Minimum Age
You must be at least 25 years of age to rent this property. You hereby confirm that you are at least 25 years of age.
Good Neighbor Policy and Quiet Hours
We enforce a good neighbor policy. Please treat the property with the same care you would use with your own residence and leave it in the same condition it was in when you arrived.
You and your occupants agree to conduct yourselves throughout your stay in a manner that is respectful of and not disruptive to neighbors, traffic flow, or the community and that will not prompt complaints to us from police, neighbors, or the neighborhood. Noise audible outside the property (including music or loud conversation) is prohibited between the Quiet Hours.

You and your occupants agree to abide by all applicable parking restrictions and limitations. The number of people (including children) present at the property may not exceed the maximum occupancy set forth in your respective booking portal property details.
Smoking/Vaping
Smoking or Vaping is NOT allowed. No marijuana, medical or otherwise, may be used or smoked.
Event and Commercial Photography/Structures
Events and commercial photography or filming is prohibited at the property without our express written permission. (If approved, additional conditions and fees may apply). Prohibited events include parties, meet-ups, weddings, receptions, concerts and other similar events. No tents, canopies, or other structures may be erected on the Property anywhere.
Outdoor Areas and Yard Areas
No tents, canopies, or other structures may be erected on artificial turf in the front or back yard. Please remove all the outdoor games and any other items or belongings into shaded areas or designated deck boxes/containers when it rains or snows. Do not leave any objects on the artificial turf overnight especially containing metal or plastic as they can burn the artificial turf. Please put them away from the artificial turf after use. Pet excrements are not allowed on artificial turf. Please use other areas and pick-up and properly dispose of. The backyard has a Glamping Bubble structure which is essentially made of high-grade plastic material. Please be extra cautious around this structure for using anything that may damage this structure in any way or form. Pets are not allowed in this area as their claws can damage the material. The backyard also contains a Hot Tub. Please follow the guidelines and instructions in operating it and take safety into account.
Physical Keys (If Applicable)
If you lose the physical key, you will be charged a fee in the amount it costs us to replace the locks on the Property.
Check-in and Check-out Times
Check-in time is 4 PM and check-out time is 10 AM. If you do not vacate by check-out time (or late check-out time as agreed), you authorize us to deduct from your deposit or bill your credit card on file for a late departure fee of up to one night’s rental.
Pets
Pets are allowed, but with pre-approval. A non-refundable Pet fee will be charged. Only one dog under 50 pounds is allowed. Please keep your pets off the furniture (including the couches, chairs, beds, doors etc.) including indoors and backyard to avoid any damages. Please pick-up and properly dispose of pet’s excrements and is not allowed on artificial turf.
Pets MUST NOT be left unattended on the property, indoors or outdoors. If you are bringing your pet, please plan to include them in your activities. If you are unable to keep the pet with you, please plan when you are gone, there are people around this area who pet set or offer boarding. Undeclared pets will be charged $500 + tax and you will be required to vacate the property.
Candles
No burning of any candles, except birthday candles on cake.
Housekeeping, Maintenance and Property Conditions
The property is always thoroughly cleaned per CDC guidelines and provided in AS IS condition. We are not responsible – nor will you be provided with any discount – for the inoperability or unavailability of any amenities (including, without limitation, phone or internet service, television, DVD, cable, outdoor amenities such as Hot Tub and others). Instead of our best efforts, some outdoor amenities may sometimes be limited or not functional due to weather conditions or any other reason. You agree to contact us as soon as you notice any maintenance or housekeeping problem, or any potentially hazardous condition, at the property, or if any incident occurs at the property that is related to such a problem or condition. We will take reasonable and appropriate steps to remedy any problem you report, at reasonable times and with reasonable notice to inspect, maintain, or repair the property, and to address any situation that we reasonable deem an emergency that threatens person or property. We provide an initial supply of tissue, toilet paper, paper towels, bath soap, laundry, dish detergent, clean bed linens, and towels. We do not replenish products during your stay.
Your Cleaning Obligations
Please leave the property in the same general condition as it was in when you arrived. Clean all food and drink spills immediately. Be aware that food and drink spills on carpet and furnishings constitute damage to the property (and not normal wear and tear). Do not wear high heels, spiked heels, golf cleats or other abrasive footwear on wooden/laminated/vinyl floors. Please remove all your food from the refrigerator and clean any spills you are responsible for inside the refrigerator. Do not leave dirty dishes; rinse dishes and place them in the dishwasher on the wash cycle. Strip dirty sheets and pillowcases from the beds and place them in the laundry room. The cleaning team and other staff members normally arrive shortly after your departure to thoroughly clean and inspect the property.
Criminal Activity
Use of the property for any criminal activity is absolutely prohibited and may result in fines or prosecution. This prohibition extends to the use of the property’s Internet service, if any, for criminal activity, including unlawful downloads of copyrighted material, including movies, music, software, or other material.
Winter Weather Disclaimer
We cannot predict the weather, so first and foremost it is important to be aware that we are at 6345 feet elevation. With that being said, the area gets snow and has winter driving conditions. Make sure you have the appropriate vehicle and equipment that can operate and drive in such driving conditions We are not responsible for you getting stuck or unable to make it to our cabin due to weather conditions and/or road conditions. Please make sure to plan ahead.
Cancellation Policy

No refunds or compensation will be given if the property is unavailable (or if it is available but difficult to reach) for any reason outside of our control, including but not limited to adverse weather conditions, natural disasters, mechanical failures, acts of government agencies, or utility outages. In addition, for any unforeseen circumstance, we reserve the right to cancel the stay or issue a credit for a future stay.
Accidents or Injuries
We are NOT responsible for accidents or injuries during your stay especially using any outdoor amenities.
Damage & Travel Protection Insurance
We strongly advise our guests to obtain appropriate damage and travel insurance. These are optional, but strongly recommended for guests to cover any unforeseen events or issues.
Consequences of Breach
Any failure by you or any other occupants to comply with any of the house rules (aka terms, conditions, and policies) may result in a forfeiture of your rights to rent the property, up to and including immediate eviction from the property without refund.
In addition, you are responsible for and authorize us to deduct from any deposit you have made with us and, if your deposit is not sufficient to cover the full amount (or you have not made a deposit), to bill your credit card on file for the full amount of: (1) any damage, theft, or loss that occurs at the property during your stay; (2) a charge of $500 plus tax per violation for any violations of the pet policy, including bringing animals when not authorized to do so) or bringing more pets or different types of pets than specifically authorized; (3) a charge of $100 for failure to pick-up and properly dispose of your pet’s excrements; (4) a charge of up to $500 plus tax per violation for noise complaints during our stay; (5) an additional cleaning fee of up to $500 for excessive cleaning required by the acts or admissions of any occupant during your stay; (6) the full amount of any fines issued by police, other government officials or agencies, utility providers, and/or homeowner associations for violation of any law, ordinance, or rule during your stay, and any damages (which may exceed the amount of fines) that result from the violation.

Refundable Damage Deposit
Require a $500 security deposit which will be charged 3 days before arrival. The property will be inspected at checkout and as long as the house rules are followed & nothing is damaged or broken, the security deposit will be refunded within 3 days of check-out.
