We are a family of four who love to travel and explore new places. Our two boys keep us busy by playing travel hockey and basketball. We also have two beloved golden retrievers who are an integral part of our family. Most of our vacations are spent at our beautiful beach house, Palmbrook One, where we enjoy the sun, sand, and sea with our furry friends. When we’re not at the beach, we love discovering new cities and creating memorable experiences together. We're excited to share our home with you and hope you enjoy your stay as much as we enjoy our time here.

At Palmbrook One, we strive to provide a comfortable and enjoyable stay for all our guests. To ensure everyone’s safety and well-being, we have established the following maximum occupancy policy:

Guest Limit:
Palmbrook One has a maximum occupancy of 8 guests, including adults and children. Exceeding this limit is not permitted.

Booking Information:
Guests must provide the number of people in their party at the time of booking. This information will be included in the rental agreement.

Penalty for Violations:
Any violation of the maximum occupancy policy may result in additional charges of $100 per person per night, immediate termination of the rental agreement, and/or forfeiture of the security deposit.

Safety and Comfort:
This policy is in place to ensure the safety and comfort of all guests and to comply with local safety regulations. We appreciate your cooperation in adhering to this policy.

House Rules

1. Respect the Property: Please treat Palmbrook One with the same care and respect as you would your own home.
2. Age Requirement: Renters must be at least 25 years old.
3. Security: Ensure all windows and doors are closed and locked when leaving the property.
4. No Smoking: Smoking is prohibited inside the house, on the porch, and under the house. Smoking is only allowed at the end of the driveway by the street. A $250 fee will be charged for odor remediation if smoking occurs inside or if there is a residual tobacco odor.
5. House Structure: No climbing or sitting on the railings.
6. Reservations: We do not allow third-party reservations.
7. Occupancy Limit: The home accommodates a maximum of 8 guests. No additional guests are allowed.
8. Quiet Hours: Please observe quiet hours starting at 11 PM to respect our neighbors.
9. Pets: Dogs are not allowed on the furniture or beds. If you crate your dog at home when you leave, please do the same here.
10. Wet Items: Do not place wet towels or bathing suits on the furniture or beds. Hooks are provided in each bedroom and outdoors for hanging wet items.
11. Sand Management: Rinse off all sand before entering the house using the outdoor shower and hose provided.
12. Property Condition: Return all items to their original locations before departure.
13. Beach Towels: Please bring your own beach towels.
14. Check-in/Check-out: Check-in is any time after 4:00 PM. Check-out is by 10:00 AM.

Payment Policy

50% due at time of booking, the remainder is due 45 days prior to arrival. For reservations made within 45 days of arrival, balance must be paid in full at time of booking. As a security deposit alternative, Houfy Protect, an upfront nonrefundable low-cost property damage protection policy for just $5 per night, is taken at time of booking.

Cancellation Policy

Cancellation within 30 days of a reservation is required by the Guest of Record in writing and will be subject to a $250 cancellation fee. In case of a national pandemic/ statewide shutdowns/ warnings and weather related advisory please obtain travel insurance in case a cancellation is needed past all the acceptable time frames for it.
