No 3rd party reservations, person who makes reservation must be person who stays and checks in OR your reservation will be cancelled with no refund.

Failure to check out on time you will be charged +$50 for extended time.

Property Damage Protection: see agreement
1. PETS: No pets. If your visitors have any they must stay outside, if you allow any inside you will incur additional $300 fine on check out.
No fees will be charged for service animals. If any service animals please disclosed in advance. You must disclose the breed, no viscous breeds allowed + disclose whether the animal is required because of disability & what work or task the animal has been trained to perform and show documentation to establish need. Animal must never be left alone at property. Any animal left alone for more than 1 hour will be taken to local animal shelter. Failure to follow this policy will result in cancellation of your stay without a refund.
2. INVENTORY/Condition: photos and video will be taken for Inventory Move-In condition. Upon vacating the unit, owner will check the condition of everything. Upon termination of visit, guest shall return the Premises to host in as good order, condition and repair as when received, ordinary wear and tear excepted and free of guests personal property. Trash and debris, burns, stains, holes or tears of any size or kind in the carpeting, draperies, walls, windows or doors, among other conditions, shall not be deemed ordinary wear and tear. Any personal property left after check out date will be moved to a secure location for 7 days, then donated to charity or disposed of if not picked up. Sheets, towels and blankets can be left on bed or in hamper.
3. Maintenance: guest must inform Owner of any required maintenance in writing and allow reasonable time for repair before calling anyone and in NO case shall engage a contractor or third party to do ANY work on the place without the written permission of Owner (NO exceptions). If the guest does engage such a contractor or call someone, the entire expense shall be borne by the guest and any fees.
4. Plumbing Drain Maintenance: guest agrees they MUST use included drain strainers in shower and sinks to catch hair etc. which may clog the drain. If any drain is slow renter should notify owner. guest agrees to NEVER to use any Draino or drain cleaner products unless authorized by Owner in writing since they will over time corrode the pipes and cause leaks.
Plumbing Leaks: guest must report any drips or leaks from sinks or running toilets as soon as possible to Owner and use the turn off valve to temporarily stop the water if there is a leak. If the guest clogs the drain or toilet, it is the responsibility of the guest to clear the stoppage or pay for it to be cleared. Garbage disposal: use garbage disposal key or press reset button if it stops working before contacting owner. do not put any pasta, rice or other grains in garbage disposal as they will clog it. Food waste should be put in the trash and can be put in green bin in garage.
Toilets: Nothing but toilet paper should be put in toilet. guest agrees not to place dental floss, baby wipes or Any Type of Wipes even if they say flush-able, feminine products, disposable towels or condoms in the toilet as they will clog the plumbing and could cause a costly repair which guest will be responsible for.
5. Guest agrees that there shall be no subletting.
6. NOISE: guest may not (a) play musical instruments, television sets, stereos, radios, or other entertainment equipment at a volume that; or (b) conduct activities outside of the unit (in common areas, parking areas, or patio) that, would annoy or disturb the quiet enjoyment of other persons, especially between the hours of 9:00 p.m. and 9:00 a.m. Intoxication, disorderly conduct, objectionable language or other disturbances by guest or visitors shall be cause for termination. Guests are responsible for the conduct of their guests. The house shall be used solely for residential purposes only.
7. CLEANLINESS / ALTERATIONS: guest shall keep the unit clean, sanitary and free from objectionable odors at all times. Paper, cigarette butts and other discarded items must be placed in appropriate receptacles so that litter does not accumulate in or around the unit or in the common areas, or cause a hazard or a health, fire or safety violation. No smoking with in 10ft of other units’ windows. Guest will be responsible and required to pay for all damage beyond normal wear and tear.
8. TRASH: Large boxes must be broken apart before being placed in the blue recycle container along with other recyclable materials. Plastics must be rinsed and clean of food.
9. SMOKE DETECTORS: Guest shall immediately notify Owner of any malfunction. If there is a battery backup in any detector it will beep when battery is low or the device needs to be replaced. guest will notify owner so it can be replaced. Unit is equipped with functioning carbon monoxide detector and smoke detector. guest may not disable, disconnect or remove the detector. Owner shall have a right to enter the premises to check and maintain the detectors as provided by law.
11. Inspection /Entry: Owner may enter and inspect premises, during business house and with reasonable notice to guest without guests presence, for any lawful purposes. guests failure to comply with owner’s lawful request for entry is a material breach of this agreement and may be cause for immediate termination as provide herein and by law. Owner may enter the premises without advance notice to guest in case of an emergency.
12. Smoking: Smoking of any substance is prohibited inside the house including e-cig and vape. Outside smoking is allowed but an ash tray must be used and smoker must keep at least 10 ft from any doors or windows. guest shall be responsible for their guest to comply with this rule. Inside smoking will incur a $500 fine.
13. Mail: owner is not responsible for delivery, acceptance or receipt of, damage or loss of messages, packages, mail or other material left at entrances or elsewhere on property.
14. Toxic substance warning notice: owner is required to give notice that areas on this property may contain toxic substances known to the state of CA to cause cancer, reproductive toxicity, birth defects and reproductive harm.
15. Mold / Mildew warning: mold and mildew may be injurious to one’s health. guest acknowledges that they shall keep premises well ventilated, clean and dry and any signs of mold or mildew from all surfaces, and quickly notify owner of any dampness inside the unit.
16. guests are responsible for the conduct of their guests and the adherence to these rules at all times. all guests must be orderly, and intoxication, disorderly conduct, objectionable language or other disturbance by residents or visitors shall be cause for cancellation of reservation.
17. guest understands that the Premises are not in a full security complex and that Owner does not guarantee to employ security personnel to patrol the Premises to provide for guests safety. Owner does not take responsibility to mediate disputes between or among guests and the obligation to resolve disputes with others on the Premises is accepted by guest as one of the obligations. Each guest assumes the risk of residing on the premises for himself or herself, his/her or their children and/or personal property without recourse against the Owner or Manager of the Premises.
18. Compliance with Laws: guest shall not violate any law or commit or permit any waste, damage to, or nuisance in or about, the Premises, or in any way annoy any other renter, or operate any business in or about the Premises, or do or keep anything in or about the Premises that will obstruct the common areas or usage thereof, or increase Owner’s insurance premiums. guest is responsible for any fines or other costs occasioned by violations of the law by guest or their guests on the premises or property while guest is in possession. If any such fines or costs are levied against Owner, guest agrees to pay such fines or costs attributed to guests or the conduct of all guests or others at the Premises, upon receipt of an invoice from Owner. The obligation to pay fines and costs assessed against Owner may be in addition to any assessed directly against guest.
19. Partial Invalidity: If any portion of these rules is held invalid, it shall not affect the validity of any other portion of this Agreement.
20. Attorneys’ Fees: If any legal action or proceeding is brought by Owner or guest related to these rules the prevailing party shall be entitled to recover attorneys’ fees not to exceed $500.00.
21. If place is inhabitable owner is not responsible for finding or paying for a new place to stay.
