House Rules

House Rules & Guidelines:

*Trash Disposal: Use only kitchen trash bags (13 gallons or larger) for disposing of waste in outdoor trash cans. Our garbage service does not collect loose trash or smaller bags. There will be a $100 fee for cleanup.

*AC Temperatures: In the Summer, please do not set the air lower than 69 degrees or it may result in the unit freezing up and breaking. You will be held responsible for all repairs of the system.

*Plumbing Care: Flush only toilet paper. No wipes or feminine products should be flushed due to our sensitive septic system. Please avoid disposing of food down the sink.

*Riverbank Preservation: Refrain from throwing stones into the river as they protect against erosion. Please do not move any of the rocks at the bank as well as in the river in the area we have created for the kids enjoyment.

*Noise Consideration: Adhere to the outdoor noise curfew of 10:00 pm-8:00 am to respect our neighbors' peace. Security may be called.

* Amenities Passes: Please place them back on their hook when you are done using or there will be a $50 fee if they are lost. Please ensure to adhere to the resort's rules and guidelines to enjoy a seamless and enjoyable experience. We are not responsible or provide refunds if any of the amenities are not available at the time of your stay.

*Water Safety: Please be sure that children are supervised by the river and near the hot tub.

*Fishing License: Georgia law requires a fishing license for anyone over the age of 16. You can obtain one at the local Walmart close by.

*Smoking/Vaping: No smoking or vaping inside or on the deck. A $250 charge will be added if smoking is detected inside or if butts are left on the property.

* Cameras: No disabling, blocking, or tampering with the cameras or wifi. Your stay will be terminated without a refund.

Safety:
Please do not stand on the cable railings on the balconies and always supervise children. The cables can become loose and there will be a fee to have them repaired.

In the colder months the decks and stairs can become slippery. Please be careful when walking on them.

Wearing shoes/water shoes on the wood decks is recommended.

Play set Liability Waiver & Safety Guidelines

We are delighted to offer a playset for our younger guests, but to ensure everyone's safety, please read and agree to the following terms before use:

Safety Guidelines:
1. Adult Supervision: Children must be supervised by an adult at all times while using the play set.
2. Age & Weight Limits:
- The playset is designed for children between 3-12 years of age.
- Fort Platforms:Maximum weight capacity is 800 lbs. total.
- Swing Belts:Maximum weight per swing is 225 lbs.
- Glider Swings:Maximum weight per child is 70 lbs (140 lbs. total).
- Slides & Climbing Features:Maximum weight limit of 150 lbs.
3. Proper Use:
- Children must sit in the center of swings with their full weight on the seat and should not stand or twist the swing chains.
- Always go down the slide feet-first, and never climb up the slide.
- Children should not crawl or climb on the roof or the outside of playset features.
- Do not use the play set when it is wet to prevent slipping.

Liability Waiver:
By using the playset, guests acknowledge the inherent risks associated with playground equipment and agree to the following:
- Guests assume all responsibility for supervising children and ensuring the playset is used properly and within the specified age and weight limits.
- The owners of Riveredge Escape are not liable for any injuries or accidents that occur while using the playset.
- Guests use the play set at their own risk, and any damages caused by misuse will be the responsibility of the guest.

Rental Terms:

*Age Requirement: The primary guest must be at least 25 years old and may need to provide age verification. Responsibility for other guests and visitors falls to the primary guest. We do not permit sub-letting or parents renting on behalf of underage children.

* Off-site visitors are not permitted without prior authorization and are subject to $100 fee per guest.

*Damage Responsibility: Guests are financially accountable for any damage beyond normal wear and tear, including extraordinary cleaning needs or unauthorized media purchases. All tubes and outdoor games should be returned back to the shed when you are doing using them please.

*Check-In/Out: Standard check-in is after 4:00 pm, and check-out is by 11:00 am. Unauthorized late check-outs will result in additional charges of 1 nights fee.

*Refunds: No refunds for early departures, late arrivals, or no-shows. No compensation for events out of our control, like weather or power outages.

*Liability: Guests use the property at their own risk and hold Riveredge Escape Cabin harmless for accidents, injuries, or losses during their stay.

*Hot Tub: If you request additional hot tub servicing during your stay, a $150 charge will apply. Keep the hot tub covered when not in use, and follow the provided safety guidelines. Please rinse off before entering the hot tub and do not go into the hot tub straight from the river or it will cause a smell to the hot tub water and will need to be drained which is a $200 charge. Please keep glass away from the hot tub.

*Pet Policy: No pets allowed. If you bring an unauthorized animal there will be a $300 charge for deep cleaning.

*TV & Internet: Smart TVs with streaming apps are provided on all TVs. You will need to login with your account information.

*Lost & Found: We are not responsible for lost items, but will hold found items for 10 days before discarding them. A retrieval fee plus shipping costs will apply.

*Fireplaces & Grills: Only use fireplaces and grills as intended and ensure they are fully extinguished after use. Do not roast marshmallows or throw trash into the indoor fireplace.
*We ask that you please clean the griddle after each use with the cleaning supplies provided.
*Fire Pit: Please do not leave the fire unattended and extinguish it before going back inside.

*Maintenance: Report any issues upon arrival or discovery. Delays in repairs may occur, especially on weekends or after hours.

*Parking: Up to 3 vehicles can be accommodated in the designated parking area only.

* Please do not go onto the neighbors property or on their riverbanks.

*By booking 'Riveredge Escape,' you acknowledge and agree to these terms and conditions for a memorable and enjoyable stay.

*Enjoy the cabin and all of its beauty!

Damage Deposit Policy

As a security deposit alternative, houfyProtect, an upfront nonrefundable low cost property damage protection policy for just $5 per night, is taken at time of booking.

Cancellation Policy

To ensure eligibility for a full refund, guests are required to cancel their booking no less than 30 days before the scheduled check-in date. No refund will be granted after 30 days before arrival. This policy is designed to provide clarity and fairness to both guests and hosts, allowing for ample time to adjust plans as needed.

We strongly urge guests purchase Cancel for Any Reason (CFAR) travel insurance which is available when you book and up to 14 days prior to your departure. CFAR insurance is also available from many third party companies like Allianz, Amex Assurance, Generali Global Assistance (formerly CSA), Seven Corners, Travelex, and Travel Guard (AIG) are just a few of the trip insurance companies that offer this service. Certain credit cards also offer trip insurance as a benefit from being their customer. You may want to check and see if you have this benefit.

Agreement and Acknowledgment of Risk

I am aware that participating in activities related to staying in a cabin, including but not limited to hiking, fishing, and using a hot tub, involves inherent risks of injury, death, or property damage. I acknowledge that I am voluntarily participating in these activities and using these facilities with knowledge of the risks involved, and I agree to accept any and all risks of harm.

Release and Waiver of Claims

In consideration of being permitted to stay at the Riveredge Escape Cabin, I hereby agree to release, waive, discharge, and covenant not to sue the property owners, their agents, employees, and any other person affiliated with the property (collectively referred to as "Releasees") from all liability to myself, my personal representatives, assigned heirs, and next of kin for any loss or damage, and any claim or demands on account of any injury to my person or property or my death, arising from or related to my use of the Riveredge Escape Cabin and its facilities, whether caused by the negligence of the Releasees or otherwise.

Indemnification

I also agree to indemnify and hold harmless the Releasees from any and all liabilities or claims made as a result of my stay at the Riveredge Escape Cabin, whether caused by my negligence or otherwise.

Understanding of Document

I understand that this Release of Liability Waiver constitutes a legal contract between myself and the Releasees and that it is binding upon me, my heirs, and my legal representatives. I acknowledge that I have read this document thoroughly and understand its contents. I am aware that by signing this document, I am waiving legal rights, and I do so voluntarily.
