New to the rental market and renovated and just under one mile to the white sandy beach, youve found the perfect place for your Hilton Head Island getaway. The house is comfortable - each bedroom has a bath and television, a deck with a view, a fully-equipped kitchen, dining room with seating for eight, and a Weber grill to meet your BBQ needs. Cozy reading corners invite you to spend time in the space, while comfortable sofas and chairs provide seating to play games, talk, or watch a movie. And when the night falls, have a drink on the deck, watch the stars, and make memories with family and friends.

Our space provides the privacy you need yet is close to all the activities you crave. And when you crave good food but dont want to cook it yourself, we have an arrangement with a top-rated local chef who can prepare you a meal - brunch, lunch, or dinner - in our home. Are you interested in a low-country boil? No problem. The chef can prepare it in the backyard. We can make it happen; just let us know!

PLEASE NOTE: Our coffee bar is stocked with ground coffee and tea. We provide a coffee filter pot, a Chemex, a Keurig and Nespresso (bring your pods!), and flavored coffee syrups. Please enjoy the coffee and tea while at the villa and leave the rest for other guests to enjoy. A starter supply of toilet paper, hand soap, laundry and dish detergent, trash bags, and paper towels are provided for your ease.

**********After booking confirmation or inquiry - which ever comes first - the host will ask for your acknowledgement and acceptance of the House Rules. The host will also request a $3000 security deposit. If there is no damage to the home and other House Rules were adhered to, including the no-pet, no-smoking policy, the host will return the deposit within seven days.

***********In addition to the rental pricing, there is an occupancy tax equivalent to 11%.

***********Lastly, for your protection as well as ours, we require a copy of your government-issued identification and a signed lease. After booking, we will provide a lease and request a copy of your identification. Much like the security deposit and HHI-tax payment, this is also a condition for staying in our home.

************Parking for up to two vehicles is available for a fee of $25-50 up to seven days per vehicle. All passes must be collected at the pass office upon arrival. Guests are limited to two car passes. No motorcycles, campers, or trailers are allowed in the resort.

************You are renting a home in the Lowcountry. Most owners may not reveal that the Lowcountry has all sorts of critters, including Palmetto bugs. As a result, we (like nearly all owners on the island) exterminate our home, both inside and out, the first Monday of every month. If you see a dead bug, that means the extermination is working, not that the home is unclean. We will not refund cleaning fees if you see a bug.

*************Moreover, we employ an inspection team AFTER every clean and BEFORE your arrival. The team spends time in the house double-checking the home to ensure your stay begins on the right foot.

*************All areas are available for guest use except fireplace and garage. Tampering with either will result in a fine.

All guests receive discounts on golf, rentals of bikes, kayaks, etc. at Outfitters, an on-property bike rental, canoe and kayak rental store. Please mention our address.

The Palmetto Dunes Buggy runs seasonally and takes guests to the beach, golf course and tennis courts of PD, shops and restaurants of Shelter Cove Marina, Shelter Cove Towne Centre, and the Plaza at Shelter Cove. The HHI trolley takes guests to mid and south island hotspots. The island’s most popular form of transportation is the bicycle with bike paths along all main roads and throughout PD.

House Rules
1. For your protection as well as ours, we require a copy of your government-issued identification and a signed lease. After booking, we will provide a lease and request a copy of your identification. Much like the security deposit and HHI-tax payment, this is also a condition for staying in our home.

2. Quiet hours are 10 pm to 8 am Sunday through Saturday.

3. Cannot tamper with Internet routers. Tampering is subject to a $500 fine. The fireplace and garage are not for guest use. If the guest uses or attempts to use the fireplace, host will levy a $500 fine and ask the guest to leave immediately. Our insurance policy does not cover guest use of the fireplace. Please do not move the furniture. If housekeeping has to return furniture to its original location, we will levy a $100 fee for their time.

4. Upon booking, we will request a $3000 security deposit. Failure to pay this security deposit will result in the immediate cancellation of the booking. If the cleaning staff and inspection team report no damage to the home and other stated rules are not violated, host will return the deposit within 14 days.

Additional rules: By booking this reservation, you agree to the policies, terms, and conditions below.

A. Due to local laws or HOA requirements, guests must be at least 25 years of age to book. Parents or legal guardians must accompany guests under 25 for the duration of the reservation. - No dog(s) or cat(s) are welcome in this home. No other animals are allowed. - The Property shall not be used by more than the number of adults and children listed in your reservation. - By booking this property, all guests agree not to engage in illegal activity. Quiet hours are from 10 pm to 8 am. No smoking of any kind is permitted anywhere on the premises. If the housekeeper finds evidence of any smoking, we will levy a $500 fine. - No commercial photography or filming is permitted on the property. Guests may not erect any tents or other structures. - Guest is liable for any damage to the property and agrees to accept charges against the $3000 security deposit held by the host via the Resolution Center should damage occur during occupancy. - Due to local laws, regulations, or Homeowner Association rules, guests may be required to agree to additional terms of service.

B. Maximum Occupancy. The number of people present at the property may not at any time exceed the maximum occupancy of eight people. Palmetto Dunes limits the number of parking passes in rental homes and villas to two. No more than two cars may be at the property at one time.

C. Good Neighbor Policy. We own this home and ask you to treat it with the same care you would use with your residence. Please leave it in the same condition it was in when you arrived. - To prevent theft of or damage to furnishings or your personal property, you agree to close and lock doors and windows when you are not present at the property and upon check-out. You and other occupants agree to conduct yourselves throughout your stay in a respectful manner and not disrupt neighbors, traffic flow, or the community, and that will not prompt complaints from police, neighbors, or neighborhood or homeowner associations. - Palmetto Dunes prohibits noise audible outside the property between 10 pm and 8 am - You and other occupants agree to abide by all applicable parking restrictions and limitations, including displaying the Palmetto Dunes-required car pass given to you upon arrival. Failure to display the pass on the dashboard can result in a $100 fine levied by the Palmetto Dunes Security Office.

D. No Smoking. This house is a no-smoking home. We do not permit smoking anywhere on the property, including porches, decks, or outdoor areas at any time.

E. No Permanent Residence. You agree that your use of the property is on a temporary and transient basis only; you may not use the property as a permanent residence; your permanent residence is and will remain elsewhere than at the property.

F. Upon confirmation of your booking, you will be asked to accept these house rules. Host will cancel the reservation for failure to agree to the house rules, including A-F in Additional Rules.

G. No smoking. No pets. No parties or events. Check-in is anytime after 4:00 PM

Payment Policy
Fifty percent is the total reservation amount due upon booking. The balance is due 19 days before arrival. The entire reservation amount is due immediately if the reservation is made within 45 days. If no damage to property, no pets, smoking, or other house and other house rules are respected, we will return the security deposit within 14 days after departure. We provide documentation for security damage payment requests.

Cancellation Policy
Insurance: We encourage all renters to purchase traveler insurance. There are
many types of trip insurance available, but trip cancellation and interruption protection is the insurance that will provide you the greatest protection.

If you need to cancel your trip for an insured covered reason such as illness, accident death of a family member or traveling companion, jury duty, or weather conditions which cause delay/cancellation of travel, this coverage type protects your investment and will reimburse the normally non-refundable payments you make for your vacation rental, airline tickets, and other covered travel-related fees.
