HOUSE RULES:

• No Animals: the house is a strict animal-free and no smoking property with no option policy due to multiple family members, children, and grandchildren with asthma and severe allergies.

Additionally, the house is marketed to families with similar medical issues. We also host immunocompromised guests, including cancer patients before, during, and after chemotherapy treatments.

Please respect our policy. There are numerous pet friendly and smoking allowed rental properties on the island.
• No Prom. No weddings. No parties. No gathering.
• No more than 10 occupants at any point of time including infants and day guests.
• No Smoking, No e-cigarette, No illegal drug inside and out of the property,
• No firearms, No illegal drugs.
• A strictly animal-free zone with no option policy, due to family members, children, and grandchildren having asthma, severe allergies. Also, the house is marketed to families who also have the same illness.
• Must be 30 or older to reserve. And you are required to review, sign and send back with a copy of your drivers license within 48 hours of booking, Or the booking is cancelled without notice.
• No third party booking. Primary guest is required to be at the house for the entire time.
• Only 4 cars. No RV, No Trailer (HOA does not permit)

ADDITIONAL INFORMATION:

•••PLEASE NOTE••• The house is located in the Beachtown community with a pool. Because of several issues in the past, the house does not participate in the pool.

WARNINGS: It is very important to know that all the dunes and bushes on the island are the poisonous snakes’ habitats. This has been known in Galveston for many years back. And the dunes are the protected areas. Please stay off the dunes and bushes. Stay on the dune walkover getting to the beach. Always watch your steps when you walk on grasses or the walkover.

BUGS: ants, mosquitos, chiggers, palmetto bugs, cockroaches, silverfishes, spiders, love bugs, big bugs, small bugs, tiny bugs, and all kinds of bugs are part of Galvestons life. Because we are in the coastal region with wetlands and open ditches surrounding. To control these creatures, the house has been sprayed quarterly and annually by our local pest control company. Per our pest control company, the spraying does not prevent them from crawling or flying in during the open and close of getting in and out of the house. However, if they do fly in, they wont survive. You might see them unexpectedly during your stay.

Do not leave the door open, close it immediately after use, turn off the outside lights at the doorways also help to minimize them from getting inside. The lights attract mosquitoes and bugs.
Please do not bring food, snacks, candy into the bedrooms to prevent ants. Please do not leave food crumbs on the floor, inside the house will attract ants, or the ground floor, outside where the picnic tables, will attract wild animals, ants, bugs.

PLEASE NOTE: The house is located in the Beachtown community with a pool. Due to several issues in the past, we decided to stop participating in the community pool.

NEW CONSTRUCTION:
The house is in the undeveloped communities. We do not know exactly when new construction will start or how long to expect construction will be last. You may reserve a house at a time when there is no construction, but it may begin prior to your arrival.
We regret any inconvenience that may result. We have no control over these situations and are unable to refund you the money.

CANCELLATION:
• Due to the nature of the vacation rental business, cancel, change or move the check-in date 61 days or more prior to your check-in date receiving a full refund.
• Cancel, change or move the check-in date less than 60 days prior to your arrival date will not receive a refund. Unless the house is re-booked. A full or partial refund depends on the new reservation.
• Cancel, change or move the check-in date for any reasons ( such as weather, hurricane, death, sickness, job loss, plane cancellation...) will not receive a refund.
• No credit nor refund will be given for shortened stays due to the late arrival or early departure for any reason.
• Confirmation of your booking dates: Please note that we sometimes receive multiple inquiries for the same dates and the reservation is ONLY confirmed once payment has been made, a signed rental agreement and a copy of your photo government-issue ID has been received within 48 hours after the payment had been made. Unfortunately, we are unable to hold any dates.
• If you have not agreed with any terms of the agreements, you will have up to 48 hours after you receive the rental agreement to cancel with full refunds. After 48 hours, the 60-days-before-or-after-cancellation rule will be applied.

Minimum age limit for renters: 35
The primary renter has to be at least 30 years of age to reserve this house. The system has only 35 for the minimum age.
Maximum occupancy: 10
No more than 10 occupants including infants and day guests at any time.
House Rules
• We DO NOT accept prom, homecoming, wedding, nor house parties. These are strictly prohibited for immediate eviction and forfeit all your rental and security deposit.

• Absolutely No Smoking (any kind including vapor), No Pets. We have a very strict policy on these rules due to a medical problem.

• Our minimum booking age is 30. ID will be required.

• The Primary Guest ( the one had paid for the booking) must check-in at the property and be there for an entire stay or we have the right to refuse occupancy, cancel the reservation and retain full payment and the security deposit.

• Maximum occupancy is up to 10 (including infants and day guests) at any time. Only registered guests (listed on the rental agreement) are entitled to stay at the house. Having day guests, unless pre-approved in writing, will be charged for $200/day /guest. Day guests are any guests beyond those are registered or listed on the rental agreement.



CANCELLATION:

• Due to the nature of the vacation rental business, we are not able to accept the cancellation occurs less than 90 days to the arrival date. A cancellation of 90 days or more prior to your check-in date receives a full refund less a 3% for cancellation fee. Because the credit card processor does not refund their processing fee.

• Cancel less than 90 days prior to your arrival date will not receive a refund. With all effort, we will try to rebook and refund the difference and less 3% due to the credit card processor does not refund their processing fee

• No credit will be given for shortened stays due to the last arrival or early departure for any reason.

• No cancellation due to weather, including but not limit to rain, storm, severe storm or hurricane.

• Confirmation of your booking dates: Please note that we sometimes receive multiple inquiries for the same dates and reservations are ONLY confirmed once payment has been made and a signed rental agreement has been received with 48 hours of booking with a copy of your photo government-issued ID. Unfortunately, we cannot hold dates

• If you have not agreed with any term of the agreements, you will have up to 48 hours after you receive the rental agreement to cancel with full refunds. After 48 hours, the 90-days-before-and-after-cancellation rule will be applied.
