Golf Cart Info:
* Key MUST be returned to the lockbox prior to guest departure or guests are responsible for a $100 Lost Key Fee.
* Complementary use to guests. You must provide a picture of a valid ID and a signed golf cart waiver before you will be given access to the lock box that contains the golf cart key. Driver must be 21 years or older. Golf cart will need to be placed on the charger when not in use. Put the cover back to cover the golf cart upon leaving. Any malfunction of the golf cart will not result in any refund nor discount of your stay.
* Golf cart is only used to/from the beach. Under FLORIDA law, golf carts may not be operated:
- On Roads Marked 35 mph +
- By an unlicensed driver
- On any sidewalk
* This is a private unit in a duplex building with a shared center wall. You will be staying on the left side. You will have the entire unit to yourself, and a private fenced back and side yard with the exception of the owner's locked closet in the master bedroom.
* There is ample parking for two vehicles in the driveway.
* You will access the unit via the smart lock on the door anytime during your stay. The code will be sent a couple days prior to your check-in time.
* The closet in the room with a king-size bed is our manager's closet and not accessible to guests.

The beach is 5 mins walk and the gate access #18 and #19.
There are 2 ample parking spots in front of the house.
* A refundable security deposit of $500 is required if you do not have any prior trip reviews.
* Guests are required to electronically sign a Rental Agreement.
*Booking for someone else is not allowed. Violation of this policy will result in immediate eviction and forfeiture of all rental payments.
* Our top bunk beds are not suitable or safe for adults.
* No smoking or vaping in the house.
* Cut the cord. No cable TV. Our TVs are smart TVs; this allows you to sign in to your favorite streaming services for the duration of your time with us.

Policies and Rules
Property Rules. Guest agrees to abide by the House Rules attached as Exhibit A at all times while at the property and shall cause all members of the rental party and anyone else Guest permits on the property to abide by such rules at all times while at the property.
Trash. The Guest shall dispose of all waste material generated during the rental period in the designated garbage and recycling area.
Subletting. The Guest shall not have the right to sublet the property.
Quiet Enjoyment. The Guest shall behave in a civilized manner and shall be good neighbors respecting the rights of the surrounding property owners. The Guest shall not create noise or disturbances likely to disturb or annoy the surrounding property owners. Creating a disturbance of the above nature shall be grounds for immediate termination of this agreement and Guest shall then immediately vacate the premise.
Homeowner’s Liability. The Guest and Guest’ Guest shall hereby indemnify and hold harmless the Homeowner against any and all claims of personal injury or property damage or loss arising from use of the premises regardless of the nature of the accident, injury or loss. Guest expressly recognizes that any insurance for property damage or loss which the Homeowner may maintain on the property does not cover the personal property of Guest and that Guest should purchase their own insurance for Guest and Guest if such coverage is desired.
Attorney’s Fees. Guest agrees to pay all reasonable costs, attorney’s fees, and expenses that shall be made or incurred by Homeowner enforcing this agreement.
Shortened Stays and Conditions. There shall be no refunds of rents due to shortened stays or ruined expectations because of weather conditions.
Firearms and Hazardous Materials. Firearms shall not be allowed on the premises. Guest agrees that Fireworks and other hazardous materials shall not be used in or around the property.
Illegal Use. Guest shall use the property for legal purposes only and other use, such as but not limited to, illegal drug use, abuse of any person, harboring fugitives, etc. shall cause termination of this agreement with no refund of rents or deposits. No Guest shall grow any Marijuana, Cannabis or similar plant in any part of the premises.
Possessions. Valuable items left behind by Guest will be held for the Guest and every reasonable effort will be made to contact the Guest for return. If items are not claimed for longer than 15 days they shall become the property of the Homeowner. The Homeowner shall not be held liable for condition of said items.
Internet. High-speed wireless internet is provided as a convenience only and is not integral to the agreement. No refund of rents shall be given for outages, content, lack of content, speed, access problems, lack of knowledge of use, or personal preferences with regard to internet service.
Maintenance and Repairs. The Guest shall maintain the premises in a good, clean, and ready-to-rent condition, and use the premises only in a careful and lawful manner. The Guest shall immediately report any damages or needed repairs to the Homeowner. Guest shall pay for maintenance and repairs should the premises be left in a lesser condition. The Guest agrees that the Homeowner shall deduct the costs of said services from the security deposit prior to refund if the Guest cause damage to the premises or its furnishings.
Termination. The Homeowner has the right to inspect the premises and complete necessary repairs with prior notice as stated with the applicable Provincial laws. Should the Guest violate any of the terms of this agreement, the rental period shall be terminated immediately in accordance with applicable law. The Guest waive all rights to process if they fail to vacate the premises upon termination of the rental period. The Guest shall vacate the premises at the expiration time and date of this agreement.
Governing Law. This Agreement shall be governed by and construed in accordance with the laws of Tennessee, USA.
Entire Agreement. This Agreement contains the entire understanding of the parties with respect to the subject matter hereof and supersedes all prior and contemporaneous agreements and understandings, whether oral or written.
Amendment. This Agreement may not be amended or modified except in writing signed by both parties.
Binding Effect. This Agreement shall be binding upon and inure to the benefit of the parties hereto and their respective heirs, legal representatives, successors, and assigns.
Severability. If any provision of this Agreement is held to be invalid or unenforceable, such provision shall be struck and the remaining provisions shall be enforced.
Waiver. The failure of either party to enforce any rights granted hereunder or to take action against the other party in the event of any breach hereunder shall not be deemed a waiver by that party as to subsequent enforcement of rights or subsequent actions in the event of future breaches.
Exhibit A - Property Rules
- No party is allowed.
- The golf cart is complementary. Any malfunction of the golf cart will not result in any refund nor discount of your stay.
- Golf cart must be plugged into the charger after every use for proper functioning. Charger must be covered/protected from outdoor elements at all times.
- Washes your sand outside before re-entering the house. We have an outdoor shower on the side of the house.
- Make sure all windows and doors are locked when you leave the house.
- No smoking/vaping policy: Absolutely NO smoking or vaping is permitted inside the house.
- Toilet: Please, nothing but toilet paper should go in the toilet. There’s a little trash bin for everything else.
- Any guests beyond the number listed on your itinerary will be charged $100 per person per night. We reserve the right to terminate your stay without a refund if you exceed the maximum occupancy. - Please put away furniture in its original spot if you move them.
- No homes will be rented to students or singles under the age of 25, unless accompanied by a parent or guardian staying at the home for the length of the Rental Period. Age will be verified. Violation of this policy will result in immediate eviction and forfeiture of all rental payments. In accordance with Florida State Chapter, reservations made under false pretense are null and void and check-in will not be allowed or guests will be asked to vacate the accommodations. This policy includes reservations made by parents or guardians who do not check in, and/or leave overnight during the length of the stay.
- No homes will be rented to students or singles under the age of 25, unless accompanied by a parent or guardian staying at the home for the length of the Rental Period. Age will be verified. Violation of this policy will result in immediate eviction and forfeiture of all rental payments. In accordance with Florida State Chapter, reservations made under false pretense are null and void and check-in will not be allowed or guests will be asked to vacate the accommodations. This policy includes reservations made by parents or guardians who do not check in, and/or leave overnight during the length of the stay
- Any items taken from or found missing from the property you will be called upon the item missing and possible credit card transaction will be charged to your credit card. For any towel taken or missing at time the property is being cleaned (day of your departure) you will be charged $150 per towel missing. Blankets missing will be charged $350 per blanket, or any other item missing you will be charged $150 or more per item. Or you can return item(s) within 5 business days at your cost. You will be notified that day of the missing item.
- Maximum number of occupants. The property is to be occupied by no more than maximum numbers of persons listed in the listing at any time. House parties are not allowed. We will not rent to vacationing students or anyone under 25 years of age unless approved by Owner and/or accompanied by an adult guardian or parent. Any reservation obtained under false pretense will be subject to forfeiture and the party will not be permitted to check in. IF FOUND TO HAVE MORE PEOPLE IN THE PROPERTY THAN WHAT THE BOOKING RESERVATION WAS BOOKED AT, YOU WILL BE CHARGED $150 PER PERSON, PER NIGHT. IF YOU ARE NOT ABLE TO PAY THE EXTRA PERSON(S), YOU WILL BE ASKED TO LEAVE WITHOUT ANY REFUND. THIS POLICY IS STRONGLY ENFORCED.
- Please be respectful of the neighbors and reduce noise volume between 10PM & 8AM
- The Guest is responsible for leaving the Property in a clean and orderly condition upon departure.
- The Guest is responsible for any damages to the Property caused by the Guest or their guests.
Age will be verified. Violation of this policy will result in immediate eviction and forfeiture of all rental payments.
