All of our reservation instructions and information will be sent to you a few days prior to your reservation, and you will be given our contact information for any communication needs leading up to check-in. Enjoy our quiet and sunny corner escape right on the water, at which we have made numerous cherished memories staying throughout the many years. I know our Hideaway will help our guests create wonderful memories for years to come.This condo is not a loud, party destination. The condo association requires quiet, peaceful and respectful occupancy.

Entering the condo: There are no stairs required to enter--take the ramp!

The condo opens into the Bedroom which is furnished with 2 full dressers and a coat rack.

Moving from the bedroom to the living room & kitchen area, you pass the
vacation-themed bathroom on the right.

The living room and kitchen are part of one open space, where guests can enjoy an extra adjacent window for extra sunlight, due to its corner unit exposure. Guests can enjoy the brand new kitchen island, appliances and private deck that is located right outside the sliding door. We hope you enjoy your time next to the water on the new deck furniture.

Cable TV and high speed WIFI is available to enjoy within the quiet condo.

The water is just a few feet from the private deck.

Great quiet area and the hosts were very responsive and answered any questions we had super fast. We loved sitting outside on the balcony area watching deer, ducks and the turtles. Watch out for spiders but it’s the lake and in the country so expected lol. Enjoyed it all

Great stay for a birthday trip , was very peaceful and enjoyed everything including the communication between me and the host Alex was very helpful and very nice. The pool was an experience itself lovely time frame for open to close. The view was spectacular, with all of that I had the best time here with my partner. Would do it all again.

Very nice apartment, with all the necessary utensils, dishes, etc to make our own meals. We were greeted with a nice treat, in the fridge. Quality linens, very neat and homey. We loved the end unit and view of the water and wild life, i.e. deer, ducks, turtles. Convenient to the highway and nearby shopping, State Parks and Bagnell Dam. We had a great stay. We would definitely stay again, if in the area.

Alex’s place was a great getaway. The location was perfect. Close to restaurants & things to do, while still a peaceful property we could watch the water, ducks as they swam past, or deer coming in to check us out. The corner balcony was nice and felt more private than a condo with two neighbors. The walkway to enter was easily to unpack without needing to use the stairs. Kitchen was well-equipped. The pool area was clean, water was clear & there was ample seating on the pool deck. We will be back to Alex’s place.

We had an amazing month long stay! Very clean and comfortable. The kitchen is well stocked for cooking and nicely organized. The bed is comfortable and there is plenty of drawer space for our clothing. Although the unit is on the smaller side, the host has done a great job making it very comfortable without overwhelming the space. It is perfectly cozy. Best part is the large deck where I sat and watched the wildlife (wood ducks, mallards, herons, owls, deer, etc.) We have stayed at the Heron Bay Condos before and I have to say this unit is in the perfect location. I will stay here again in the future.

Alex and Nancy are amazing! We rented this late on a Saturday night for a Sunday check in after having to leave a terrible rental in another part of the lake. They had it ready for us despite the last minute request! I love that Nancy and Alex ask for additional information regarding their renters. I had shared a picture of my son fishing and his catches and they were engaged, kind and wonderful! I cannot say enough wonderful things about this property AND these renters. I would recommend to ANYONE!!!

Minimum age limit for renters: 25
Maximum occupancy: 4
Our unit is cute 1 bedroom condo, so it can only accommodate a maximum of 4 guests per reservation. If you have children and that causes your group number to exceed 4 people, we accept special requests on a case by case basis. If we discover our max occupancy policy is violated without our consent, we reserve the right to deduct up to the maximum amount of the security deposit.

Generally, a maximum occupancy is only violated by guests when their intent is to host a party or bash at accommodations that are not large enough to host the number of people attending. As a result, the units suffer high risk of damage and wear and tear. We do not allow parties or bashes at our condo, therefore we have a general limit of 4 people per reservation.

House Rules
**EXCEPTIONALLY IMPORTANT** (Avoid all potential Association Fines)
-Quiet hours are from 12am-9am. We get fined for failure to abide by quiet hours.
-Do not hang anything on the deck banisters. Fines for this offense from the Association begin at $200 and *double* per offense.
- Please: No messy food or drink in the bedroom, on the mattress, or on the couch (please help us keep the mattress and couch nice for future guests!); we would not enjoy deducting for replacement costs. Please keep messy foods confined to the counter/bar area and at the outside table on the deck.

-Thermostat must be kept on 64 degrees during the winter when leaving the condo empty during the day. During the summer, please keep the thermostat on 76 when leaving the condo empty during the day. When actively using the condo, please set the thermostat at a temperature at which you feel most comfortable.

-No smoking.
-No pets.
-No candles, gas or charcoal grills; both are prohibited at the condominium.
-When using the grill, place up against the banister facing the water, away from the wall.
-No glass containers of any kind at the pool.
-No loud boom boxes or speakers at the pool.
-Close and lock all doors before leaving Lakeside Hideaway.

-Because we do not allow wild parties at our condo, and due to its two-room layout, we allow no more than four guests per reservation at our condo. Guests who willingly violate our rules and are more than four in number agree to pay an additional $50 per additional person over four persons, per night, of their reservation. Again: No smoking, No pets, No parties or events.

Check-in is anytime after 4:00 PM.

Refundable Damage Deposit
The $350 security deposit is held until a brief inspection following check-out occurs. Assuming no apparent, blatant damage to the property or stolen items, the entire security deposit will be returned immediately following inspection.

For longer term rentals, the security deposit is $1000.

We require a security deposit on Houfy because there is no insurance protection for owners like there is on Airbnb. However, this offers a great opportunity for potential guests and trusted guests we've hosted before, because as long as they are respectful of the property, they'll avoid costly Airbnb/VRBO etc. fees and receive their security deposit back in full.

Cancellation Policy
If a reservation is cancelled with at least 7 days notice, we will refund the full booking amount.
Notes
There is no smoking, no pets, events or partying at the condominium. No hanging any items over the deck banisters. No exceptions. Guests are entitled to one parking space per reservation, so please plan your parking accordingly. Paid parking for trailers is available via Management. The Association charges significant fines for rule violations. We want you to be fully aware of them so you do not have to worry about the potential fines.

First Airbnb experience as a family with a 7 year old. This was the perfect fit having quick water access, a dock slip if needed, the pool to swim in, and parking right outside. I was impressed with cleanliness, I felt comfortable staying here!

This condo was perfect for our stay. It is nice and peaceful with a great deck to enjoy the lake. There was a mix-up with the cleaning crew when we arrived but Alex and Nancy were very responsive and got everything taken care of.

I am glad we had the availability to offer you the extra time at the end of your stay, and that you had the time to stay longer that day. I wished you could have stayed that night as well on us, but I understand you had to get home for work. We hope you will consider staying with us again in the future.
