THE SPACE:
Single level, two-bedroom cottage, located on a private road with 24 hour beach access. Galley kitchen with full size refrigerator, microwave, and electric oven. Outdoor patio couch, patio table that accommodates four and gas grill. Combined living room with AC, dining area with high top table that accommodates four. Off street parking - limited to two vehicles on the property. Full bathtub/shower combination with shampoo, conditioner and body wash. Outdoor shower. Includes TV and DVD player, movies, board games, and small library. There is an HDMI cable connection if you want to hook up your laptop or tablet to the TV and stream shows. Each bedroom has a brand new queen mattress, pillows, coverlet, clothes storage, and luggage racks. Small office area to work remotely. Four beach chairs, small cooler and portable blue tooth radio available. Guests have access to all living quarters of the house, except for the basement and attic. Self check-in with a key accessed from a secure lockbox on the property. Interior doorways are narrow and only 2 feet wide.

Guests must bring their own beach towels, bath towels, and queen sheets. Items that are provided and laundered between guests include: dish towels, bath mat, pillow protectors and pillow cases, queen mattress protector, and queen coverlets.

Hosts, Chelsea and Bob are excited to share their cottage with you, as summers on Sagamore Beach are a family tradition for over 40 years. When they are not at the beach or making art, Bob is usually playing gigs with his bands - while Chelsea spoils their pet ferret Nova. The Host(s) will notify the Guest of the code for the key lockbox and self-entry instructions before check-in via the cell phone number provided.
- To enter the cottage, locate the lock box to the left of the front door before you go up the steps - in between the outdoor shower and grill.
- It is inside the grey electrical outlet cover attached to the house. Pull the cover down and you will see a combo lock.
- Rotate the knob to the left until you reach the first letter, then rotate it to the right, passing the second letter once, then stop on the second letter. Next rotate it to the left stopping on the final letter.
- Pull down on the black tab at the top of the lid to expose the key. Replace the lid and push the black tab up.
Guests will vacate the Unit by the check-out time as the Unit is needed so Host(s) can accommodate the arrival of other guests who have reserved this Unit. At the time of check-out by Guest, Host(s) will inspect the Unit and its contents for any damage, missing items and/or excessive cleaning needs and shall notify the Guest in writing and with photographic evidence when applicable, within seven days of any additional costs incurred by negligence or misuse of the Unit.

-A signed rental agreement and ID are required before the booking is confirmed.
-The Unit is not suitable for children under the age of twelve.
-No pet is allowed on or around the Unit or its premises.
-The Unit will not be used for parties, weddings or other events and group-like activities.
-No smoking or vaping of any kind indoors
-Only park cars in the two designated parking spots. Street parking is prohibited and may result in parking violations. Guest is responsible for costs associated with parking violations.
-Be respectful of our neighbors and limit loud noise between 10 pm - 8 am.
-Please clean and leave the cottage in the same condition as it was found, including the removal of all food and belongings.
-Upon departure at check-out time, Guest agrees to clean dirty dishes, return items to their original places, remove belongings and food, empty trash into the outdoor bins, close and lock all windows/doors and replace they key(s) in the lockbox. Host(s) reserves the right to charge additional for the cost of excessive cleaning.
-Failure to follow house rules will result in removal from the premises and cancellation without refund.

Since lodging is provided for a period of thirty days or less and is not the Guests primary residence, additional local transient occupancy accommodation charges include: Massachusetts Room Occupancy Excise Tax of 5.7%, Town of Sandwich Local Room Occupancy Tax of 6% and the Cape Cod and Islands Water Protection Fund Tax of 2.75%, for a total of 14.45%
A non-refundable advanced payment is due within forty-eight hours of booking and is required in order to reserve your dates. This amount will be applied to the total amount due. The balance of your payment is required thirty days before check-in. For bookings within thirty days of reservation, the entire amount is due.

Cancellation Policy
Cancellations must be made in writing thirty days prior to the check-in date to receive a refund. Reservations cancelled less than thirty days prior to check-in, or thereafter, will forfeit the entire amount paid. Early departure after check-in, for any reason, does not warrant any refund. The advance payment is non-refundable regardless of circumstance. Exceptions to refunds will only be considered for extenuating circumstances on a case by case basis.
The Host(s) cannot be held responsible for inclement weather, extreme weather conditions or weather related power outages. Refunds will not be made for these types of occurrences. All money is forfeited if the Host(s) and/or local law enforcement remove Guest during occupancy for failure to follow house rules.

- Guest must pay for all damage and/or repair to the Unit or personal property located in the Unit caused by Guest or occupants and/or to pay for the cost to replace any personal items missing after check-out time.
- Host(s) will provide the Unit in “as is” condition and shall use its best efforts to ensure operation of all amenities, including: galley kitchen with cooking essentials, full bath, two bedrooms with queen sized beds and pillows provided. Host(s) will not be held responsible for such items failure to work, but will make every effort to correct any issues as reported as quickly as possible and may enter the Unit during occupancy for any purpose connected with a repair, care or maintenance of the Unit. Guest and occupants have access to the entire cottage except for the basement and attic.
- The Host(s) cannot be held liable or responsible for theft or loss of Guest and occupants personal property, money, jewelry, or valuables of any kind during or after the occupancy period.
- If an action is instituted to enforce this agreement, the Guest will be responsible for costs associated therein, such as attorney fees and/or lost wages.
