restaurants. There is a bus route nearby with Bus Line 13 being the closest stop along South Ave. You can park your car in the driveway (fits 3 cars in tandem). One can drive to most places within 5-15min. You can also use Uber or take the bus. For shopping needs, it is about 10min drive to Wegmans, Walmart,Target, Best Buy, and Costco as well as shopping plazas. For entertainment, there are local theaters, Strong National Museum, Rochester Museum and Science, Memorial art gallery, and sports stadiums within driving distance. Home is a 4-5min drive to downtown. For Nature lovers, there are many local parks such as Mendon Ponds Park, Turning Point Park, Highland Park, High Falls, and Ontario Beach. One can also drive further out (1.5-2hrs) to check out beautiful Ithaca, Finger Lakes, Watkins Glen State Park, and even Niagara Falls.

Payment Policy
Short Term Stays:
Full payment due on booking for any stays under 28 days. Please notify host if there are any special circumstances.

Midterm to Long Term rental:
For tenants, security deposit due on booking. 1st month rent due 7 days before 1st month of stay and then thereafter on 1st day of month or agreed upon date. There is a late fee of $50 if rent given 5 days or more after due date for each month. Refunds are not available for the first month of stay if tenant/guest cancels under 30 days.

All mid term and long term guests are required to place a security deposit and provide photo identification and separate rental applications for all adult guests staying in the home.

Any furniture damage and/or missing inventory noted at end of stay may be deducted from security deposit. Any rent amount not paid in full will also be deducted from deposit.
If payment made by company on behalf of tenant, company will be responsible for paying amount on 1st of each month or agreed upon date. Although tenant will be responsible for any damages incurred beyond normal wear, any company paying on behalf of tenant will be responsible for any remaining balance on any damages not paid by guest/tenant.

Renters insurance is recommended for anyone considering midterm to long term stays.

Refundable Damage Deposit
No security deposit for short term rental.

However, security deposit is required for midterm to long term stays: a refundable $1950 security deposit is due on booking and held during stay. Deductions from deposit at end of stay may occur for any unreported, hidden, and/or obvious damage and/or any violations of the rental agreement that are not related to physical accidental damage. The security deposit (minus any deductions as stated) will be released to you within 14 days after your stay and after inspection is done within 1 wk from move out date.

Security deposit is due on booking home prior to move in as described above. Upon check out, there is nothing you need to do before or after your stay to have the deposit secured or released.

We expect guests to report all damage when it happens so that we can fix the issue before our next guests arrive.

OPTIONAL TRAVEL/RENTERS INSURANCE:
As we always remind our guests, if you didn't already purchase travel or rental insurance, please consider purchasing it.
We would not want you to lose out on your vacation/rental costs due to unforeseen circumstances. Make sure your policy covers the issues that concern you the most. You can purchase traveler's or renter’s insurance from many locations (a simple search for "travel insurance" “renter’s insurance” or "cancel for any reason travel/rent insurance" will give you more information).

Short Term Guests:
Travelers who cancel within 48 hours of booking and/or cancel at least 14 days before check-in will get back 100% of amount paid (full refund).

If cancellation made between 7 and 14 days before check-in, 50% refund will be given.

NO refunds for cancellations made within 7 days of check in.

NO refunds once checked in.
Travelers must cancel by 11:59pm on the cut-off day before check-in to receive a refund.

For Mid-term to Long term guests:
Full refund given if cancelled within 48 hours of booking and at least 28 days before check in. After that, the first 30 days of the stay are non-refundable.
