Enjoy the drive into this quiet family neighborhood on the border of the Northcliffe Golf Course. Your new favorite place to relax might be the back deck or lower patio complete with loungers by the pool!

The home features 3,319 square feet of living space and hardwood flooring. There's room for everyone in the living area, so turn on the flat-screen Smart TV and pick a new show to enjoy.

Around the corner you'll find the breakfast nook and entrance to the fully equipped kitchen. The granite countertops complement the white cabinetry and stainless-steel appliances.

Up the stairs you'll find a full-size billiards pool table for more on-site entertainment. When night falls, retire in one of the 5 bedrooms - each outfitted with its own flat-screen Smart TV.

Pet friendly with $50 fee per pet, per stay (maximum of 2, dogs only, must be potty-trained, can be 20lbs and under)

Management/Damage Protection fee - guest will incur a $27 fee per stay.

30-minute drive to JBSA Lackland AFB, the "Gateway" into the Air Force. Great home for families to stay at while attending Air Force Graduations, Retirements or Promotion Ceremonies. San Antonio is the new up and coming Cyber Security Hub, great place to stay for those extended business meeting, conferences and social gatherings.

The old Northcliffe Golf course has great walking trails. The golf course is currently closed due to it being sold. Guests still have the view of the golf course but would be unable to play golf. The nearest course is less that 10 miles from the home.

The pool is heated, but additional instructions/notes will be provided. An additional fee of $300 will be required if you would like to include pool heat during winter seasons. Payment will be process at check-in.

The pool depth is 3' to 6' at the deep end.

House Rules

★ NOISE CURFEW:
• Please keep noise to a minimum between the hours of 10 pm and 8 am CST. Our locations are monitored by a Minut noise/sound monitoring service.

★ COMMUNITY STANDARDS:
• Parties or events are not allowed on the premises.
• Quiet hours are to be observed between 10:00 pm and 8:00 am CST.
• No illegal substances are permitted on the property.
• No overnight guests other than those listed in the booking are permitted.
• Overnight guests over those listed in the original booking will incur an additional fee of $30 per person per night.
• Please be respectful of the neighbors.
• The Decibel-monitoring system from Minut measures the noise threshold (100% privacy-compliant) and is active inside this property to ensure noise compliance.

★ SMOKING/OPEN FLAMES:
• Smoking, vaping, and marijuana use is prohibited at any time on the property.
• Burning candles, incense, or any other open flame is not allowed.

★ PARKING:
• Please do not park your vehicle in a way that blocks the walkway, as this is an HOA violation that can result in a fine.

★ PET RULES AND FEES:
• A maximum of 2 pets are permitted, with a 20lbs limit and they must be potty trained. Bringing additional undisclosed pets will result in a $250 fine.
• Pet Fee: Once you inform the host about bringing a pet, the pet fee invoice will be promptly sent to you for payment.
• Please pick up after your pet and clean up any pet waste left in the front or back yard. Any dog waste left in the yard will result in an additional cleaning fee invoiced to the guests for payment. Thank you for your cooperation!

★ GAS GRILL:
• The gas grill is available for use. We ask that guests CLEAN the grill after use to avoid an additional $150 grill cleaning fee that the company charges us. We have provided a grill scrubber, trash bag, and plate under the grill.

★ TRASH:
• Trash pickup occurs every Wednesday. If you are staying with us during the week, please move the trash cans from the back of the house to the end of the driveway by 6:00 am CST on Wednesday morning or the night before (Tuesday).
• Please use the trash bags provided (located under the kitchen sink) when disposing of trash in the indoor can and the outdoor bins. Not doing so might lead to maggots and other bugs in the outdoor trash bin.

★ POOL RULES:
• Pets are not allowed to bathe in the pool, as the pet hair can damage the pool filters. Violating this rule will result in a $500 charge payable to the pool company.
• Entering the pool with excessive oils, shampoos, or conditioners is prohibited, as these chemicals can damage the pool filters. Violating this rule will result in a $500 charge payable to the pool company.

★ POOL HEATING FEE:
• Embrace the winter season with a $300 pool heating fee per stay to enjoy a warm pool. Let the owner know if you desire this feature activated. Remember to pay the pool heating fee before arrival to ensure timely activation.

★ DEVICE USAGE:
• Do not disconnect the internet, Minut Noise Monitoring device, or Doorbell Camera, as this will result in the cancelation of your reservation.

★ PACKAGES:
• Guests may not receive packages at the property and are advised to use a third-party service for mail delivery.

Damage Deposit Policy

As a security deposit alternative, houfyProtect, an upfront nonrefundable low cost property damage protection policy for just $5 per night, is taken at time of booking.

Cancellation Policy

Moderate and Non-Refundable Cancelation Policy
* Guests can cancel until 5 days before check-in for a full refund, and you won’t be paid
* If they cancel after that, you’ll be paid for each night they stay, plus one additional night, plus 50% for all unspent nights
* The non-refundable option lets our guests’ book at a discounted rate that’s not subject to the standard cancellation policy. If our guests cancel, they won’t be refunded.
