Even with its proximity to the hustle and bustle of downtown, this is a relaxed townhome tucked back in a quiet and modern community. It is perfect for business, families, and small groups.
GENERAL:
- This is an entire 3 story townhome plus a private rooftop deck.
- Location of the home is on the south end of the Old Market in downtown Omaha. 13th and Leavenworth is a nearby main intersection.
- Wifi & Smart TVs are provided throughout so guests can log into their own entertainment streaming services.
- All guests must be comfortable with stairs as the main living, bedrooms, and bathrooms are on the second and third floors.
- Basic starter supplies including toilet paper, paper towels, soap, detergent, shampoo, starter coffee supplies, linens, etc... are provided. If you are unsure if you need to pack or purchase anything before your arrival, please let us know as we have some amenities that are not listed. Also, there is a convenience store located just 3 blocks away if you run out of anything.
- Quiet hours are 10PM - 8AM and are enforced. Please be respectful of our wonderful neighbors. Any noise fines will be the responsibility of the offending guests.
- Garbage is collected early Friday morning. If there is garbage in the bin, please put the garbage bin just outside of the garage door Thursday night and return after collection Friday morning.
PARKING/TRANSPORTATION:
- Guests will have access to the 2 stall attached garage. Dimensions are 20’ x 20’ so only ONE full-sized SUV or two mid-sized vehicles will fit comfortably.
- There is NO driveway or additional parking provided. Guests are NOT allowed to use HOA designated Visitor Parking areas due to neighborhood restrictions. Public metered street parking is located 1-2 blocks from the home and a public parking garage is located 4 blocks from the home. Meters are generally active Monday-Saturday, 9 a.m. - 9 p.m. Download the “ParkOmaha” app for more information on public parking.
- Ride App services are commonly used in the area especially to get to/from the airport.
HOME LAYOUT:
- The 1st floor has a private entrance with smart lock, garage, large entryway with storage closet, half bathroom, and the third bedroom with smart TV. **This bedroom is private but nonconforming.**
- The 2nd/main floor has an open floor plan with kitchen, large island with seating, small patio, expandable dining table for 8, work space, and a cozy living area with gas fireplace and 65” smart TV. There are games and toys for all ages to enjoy, too.
- The 3rd floor contains the 2 main bedroom suites. The primary suite has a king bed, 50” smart TV, walk-in closet, and bathroom with dual sinks, shower, and large soaker tub. The guest suite also has a king bed, 50” smart TV, and ensuite bathroom with tub/shower combination. The guest closet is locked for owner storage but wall hooks are available for guests to hang clothes.
- The rooftop deck is our favorite space! The deck has a table with propane fire pit, seating for 6, and great views of the Omaha skyline.
KITCHEN:
- Enjoy the well stocked kitchen for the days you prefer to stay in.
- Dishes, pans, and utensils are provided.
- For your mornings, Keurig and drip coffee pots are available with a starter supply of K-cups, filters, and grounds.
- Small appliances include: crock pot, blender, griddle, Ninja Foodi (airfryer + instant pot), tea kettle, hand mixer, and more.
- The patio off of the kitchen is equipped with a propane grill.
- Please let us know prior to your arrival if you have questions about available supplies.
SLEEPING:
- The main bedrooms are located on the third floor and both contain king beds with DreamCloud mattresses.
- The third bedroom is on the first/entry floor and contains two twin daybeds each with a twin trundle bed. This room is private as it is the only room on this floor; however, it is nonconforming.
- A twin-sized air mattress and pack ‘n’ play are located in the main bedroom closet. While the airbed may be moved, it does fit fully inflated in this oversized closet. We have even used the closet as a small bedroom.
- Lastly, Because of the home’s downtown location city noise/lights and trains may be noticed during quiet hours. For guests who may be sensitive to this we provide black out curtains, disposable ear plugs, and a sound machine.
FAMILY:
- Our home is family run and family friendly. Omaha is a great city to enjoy with kids. The Henry Doorly Zoo, Omaha Children’s Museum, and The Durham Museum are all kid-friendly places nearby. Kids usually eat free at Spaghetti Works in the Old Market on Mondays if youre looking to get out.
- A Pack n Play, highchair, Bumbo, child dishes/utensils, bottle drying grass mat, outlet covers, baby monitor, stroller, and 2 baby gates are provided. Toys, books, puzzles, and games are located in the living room cabinet and storage ottoman as well.
PETS:
- We are dog friendly, however, there may be a $50 charge for additional cleaning (for example, if there is pet hair on the furniture or linens). This will be requested after check out if needed. We recommend keeping dogs off of furniture and beds or using the provided dog blankets and kennel to avoid this.
- Unfortunately, due to allergies, cats and other animals are not allowed.
- Because our furry guests should enjoy their stay too, we also provide dog beds. If used, leave the beds out at check-out so they can be cleaned for the next guests. Please use a kennel if you are not with your dog in the home. There is a medium-sized kennel provided if you do not have your own. Do not leave pets unattended in the home, garage, or on the decks.
- Please note that there is NO YARD. Dogs must be leashed when out of the home, and waste must be picked up. Dispose of pet waste in the garbage bin in the garage. Waste bags are available in one of the entry table baskets.
- Lastly, there are dog food and water dishes in the pantry.

No parking in the designated "Visitor Parking" or in the driveways. Please use the provided attached garage, the nearby public parking garages, and street parking or you will be towed at your expense. The garage door must also remain closed when not coming/going.
Garbage is collected weekly early on Friday mornings. If your stay includes Thursday night, please put the garbage bin outside of the garage door Thursday evening and return inside of the garage after collection Friday morning. The garbage receptacle must remain in the garage at ALL OTHER TIMES. The HOA will assess fines if the bin is out of the garage outside of collection times, and these fines will be the responsibility of the guest.
Quiet hours begin @ 10PM. Although they are rarely seen, please be considerate of our wonderful neighbors by turning off the patio/deck lights and moving your conversations inside.

Payment Policy
50% payment due at booking and full payment is due 30 days before check in. If booking is made within 30 days of check in, then full payment is due at booking. A $500 damage deposit will be obtained at least 2 days prior to check in. This will be returned minus any damages/fees within 14 days of check out.

Cancellation Policy
Full refund for cancellations up to 30 days before check-in. (If booked within 30 days before check-in, full refund for cancellations made within 48 hours of booking.) Cancellations 8 to 30 days before check in will receive 50% refund. No refunds within 7 days before check-in. We strongly suggest guests purchase travel insurance.
