1. Be aware that third-party bookings are prohibited by Airbnb. If you are not going to be staying at this property, you can't make a reservation for anyone else under your personal account. Please provide the names of any guests included in your reservation before booking. Any undeclared guests will be subject to an additional charge and could lead to the removal of the reservation without refund if any guests are deemed unsuitable by the host or Airbnb, we always reserve the right to refuse anybody for any reason. 2. There is a strict no party, no smoking/no drugs policy (including vaping). Violation of this policy can result in additional fees, termination of your reservation without refund, and immediate removal from the premise without warning. 3. Please be reasonable and respectful with your noise level. 4. Please leave all the areas clean and tidy as you agree to reimburse and/or compensate the host, through Airbnb, for any damages, extra cleaning, and/or losses caused at any time during their stay at the property. 5. Guests may not receive mail or packages at the property, give the address to any companies, or in any way communicate that it is their residence, without express written authorization from the host. Any unauthorized mail will be "returned to sender". Guests cannot register or run any kind of business from the premises or hold business meetings here, without express written authorization from the host. 6. You will notify the host immediately if something stains, breaks, malfunctions, doesn't work in the way it was intended, or have any complaint of any kind. 7. If you have a complaint about any aspect of the property, (amenities, cleanliness, or otherwise) upon addressing this complaint to Airbnb or the host, you are authorizing the host, management, service people, housekeepers, or anybody with the permission of the host to enter the property and dissolve the problem up to the standards you require. The host and people authorized by the host do not need permission to access the property if there is something you deem unsuitable that needs remedy. 8. Non-compliance with these House Rules may result in cancellation of your reservation without refund, forfeit of your security deposit, eviction from the premises, and other additional fees and penalties. By booking this space you agree that you have read and acknowledged these House Rules, you give your consent and will abide by them. 9. The guest must have a valid working phone number. If there's no working phone number and there's an attempt at contact before or during your reservation, we can terminate your reservation without a refund for violation of Airbnb's policies. 10. Extra fees and charges: • Any unauthorized visitor will incur a fee of $150 per day as a penalty. • There is a $300-a-day smoking fee for each day you're on the property (indoor) smoking. Smoking is permitted outdoors on the property; however, it is strictly prohibited within close proximity to the home, including on porches, decks, and patios. Guests are required to dispose of cigarette butts and any smoking-related litter properly. A fee of $150 will be charged for each cigarette butt or smoking-related litter found on the property during the guest's stay. • There is an additional cleaning fee of $200 for excessively dirty after checkout beyond what a courteous guest would normally leave a home in. Ex: pots and pans in the sink, an excessive amount of trash, dirtying the walls, and staining of furniture, linens, or surfaces. • Lost keys, if used, will incur a $100 lock re-keying charge. • There is a $100 late checkout fee if you're more than 30 minutes past checkout if your late checkout is unauthorized. • If you hold the position of the property for more than 2 hours after checkout we will charge for an additional day. This fee does not award you possession of the additional day, it is only a penalty for negatively affecting future bookings and cleaning schedules. • If you arrive earlier than the check-in time, 4 pm, without the host's permission, you will not be granted access.
