A couple of days before your arrival, I will message you with:
1. Check-in details.
2. A digital guidebook with all the necessary house info and recommendations for my favorite activities and restaurants.
1. **General Conduct**
- Treat the property with care and respect, as if it were your own home.
- No loud parties or disruptive behavior. Quiet hours are from **10 PM to 7 AM** to respect our neighbors.
2. **Occupancy and Guests**
- Only registered guests are allowed on the property. Please inform us in advance if you plan to have visitors.
- The maximum occupancy for the property is 4 guests.
3. **Cleanliness**
- Please leave the property in the same condition as you found it.
- Dispose of trash in designated bins and clean up any spills immediately.
4. **Smoking and Drug Use**
- This is a **non-smoking property.** Smoking is only permitted in designated outdoor areas, if any.
- No illegal substances or activities are allowed on the premises.
5. **Pets**
- Pets are **allowed. A pet fee applies, and pets must be house-trained and kept off furniture.
6. **Check-In and Check-Out**
- Check-in time is 3 PM. Check-out time is 11 AM. Late check-outs must be approved in advance and may incur additional fees.
7. **Damage and Security Deposit**
- Guests are responsible for any damages caused during their stay. Report any accidents or damages immediately.
- The security deposit may be withheld if house rules are violated or if damages occur.
8. **Utilities and Appliances**
- Do not tamper with any locked areas or utility systems.
- Use appliances as instructed and notify us if something is not working properly.
9. **Parking**
- Guests may park only in designated areas. Do not block neighbors’ driveways or other vehicles.
10. **Safety**
- Keep all doors and windows locked when you leave the property.
- Do not leave candles, heaters, or other hazardous items unattended.
11. **Additional Fees**
- A cleaning fee is charged upfront. Excessive mess or failure to follow cleaning guidelines may result in additional charges.
- Lost keys or remotes will incur a replacement fee of $50.
12. **Violation of Rules**
- Violating house rules may result in immediate termination of your stay without a refund.

The first month’s payment is due in full at booking and must be completed before check-in.
**Amount**
The security deposit amount is clearly stated at the time of booking and must be paid in full before check-in.
**Inspection and Refund Process**
After your stay, the property will be inspected for any damages, missing items, or extra cleaning beyond standard turnover.
If no issues are found, the full security deposit will be refunded within 7–14 days after checkout.
If deductions are necessary, we will notify you with an itemized list of charges and refund the remaining amount (if applicable).
**Conditions for Deduction**
The security deposit may be used to cover:
Damages to furniture, appliances, or other property.
Unauthorized guests or pets.
Excessive cleaning fees (e.g., stained carpets, unwashed dishes, or trash left behind).
Rule violations, such as smoking indoors or noise complaints.
**How Refunds Are Issued**
Refunds are processed back to the original payment method unless otherwise agreed. If additional documentation or details are needed, we will contact you promptly.
* Cancellations Made 30 Days or More Before Check-In: Guests will receive a full refund of their security deposit and any prepaid rent.
* Cancellations Made 14-29 Days Before Check-In: Guests will receive a 50% refund of their deposit and any prepaid rent.
* Cancellations Made Less Than 14 Days Before Check-In: The deposit and first month’s rent are non-refundable.
2. Cancellation by Host
* In the unlikely event that we must cancel your reservation, you will receive a full refund of all payments, including the deposit and any prepaid rent. We will also assist in helping you find alternative accommodations if needed.
3. Early Termination During Stay
* If a guest terminates their stay early without prior agreement, no refunds will be issued for unused days.
4. Modifications to Reservation
* Modifications to your reservation (e.g., changing dates) are subject to availability and must be requested at least 14 days prior to the original check-in date. If modifications are not possible, the cancellation policy will apply.
5. Extenuating Circumstances
* In cases of verified emergencies or extenuating circumstances (e.g., natural disasters, medical emergencies), we may offer flexibility at our discretion. Guests must provide proof of the circumstances to qualify for an exception.
6. No-Shows
* If a guest does not check in on their scheduled arrival date without prior notice, the reservation will be considered canceled, and all payments will be forfeited.
We encourage guests to communicate with us as soon as possible if changes to their plans arise.
