With superfast internet, this casita with a spacious kitchenette, a dedicated work desk, and full bathroom is perfect for working from home.

Youll enjoy the cozy king size bed with memory foam mattress and kitchen fully furnished with utensils, microwave, refrigerator, a two burner hotplate, crockpot, rice cooker, toaster, blender, and everything else you need to prepare meals.

We have a pack and play crib, high chair, and jogging stroller available upon request.

If youd like a walk, there are several restaurants within walking distance. There are dozens more within a 10 minute drive. The Loop, a 100+ mile biking/walking trail, is about a 15 minute ride away.

We provide Netflix, Amazon Prime, Disney+, Paramount+, and ESPN+ for you to relax with while enjoying the huge, comfy king bed. There is also an Amazon Echo, if youd like to try out a digital voice assistants.

A very fast Juicebox 48 Level 2 EV charger is onsite.

A rollaway bed is available if there are 3 of you visiting. Like many rollaways, it doesnt have a lot of padding. If you let me know before you come, I will provide you with an additional topper for it.

There is an onsite laundry room that is shared with the other two units. It includes a washer, dryer, drying lines, and a drying rack.

The property has 3 units: a casita, a studio, and a main house. The only area shared with others is the laundry room.

Small dogs (less than 40 pounds) are allowed for an additional fee of $50. If you are bringing a pet other than that, or more than one dog, please ask before booking. Please note that there are outdoor cameras on the building; pets will be noticed. Guests with dogs that bark frequently (eg, out of boredom) will be asked to leave, as there are other guests in the attached house. Im sorry, but cats are absolutely prohibited due to allergies.

SERVICE ANIMALS:
We encourage individuals using service animals to contact us before their stay. Please have handy your certificate and remember to bring the appropriate pet vest for Service Animals, Emotional Support, or Psychiatric Service Dogs. Please note that to be a service animal, the animal is by definition required to be with you **at all times**, and thus cannot be left alone in the unit.

While there is nothing especially harmful about our space, it has *not* been infant/toddler proofed. We can, however, provide outlet blockers and corner guards. We do have a pack 'n play and a high chair available for free, with a little notice.

We are centrally located in Tucson--close to the university, restaurants, and Whole Foods.

Getting around

The studio is a 10-15 minute Uber ride to downtown, and a 5-10 ride to the university campus and Tucson Medical Center. There is a bus stop a 4 minute walk away, and a Whole Foods also 4 minute walk away.

There is a nearby "bike boulevard" through quiet city streets that crosses much of the city from east to west, and The Loop, a 100+ mile paved path for bikers and walkers that loops around Tucson, is about a 15 minute bike ride away.

Policies and Rules

Check In: 3PM - Flexible

There is a digital lock on the door which you'll get a combination for.

We are flexible with check-in and check-out times, depending on if other guests are in the unit before or after you. Please, ask us! We're happy to work with you.

We can also work with you to store your luggage if need be.

Check Out: 11AM

Minimum age limit for renters: 21

Maximum occupancy: 3

The max occupancy is three. Any unauthorized event or gathering of those not mentioned in the booking will result in loss of deposit and immediate removal from property with no refund. (If you'd like people over, that's typically no problem--you just need to notify us first.)

House Rules

All pets, including emotional support animals, must be disclosed before booking. Sneaking pets into the property will result in a $200 fine. Please note that there are cameras on the property exterior.

No smoking--any odor (including cigarette butts in the trash can) will result in a $200 fine. Many guests are extremely sensitive, and the place has to be professionally cleaned.

Please do not rearrange the house: We request you refrain from rearranging the furniture or reorganizing the kitchen. You’re on vacation, please spend it relaxing rather than determining a “better” location for items. Additionally, inside furniture and decor should remain indoors.

No parties or events; we are happy to let you bring a friend or family member over, please just let us know first. Having more than 2 guests over beyond those stated in the booking is prohibited, and grounds for eviction without refund.

Check-in is anytime after 3:00 PM, but we may be able to arrange earlier. Please feel free to ask! We also can help in storing luggage.

Payment Policy

50% of the booking cost is paid upon booking; the remaining 50% is paid 30 days before arrival. If booking is done less than 30 days before arrival, the entire cost is due at booking.

Refundable Damage Deposit

The security deposit is in place for those who are grossly neglectful, throw parties, or set things on fire. If you break a $5 glass, of course I'm not going to take that out of the deposit. Those who leave the unit exceptionally dirty will get $40 extra taken out of the security deposit, or more if the costs of extra cleaning go beyond $40. We don't expect you to wipe down a counter that appears clean, wash your towel or linens, or scrub the toilet, but we do expect you to clean your dishes and remove any crumbs from the kitchen. Basic stuff you would do if you were staying at a friend's house.

Cancellation Policy

You'll get a full refund if you cancel 7 days or more prior to arrival. Other than that, the payment cannot be refunded.

Notes

If you would like cleaning during your stay, we can connect you with professional cleaners who will come in and clean for a reasonable price. Please just let us know.

We work hard to be environmentally friendly. We are solar powered, hang dry our linens (our apologies if they're a little stiff!), and try to conserve energy and water.

We clean the casita by ourselves whenever we can. But when we can't, every single dollar of our cleaning fee goes to the cleaner. We pay her well, and in return she does a great job. :)
