Wateree Marina (boat, jet ski, and paddleboard rentals), Beaver’s Den restaurant/bar with car or boat parking & indoor/outdoor live music, Dock 97 restaurant, and River Deck Store & Grill (live bait) are all 7 minutes away. Great Falls white water rafting, 5 public golf courses, historic Camden, museums, shopping, and Greener Pastures Brewery (opening summer 2025) are all within 30 minutes.
Small dogs considered with prior approval. Security camera is at front entry and cannot be touched or obstructed.

2. SMOKING - This is a NON-SMOKING/NON-VAPING house. Any evidence of smoking/vaping anywhere on property inside or outside by ANY guest in your party will result in immediate eviction and loss of rental fees and a damage fee.
3. PETS - Small dogs are considered only with prior approval and no other type of pets are allowed. $60 dog fee applies per dog. All dogs must be leashed when outside of fenced area. Dog owners are responsible for cleaning up any/all pet refuse. Dogs are not allowed on furniture. Any evidence of dogs on furniture will incur extra cleaning fees. Dogs must be crated when left alone in the house. All dogs must be up to date on rabies vaccinations and all other vaccinations. All dogs are to be treated with a flea and tick medicine prior to arrival. Any pets found in property that have not been authorized will result in immediate eviction and loss of rental fees and a damage fee. The homeowners assume no responsibility for illness or injury that may incur to dogs or humans while on the premises.
4. DAMAGE FEES - No damage fees will be incurred as long as the following provisions are met:
a. No damage is done to house or its contents, beyond normal wear and tear.
b. No charges are incurred due to contraband, pets or services rendered during the stay.
c. Cleaning Requirements (below) are met.
d. All keys are left in the lock box and house is left locked.
e. All charges accrued during the stay are paid prior to departure.
f. No linens are lost or damaged.
g. Smoking requirements (above), pet requirements (above), and maximum occupancy requirements (below) are met.
h. High winds can come quickly – Adirondack chairs and dining seat cushions must be put back.
5. CLEANING REQIREMENTS – Guests are required to leave the property in the same general condition it was upon arrival.
Dishes should be cleaned and put away. All food must be removed from the refrigerator and cabinets. All garbage must be put in garbage bags and not left scattered around house. Garbage must be in bags before placing in outside cans. If garbage is found in outside cans and is not in bags – a $50 cleanup fee will be charged. Furniture should not be moved. All dirty/wet towels should be placed in hamper in the laundry room. If additional cleaning is required, appropriate charges will be charged. Property manager walks through the house after check-out to ensure the house is left in good order. Property manager will make final determination of any necessary charges to guest.
6. MAXIMUM OCCUPANCY- You will be required to let us know how many adults and children are in your party. They will be the only ones permitted on the property. No other visitors are allowed on the property without prior written approval. Failure to accurately report will result in immediate eviction and loss of rental fees. A maximum of 3 cars are allowed on the property. No boats, campers, or trailers allowed without prior written approval. Any EV car charging will result in damage fees.
7. NO DAILY MAID SERVICE – Linens and bath towels are included in the house, but daily maid service is not. An initial supply of toilet paper, paper towels, dish soap, garbage bags, laundry soap, etc. is supplied but is not replenished during your stay.
8. PHONE – There is no landline at the house, so bring your cell phone.
9. FALSIFIED RESERVATIONS – Any reservation obtained under false pretense will be subject to forfeiture rental fees and the party will not be permitted to check in. A copy of the renter’s driver license will be required after booking.
10. RIGHT OF ENTRY/SECURITY – Guest agrees that the property manager has the right to enter the house at any time to inspect property or make necessary repairs and that outside security cameras are being used at entry points.
11. OTHER POLICIES/NOTES – No refunds will be given for storms or winter conditions. We do not refund due to road/driveway conditions. Homeowners are not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. Homeowners are not responsible for the loss of personal belongings or valuables of the guest. Note there are stairs to the front door and many stairs down to dock. By accepting this reservation, it is agreed that all guests/visitors are expressly assuming the risk of any harm arising from their use of the premises.
I agree that all rental monies are non-refundable per cancellation policy above. By accepting, I agree to all terms and conditions of this agreement and that I am 21 years of age or older.
