Retreat to one of our three luxurious king suites, where tranquility and luxury converge. All of this contributes to a serene atmosphere for a rejuvenating night's sleep. Additionally, the living room has a cozy queen sleeper sofa for extra sleeping accommodations, and a half bathroom for convenience.

For those needing a quiet moment or a productive work session, our first floor bedroom features a king sized Murphy bed with a large fold-up desk when the bed is tucked away. This first floor suite caters to both productivity and relaxation.

With 3.5 bathrooms, convenience and privacy are paramount. What sets us apart is our innovative ductless mini-split air conditioning system, granting guests the freedom to set personalized temperatures in each room, enhancing your comfort during your stay.

Weather related notes:
San Antonio has a very warm climate, particularly in the summer when temperatures can rise into the high 90s or higher. Our home is equipped with a modern air conditioning system, with a mini-split in each bedroom that can be set individually from each other.

To optimize the functionality of the AC units and to ensure the most comfortable indoor climate, we recommend guests close the blinds and/or curtains during the day, and keep the ceiling fans running.

While visiting the city, we also suggest staying hydrated, wearing light clothing, and using fans to stay comfortable. If you plan outdoor activities, early morning or late evening is the best time to enjoy cooler temperatures.

3rd floor Primary King Suite

1 king bed

The primary King suite has a large picture window, a walk in closet, room darkening shades, sheer and darkening curtains. It has a mini-split which can be adjusted separately from the rest of the house for your comfort. Night stands have drawers, dimming lamps with electrical outlets, a usb port and a usb-c port. The private bathroom has two sinks, a shower, toilet with bidet attachment, and dimmable lights for comfortable night usage. The closet in this room stores modular sofa cushions which are a source of hours of fort-building enjoyment, and a very comfy extra sleeping surface, when paired with sheets, blankets and extra pillows (provided upon request).

3rd floor secondary King Suite

This King suite is so cozy with warm hues and it's own private bathroom and walk in closet. Night stands on either side of the bed have electrical outlets and dimmable lamps each with an electrical outlet and usb and usb-c ports for charging your devices. The bathroom has sparkly-clean sink, toilet, tub and shower, with complimentary body-wash, shampoo, and conditioner dispensers for your convenience.

This bedroom features a king sized Murphy bed which doubles as a large desk when folded up. Sheets, pillows and blankets are provided in the bedroom closet along with an iron and ironing board. There is an attached bathroom fully equipped with a sink, toilet, tub with shower. Complimentary body-wash, shampoo, and conditioner are provided for your convenience. The shower has a separate light and the vanity lights are dimmable for comfortable late night usage.

Living Room

The second floor features a Living/Dining/Kitchen area with a half bath. The large L shaped couch pulls out into a queen sized sleeper sofa. This sleeper sofa is prepared with freshly cleaned sheets. Pillows and blankets can be found in the TV console and the ottoman. The room has darkening blinds and a sound bar that can be used for white noise in addition to complimenting media entertainment. Most lights are on dimmers for all day custom ambiance!

Please consider carefully if our property is a good fit for your group. Any and all damage will be the responsibility of the renter to reimburse for repairs or replacement. Children are not to play in our around the downstairs Murphy bed and should not be in the room when It is being lifted or lowered. The Murphy bed is for adult use only. If you have children in your group, please consider providing their age ranges. We like to leave some toys and books for them to enjoy during their stay.

They have added countless personal touches to the property that create a warm, inviting space. Luke is an amazing artist and speaks fluent Spanish. Navigating Tobin Hill and its surrounding areas is a breeze. Guests can explore the neighborhood on foot, taking leisurely strolls to discover its hidden gems. For those preferring public transportation, there are convenient bus stops and rideshare services readily available. Parking in Tobin Hill is generally hassle-free. Guests staying at our condo will have access to a one-car garage and an additional parking space in the driveway. Additional parking is available in the courtyard area on a first-come, first-served basis. Rest assured, finding a parking spot near our property is convenient, allowing you to focus on enjoying your Tobin Hill experience without the stress of parking concerns.

We will send the access code to the front door the day before your arrival. You may request to park in the private garage by submitting your email address, a photo of your DL and of your current auto insurance. Vehicles will be approved based on size and providing requested documentation.

No pets

We do not allow pets. It is our pleasure to accept your group and your service animal. Please answer the following questions legally allowed by the ADA regarding your service animal. 1. Is the service animal required because of a disability? 2. What work or task has the service animal been trained to perform? We do not charge extra for a service animal, nor do we increase the security deposit. Guest remains liable for any and all damage caused by people or the service animal. Under the ADA, service animals must be harnessed, leashed or tethered, unless these devices interfere with the service animal’s work or the individual’s disability prevents using these devices. In that case, the individual must maintain control of the animal through voice, signal or other effective controls. The animal must be under control by the handler at all times therefore never left alone at any time. Falsely representing a pet as a service animal is a criminal offense! If we discover a guest has misrepresented a pet as a service animal, we reserve the right to seek financial restitution, report fraudulent claims to government authorities and to evict the guest(s) without further notice. In the latter case, there will be no right to a refund for unused rent.

Minimum age limit for renters: 25

No third party bookings: The person who makes the reservation must be one of the guests staying. If bookings are found to have been made by a third party, reservation will be cancelled with no refund.

Maximum occupancy: 10

Unauthorized guests will result in immediate cancellation of the reservation with no refund or return of deposit. Government issued ID is required for each guest over 18. The property easily sleeps 8 with 3 King beds and a queen sleeper sofa. The couch and modular sofa cushions can be covered with sheets to accommodate two more individuals.

House Rules

Cushions used for sleeping should always be covered with sheets. Garage door should remain closed at all times except when entering and exiting the garage.
