The house is just 16km (17 minutes) from Melbourne Airport which makes an ideal place for guests who are flying to and from Melbourne. It is located in a very quiet street and is perfect for comfortable family stays with large entertaining and relaxation areas.
It has two living areas, separate dining room, 4 bedrooms, master with en-suite, study, heating/cooling, kitchen with plenty of space & cupboards and a private backyard.

Any kind of PARTY, GATHERING or group of SCHOOLIES are strictly forbidden. If any event that takes place in the property either gathering for a wedding or wedding preparation, having visitors to the property for such event without prior approval is breaching this agreement and the Security Deposit will be forfeited.
No smoking allowed
Strictly NO SMOKING or VAPING inside the house or within 4 meters of an entrance. If any sign or smell of smoke inside the house is encountered after the guest checks out, a $200 penalty will be charged for extra cleaning (to eliminate odour from window furnishings, floors, furniture, etc.)
No Parking
Parking is available on the driveway and on the street. Owner is not responsible for any damage to Guest’s vehicle. Guest is responsible for if any damage incurred to the garage, fences or adjacent parked vehicles.

Policies and Rules
Check In: 2PM - Flexible
The instructions will be sent on the day before arrival and the combination code for the key safe will be sent on the day of arrival around 1.30 pm.
Strictly NO local friends or relatives of the Guest are allowed to obtain the keys and to enter the house prior to the main contact's arrival.
Guest will ensure all keys are placed back in the key safe. On failure to do so, the Guest agrees to pay a re-keying charge of $100.00 per set.

No pets
Absolutely NO Pets are permitted on the Property. In the event that a pet is discovered in violation of this rental Agreement, the entire Security Deposit will be forfeited.

House Rules
1. Guest requires to send the full names of all adult guests with the initial enquiry or request. A photo ID of the main contact is required within 24 hours of accepting the booking.
2. Strictly the number of people mentioned on the reservation are permitted to stay overnight.
If having visitors during the stay, prior approval is needed from the Owner. NO VISITOR CAN STAY AFTER 10 PM. If more than the authorised number of guests listed above are spent a night at the property, A PENALTY of $50 PER PERSON PER NIGHT will be deducted from the Security Deposit.
3. The cleaning fee is to provide clean bed linen and towels for each guest. Therefore, when checking out please make sure everything used during the stay, is clean and the house is as clean and as good condition as it was at the arrival to avoid paying an additional cleaning fee (up to $200).
4. All rubbish must be disposed as instructed on the recycling information sheets. No non-recyclable materials are to be disposed into the recycle bin. If any food waste or plastic wraps are found there, an additional fee ($50) will be charged for sorting out the bins.
5. No loud noises after 10 pm. This is a quiet neighbourhood and please respect it.
6. The property has external cameras placed at the entrance, in front of garage, behind the garage door and facing the back door. This video footage is not shared publicly and is recorded in cases of a break-in, death, injury, guests sneaking in pets, guests disregarding the maximum occupancy allowed, and in no way infringes upon guests’ expectations of privacy in these public areas of the property. Any attempt at disabling or obscuring the cameras is prohibited and may result in the guest being evicted with NO refund.
7. NO illegal activities anywhere on the property. This includes misusing the internet access or downloading illegal materials.
8. The owner is not liable for injury to persons or personal property, or theft or loss of money, jewellery or other valuable or personal items unless the loss is a direct result of the owner’s action. The Guest is liable for the acts of anyone listed in this Agreement in addition to any guest that they should allow on the Premises. The guest expressly recognises that any insurance for property damage or loss which the owner may maintain on the property does not cover the personal property of guests, and that guests should purchase their own insurance if such coverage is desired.

Payment Policy
• Security deposit due with signed Agreement.
• 100% of the full payment is due at the time of the booking.
Refundable Damage Deposit
1. The Guest is required to pay a Security Deposit (Bond) of $300 with the signed agreement.
2. The Guest agrees to leave the Property at the end of the Reservation as clean and as good condition as it was at the check-in time, except for normal wear caused by reasonable use.
3. The Guest agrees to repair, replace or pay for any missing items, breakage or damage to the Property, furnishings and equipment. The Guest authorises deduction for these expenses from the Security Deposit.
4. Breach of the smoking and/or pet policy will result in forfeiture of the entire Security Deposit.
5. The Security Deposit will be refunded within 4 weeks of checking-out.

Cancellation Policy
There is NO refund policy, unless it is done 30 days prior to arrival date. Once the reserved dates are taken off the market, they become unavailable to other renters. Please see section about trip cancellation/interruption insurance. If guest has an emergency and must cancel, owner will reopen the dates on the calendar. If owner is able to re-rent the dates, or some of the dates - then an appropriate refund* will be issued. If the property cannot be re-rented as stated above, the Guest may not receive any refund. It is highly recommended guest purchase trip cancellation/interruption insurance in case of emergency. *Any refund will be calculated less credit card processing fee.
