The number of people present at the property may not at any time exceed the maximum occupancy of ten people. Paradise Palms Resort limits the number of parking passes in rental homes to three. No more than three cars may be at the property at one time. Do not block the sidewalk or park on the street or you may be towed.

House Rules
1. First and last names of all guests staying at the property will need to be provided in order for the information to be entered into the Paradise Palms resort system to allow for access to the property and all amenities. For minors, first initial and last name is sufficient.
2. Quiet hours are 10 pm to 8 am Sunday through Saturday. No parties, live bands, live music, or loudspeakers are permitted.
3. Trash must be out by 8:00 a.m. and inside the trash bench. No loose trash items in the bench, no boxes or large items. All excess trash must be taken to the dumpster next to the clubhouse. Please make sure the lid is snapped shut as wildlife will attempt to get into the bin and make a mess. Any trash left outside the bin or scattered due to negligence that incurs a fine from the HOA will be charged to the credit card on file.
4. Please do not park in RESERVED parking spaces unless it is the one assigned to the rental address, and do not park on grass areas.
5. If the cleaning staff and inspection team find damages to the home or furniture, the credit card on file will be charged. Do not tamper with Internet routers. Tampering is subject to a $500 fine. Please do not move the furniture. If housekeeping has to return furniture to its original location, we will levy a $100 fee for their time.

A. Due to local laws or HOA requirements, guests must be at least 25 years of age to book. Parents or legal guardians must accompany guests under 25 for the duration of the reservation. The Property shall not be used by more than the number of adults and children listed in your reservation. - By booking this property, all guests agree not to engage in illegal activity. Quiet hours are from 10 pm to 8 am. No smoking of any kind is permitted anywhere inside the property. If the housekeeper finds evidence of any smoking, we will levy a $500 fine. - No commercial photography or filming is permitted on the property. Guests may not erect any tents or other structures. - Guest is liable for any damage to the property and agrees to the credit card on file being charged. - Due to local laws, regulations, or Homeowner Association rules, guests may be required to agree to additional terms of service.
B. Maximum Occupancy. The number of people present at the property may not at any time exceed the maximum occupancy of ten people. Paradise Palms limits the number of parking passes in rental homes to three. No campers or trailers are allowed permitted in the resort.
C. Good Neighbor Policy. We own this home and ask you to treat it with the same care you would use with your residence. Please leave it in the same condition it was in when you arrived. - To prevent theft of or damage to furnishings or your personal property, you agree to close and lock doors and windows when you are not present at the property and upon check-out. You and other occupants agree to conduct yourselves throughout your stay in a respectful manner and not disrupt neighbors, traffic flow, or the community, and that will not prompt complaints from police, neighbors, or neighborhood or homeowner associations. - Paradise Palms prohibits noise audible outside the property between 10 pm and 8 am - You and other occupants agree to abide by all applicable parking restrictions and limitations, including displaying the Paradise Palms-required car pass given to you upon arrival.
D. No Smoking. This house is a no-smoking home. We do not permit smoking anywhere inside the property.
E. No Permanent Residence. You agree that your use of the property is on a temporary and transient basis only; you may not use the property as a permanent residence; your permanent residence is and will remain elsewhere than at the property.
F. Upon confirmation of your booking, you will be asked to accept these house rules. Host will cancel the reservation for failure to agree to the house rules, including A-F in Additional Rules.
G. No smoking inside the residence. No parties or events. Check-in is anytime after 4:00 PM
** You are renting a property in Florida. While most owners may not reveal this - Florida has all sorts of critters, including sugar ants. As a result, we (like nearly all owners in the resort) exterminate our home, both inside and out, monthly. If you see a dead bug, that means the extermination is working, not that the home is unclean. We will not refund cleaning fees if you see a dead bug. Also, do not invite the ants in by leaving food out.
** This lakefront property can be habitat to the American alligator. Signs are posted to warn you, but please remember to use caution especially with pets and small children.
** You are welcome to receive packages during your stay at the property. All packages are delivered to the front desk at the clubhouse and will incur a $10/package fee payable to the HOA when picking up.
