1-Treat our place like your own.
2-No glass around pool.
3- Please put up pool fence with mobile little people. Pool fence is in garage and is there for everyone's safety.
4- Absolutely no house parties because we love our neighbors! 9p quiet.
5- No smoking or pets (allergies). Extra cleaning fee will apply (see below).
6- Please do not adjust pool equipment.
7- Close Windows/Doors when AC on. Do not set AC below 68.
8- Keep inside furniture inside. Do not move furniture. Floor can be very slippery when wet. Take caution.

Rental Terms and Conditions

All costs incurred by Property Owners due to violations will be charged to the security deposit.

Guest Information Form
When your reservation has been accepted, you will receive a confirmation message, which will include a link to the Guest Information Form. This must be completed for each reservation, by both first time and returning guests. Check-in information and access to the property will not be given unless your form has been completed.

Reservations
Owners do not allow large gatherings on the property. Parties are prohibited. Maximum occupancy is 10 persons. Reservations obtained under false pretense are subject to forfeiture. In the event Practically Perfect cannot be made available during the rental period, renter agrees that their sole and exclusive remedy is a refund of the rental amount paid for each day renter is unable to use the property.

Responsibility
The person under whose name the reservation is booked is responsible for all damages incurred, and must reside at the property for the duration of the rental. They are responsible for ensuring that they and authorized guests abide by all rules set forth in this document, the City of Palm Coast, and those posted throughout Practically Perfect. Failure to do so will result in forfeiture of rental without refund.

Check In Procedures
Check in is after 4pm. Check in times earlier will be permitted on an as-available basis and must be arranged in advance. A few days before your arrival, you will receive a check in Airbnb message with property-specific information.

Check Out Procedures
Check out is by 10am. Check out times later than 11am will be permitted on an as-available basis and must be arranged in advance. Owners or Agents will enter and begin cleaning promptly at 10am. There is a $100 per hour fee, one hour minimum, if you or your items are occupying the property after 10am.
Before departing:
• Wash all dishes or have the last load running in the dishwasher
• Return kitchen items and furniture to their original locations
• Place trash and recycling into bins in garage. If it is a Monday or Thursday please place at curb.
• Please do not strip the sheets, as Owners or Agents will attend to linens.
• Secure all windows and doors
• Logout of any TV apps you logged into
In the rare case where the property is left excessively dirty or sandy, additional cleaning will be charged at $100 per hour, one hour minimum. No hair dye or fake tanning applications, there will be fee to replace ruined materials. If you would like additional housekeeping services during your stay, please contact Owners before your arrival for details and pricing.

Practically Perfect Provisions & Housekeeping
Practically Perfect will be supplied with paper towels, toilet paper, tissues, dish soap, coffee filters, salt & pepper, olive oil, aluminum foil, garbage bags, dishwasher pods, laundry detergent, kitchen and bath towels, and sofa blankets. Sofa blankets are not to be removed from the property. Sandy beach chairs, towels or other sandy things are not permitted in the unit or pool. Please use outside hoses to remove sand from items like beach chairs and leave to dry outside. Absolutely NO glitter or hair dye, there will at a minimum a $500 extra cleaning fee and may be substantially higher.

Security Camera
At front door facing out.

TV / Internet
TV use is limited to channels or streaming services available without additional fees. Owners will provide wi-fi passwords and report internet outages to the provider. Do not turn off or modify WiFi- no illegal downloads. Disconnecting WiFi will result in immediate booking cancellation.

Washer & Dryer
In-unit washer and dryer are available. Instructions must be followed for using the dryer to avoid damage, including cleaning of lint after every load.

Dishwasher
Do not place pots, pans, knives, scissors, metal baking sheets, metal baking racks, or wood utensils into the dishwasher. Doing so may cause warping or damage. Damaged items will be charged to the security deposit.

Emergencies / Problems and Repairs
Call 911 first for medical, fire, and police emergencies. Crucial problems should be directed to Owners. Leave a voicemail if we don’t answer, and we will respond in a timely manner. Messages are checked regularly throughout the day and on weekends and holidays.

Parking
Please park in driveway. Please don't park in front of the open lot to the left of the house. It belongs to the neighbors and the parked cars damage the drainage gradient on their property. We love our neighbors and need to be as respectful as possible.

Pets
Pets are not allowed in Practically Perfect. Violators are subject to immediate forfeiture of rental without refund, and additional cleaning charges, at a minimum of $300, and could be substantially higher.

Smoking/Vaping/etc
Practically Perfect is non-smoking/non-vaping/no marijuana. Violators are subject to immediate forfeiture of rental without refund, and additional cleaning charges, at a minimum of $400, and could be substantially higher. Smoking is allowed outside away from the premises. Please dispose of your smoking remnants responsibly. *Cigarette smoke detectors on premises*

Fireworks
Fireworks are prohibited. Violators are subject to forfeiture of rental without refund.

Lost and Found
Owners and Agents are not responsible for items left in the property. We will collect found items, and they are held for thirty days before donation to a local charity. If you believe you have left something behind, contact Owners to see if it has been found and arrange for the cost of return postage.

Right of Entry
Owners or Agents may need to enter the property for the purpose of inspection or maintenance. We will notify you in advance and do our best not to disturb you.

Cancellation policy
Be mindful of our strict cancellation policy. Highly recommend purchasing travel insurance in case of unexpected events. During these uncertain times, it is imperative to protect your investment, please consider purchasing insurance in case of any unexpected need for cancellation. (Website hidden by Airbnb) and (Website hidden by Airbnb) are good places to check out.

Reservations of 7 days or more
Depending on length of stay a different rental agreement may be forwarded to guest and may include a security deposit. If guest stays for 2wks or longer a mandatory cleaning will be required after the first week of the amount of Practically Perfect's cleaning fee for each occurrence. This will continue on a weekly basis until guest's check out day.

Limitation of Liability
Renter agrees to indemnify, defend and hold harmless Owner, and representatives from any liabilities, losses, damages, costs or expenses arising from or related to any claim arising out of or in connection with renter’s use or occupancy of 117 Evans Dr/Practically Perfect, including but not limited to any claim or liability for personal injury or damage or loss of property incurred or sustained by renter, or renter’s guests or invitees, and without regard to whether such persons have authority to be upon the premises. Without limiting the foregoing, renter understands that there are inherent risks associated with the use of certain features on the premises, including risks associated with the use of the pool, and grills. Renter hereby releases Owner from any damages arising from renter’s or renter’s guests use of such features.
