HOUSE RULES
1. AGE: Must be at least 25 years of age to book this home.
2. VACATION RENTAL AGREEMENT: At owners’ discretion, a short-term Vacation Rental Agreement must be completed & signed which lists all the guests that will be staying at the property & a copy of a valid government ID that matches the name of the primary guest renter must be submitted within 24 hours of booking to confirm your reservation.
3. HOME IS PRIVATELY HELD; the owner is not responsible for any accidents, injuries, or illness that occurs while on the premises or its facilities. The owner is not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise.
4. PETS: Pets are NOT allowed. There are many rentals that allow pets. If you are unable to leave your pet at home, another rental would be best. If it is determined that pets have been in the home, an additional surcharge cleaning fee of $295 & carpet cleaning fee of $295 will be charged to the guest. Although NO pets are allowed in this house, pets brought to Massanutten must always be leashed & cleaned up after.
5. SMOKING: Smoking is NOT allowed on the premise. A surcharge fee of $295 will be assessed if it is determined that smoking occurred on the premises. No cigarettes, marijuana, e-cigarettes, vapes, cigars, pipes, bongs, hookahs, candles, incense, wax melts, or plug-ins. The booking guest is responsible for making all guests aware of this rule.
6. PARTIES: Absolutely NO PARTIES allowed! Failure to follow this rule will result in immediate termination of your rental with no refund & a surcharge fee of $885 charged to the guest. Out of respect for our neighbors, this home is not suitable for any events or parties.
7. PARKING IN DRIVEWAY: Parking is limited to 4 cars in the driveway. No vehicle larger than 3/4 ton may be parked in a driveway.
8. Keep the home & all furnishings in good order.
9. Only use appliances for their intended use & follow the instructions & guidance provided in the Welcome Guide.
10. STORMS: If there is a storm or named hurricane, no refunds will be given. IT IS HIGHLY RECOMMENDED THAT TRIP INSURANCE BE PURCHASED BY THE GUEST from insuremytrip dot com. If a mandatory evacuation order is issued, guests will be asked to leave the premises at such time that the mandatory evacuation is set to take place. If said mandatory evacuation is lifted & the guest has time remaining on their rental before the next guest arrives, the guest may reoccupy said premises. If the handyman must check the property for damages, the guest shall allow access. The owner is unable to accommodate requests to return at another time.
11. OCCUPANCY: Occupancy is limited to 2 persons per bedroom plus no more than 2 persons in the lower level sleeping nook unless otherwise authorized by the owner for up to 4 persons prior to booking. If occupancy limit is determined to be broken, a surcharge fee of $295 per additional guest over the occupancy limit will be charged.
12. OUTDOOR FIRES: This is high wildfire risk area therefore open fires & unattended fires are prohibited. FIRE PIT usage is prohibited during quiet hours, 10pm-7am: Under no circumstance, should a fire be created in the fire pit without the use of the Base & Spark Screen nor left unattended while a fire is active or smoldering. Firepits & grills may be restricted during local emergency conditions, check MassanuttenVillage dot com or electronic sign at entrance for updates.
13. GARBAGE & TRASH: Do not place garbage or trash outside, including screened-in porches, decks or car ports. Garbage & trash attract wildlife, which could endanger you & damage the property.
All garbage & trash is disposed of into trash bags, placed within the animal resistant trash bin, & with the lid securely closed. Excess garbage & trash, where the trash bin lid cannot be closed securely, must be take the Massanutten Property Owner’s Association Community Trash dumpster located at 4007 Peak Dr., Massanutten, VA 22840. If there is loose garbage &/or trash within the trash bin, a surcharge fee of $35 will be charged to the guest.
14. CHECK-OUT: Late check-outs cannot be accommodated due to the time conflicts of our cleaners servicing many other properties. If determined that check-out is after 10:00am, a surcharge of $70 will be charged to the guest for every hour after 10:00am that check-out does not occur.
15: NOISE: Noise that is unreasonable in the judgement of MPOA or its designated agent is prohibited at any time. Quiet Hours are between 10PM & 7AM, therefore noise must be kept indoors during this time period.
16: GENERAL PARKING: All tires must be off the roadway. Do not block fire hydrants or park in front of another property without written approval from the host. No buses, campers, or RVs are to be parked at homes or on roads. Park only in designated areas or the overflow lot at 4007 Peak Dr., Massanutten, VA 22840. Overflow lot is available with written approval from your host.
17: ALCOHOL: Open containers of alcohol are prohibited on any road or common area.

If you cannot park all your vehicles on this property or on the adjoining shoulder of the road, overflow parking is available at the MPOA Owners’ Swimming Pool parking lot at 4007 Peak Drive.
NOTE: Buses, campers, and RV’s may not be parked at houses or along neighborhood roads. With prior MPOA approval, they may be parked in the overflow lot during your stay.

While we don’t offer traditional bowling as an amenity, we do aim to provide a variety of features like the game room and arcade lounge with a variety of arcade games, pool table, shuffleboard, ping pong table, air hockey and much more, to create a fun and relaxing environment. We’re always looking for ways to enhance our home and appreciate your suggestions.
Regarding the 10 a.m. checkout, we understand that it can feel early, especially after a relaxing stay. However, this timing allows our cleaning team the necessary time to thoroughly prepare the property for our next guests, who often arrive the same day.
