The first floor has 3 king suites and a laundry area. Each room has a sliding door out to the large deck with plenty of seating to enjoy the beautiful island weather. The second floor boast an inviting open floor plan with a fully stocked kitchen sure to please the chef in the family. There is a nice screened in dining area off the main living area and a king suite. The third floor is a large kids suite with two bunk beds. Outside the home there is a private screened pool (heated for a fee), beach gear, covered shower and a charcoal grill. To the side of the house is a cute seashell lined sand path to the beach.
Sandy Shores is inside a gated community for extra privacy and security. Saint George Island is great for fishing, shelling, bird watching or just hanging on the beach.

Please note the pool can be heated for a fee ($300 per week).

Policies and Rules
All persons MUST BE 25 years of age or older to stay in this property (this does not include children accompanied by their parents)
A damage deposit and / or damage insurance coverage (if available on the booking channel) is required. If no damages are incurred and home is left in the order it was found & there have been no other violations of rental policy, then deposit (if applicable) will be returned 7 days after check out has occured. Damage insurance coverage is a non-refundable fee.
NOTE: If expenses are incurred to repair damages, replace missing items, pay for extra cleaning or any other direct or indirect damages or violations of rental policy as a result of your stay, we reserve the right to apply the damage deposit to offset expenses and charge you for any damages that are not covered by the deposit or other coverages. Note you will be personally responsible not only for any direct damages but also for any loss of rental income and for any other indirect third-party damages that result of your stay (e.g., accommodation and travel expenses of guests checking in after you in case they are delayed till repairs are done).
- If any mattresses have been “wet”, loss of full damage deposit will result.
- ABSOLUTELY NO SMOKING IS PERMITTED! Your security deposit will be forfeited, and you will incur an additional charge for carpet cleaning and deodorizing if any evidence of smoking is found in the house or on the premises.
ABSOLUTELY NO PETS! Immediate eviction can be expected of the group and loss of all rent and damage deposit.
Maintenance is not available during your stay unless it's an emergency. If something is broken it's because the previous guest didn't tell us. If you see something, say something.
Pillows, sheets and towels are provided; however, we ask that you bring your own beach towels. Items such as trash bags and toilet paper are provided UPON ARRIVAL ONLY to cover your first night of stay.
Extra items needed are the responsibility of the guest.
Trash pickup is on Tuesday. Trash needs to be placed out before 7am Tuesday morning. Trash will be picked up at the door please leave the garbage cans under the house.
Owner (and any of his authorized representatives) is, by Florida law, allowed to enter the home at any time if he/she suspects any actions that might breach this contract. The owner may also enter home to check A/C filters and for any other reason necessary to maintain the security and comfort of guests or property.
WE SUGGEST THAT ALL MEMBERS OF A GROUP RENTING & STAYING IN THE HOME READ THIS RESERVATION INFORMATION & AGREEMENT.
No check-ins before 4 p.m. Your personal access door code will work for your dates only.
Each person renting and staying in our home (guests) agree to be responsible for all damage and loss of personal property to his or her as well as all persons, occupants, guests, and invitees’ personal property during the term of this lease/rental agreement. Furthermore, the owners are considered harmless to damage, loss, or theft of such personal property.
Conduct on the premises and compliance with HOA Ordinances:
1. All furniture must be kept in the house, except the outside patio/porch furniture.
2. Guest(s) shall refrain from creating any noise or sound in the house, which is disturbing to the neighbors. (Noise ordinances are enforced.)
3. Guest(s) shall refrain from playing any musical instrument, radio, music system, entertainment system, or television set at a volume, which causes disturbance to the neighbors. (Noise ordinances are enforced.)
4. Guest(s) shall refrain, and ensure his or her guests and invitees refrain, from any conduct, which a reasonable person would deem likely to annoy or disturb the neighbors while on the premises.
5. The parking space for the house is in the driveway of the house only. There are enough parking spaces for up to 6 vehicles. Vehicles parked on the side of the road are in violation of HOA ordinances.
Guests must abide by all laws and ordinances of the state of Florida, County, and the city. You are staying at this property and using the facilities at YOUR OWN RISK.
6. All guests MUST be 25 years of age or older unless they are a child under the age of 18 AND accompanied by their parents.
You acknowledge and agree that use of WiFi/Internet services at the rental property (“Services”) is for personal use and agree not to use the Services in a manner prohibited by any federal or state law or regulation. Transmission or download of any material in violation of federal or state law or regulation, including, but not limited to any copyrighted material, is prohibited. We assume no responsibility for and exercise no control over the content contained on the Internet or is otherwise available through the Services. All content accessed or received by you (or an invitee of yours) is used at your own risk. In the event that we receive a copyright infringement notice from a copyright holder and/or an Internet service provider, which includes a date and time of the alleged infringement that occurred during your
stay, we may reveal your identity (name, address and telephone number) to the copyright holder and/or Internet service provider and you will be responsible for any associated fines.
Guests will be responsible for any and all accidents, loss, damage, or injury caused by his or her, or anyone in their party’s negligence or willful conduct. The guest(s) liability insurance whether homeowners or other will be primary in the event of any loss or damage to the property or persons occurring at or about the premises during the term of this agreement. This includes the house, swimming pool, and all grounds of the entire property as described in the listing. It is the duty of the guest(s), while occupying the premises, to guard against accidents and to caution all members of their party to do so. Reckless endangerment of or by any people in your party is against our policies and is not allowed. We will not be held liable for any such action.
Guests must notify the owner of any maintenance problems immediately that would affect the safety and security of any person renting and staying in the house.
Balance of rent, tax and damage deposit (or damage coverage) must be paid 30 days prior to check-in day.
EXCHANGE OF MONEY AUTOMATICALLY CONSTITUTES ACCEPTANCE OF ALL TERMS AND CONDITIONS SET FORTH HEREIN.
Be considerate to your new neighbors! Quiet hours are from 9 pm to 8 am, during which time the noise from the home shall not unreasonably disturb adjacent neighbors. Sound that is audible beyond the property boundaries during non-quiet hours shall not be more excessive than would be otherwise associated with a residential area. Your new neighbors are intolerant of noise and will call the Police if you have parties or make loud noises. If the Police are called, we may lose our permit to do vacation rentals; you will be immediately evicted, will lose your damage deposit, and may be held liable for consequential damages.
Amplified sound that is audible beyond the property boundaries is prohibited.
Vehicles shall be parked in the designated onsite parking area which is on the driveway. Please do not park on the street or block the sidewalks.
Wireless high-speed Internet access is available.
Clean any spills immediately and do not sit on furniture in wet swimsuits or with suntan oil on. Absolutely no pets allowed on the property at any time. There will be a $150 charge and you will be asked to leave if you sneak in an animal of ANY kind.
Please do not flush sanitary products down the toilets. Turn off all lights and fans while out to conserve energy.
Absolutely No Smoking in the house or near any open doors or windows.
Follow these Checkout Procedures to Avoid an Extra Cleaning Fee:
-Checkout time is 10:00 am.
-Please leave sheets on the beds. Place used towels in bath tub. -Please DO NOT remove mattress covers. Leave quilts and pillows in the rooms.
-All dishes should be clean and back in place.
-If you used the grill, please make sure it is clean and covered.
-Take out trash, turn off all lights, TVs, sound and fans.
-Close and lock all doors.
-As the saying goes... leave the campsite nicer than you found it
In case there is any damage please let us know ASAP.
