Rodanthe is a special place on the Cape Hatteras National Seashore and we hope you enjoy the wildlife, birds, sports & beach at our own private escape! SLEEPING ACCOMMODATIONS
4 bedrooms -all with water views overlooking the sound. Each room has accesses to a shared- covered balcony with Polywood Adirondack chairs for your lounging convenience!
Main level Bedrooms 1 and 4 have Casper king beds and on suite private bathrooms with custom floor to ceiling tiled showers.
Bedrooms 2 & 3 share a Jack and Jill bathroom with a custom shower - one room has a king bed & the other has a triple full bunk bed.
The first floor lower level is a dry entry from the front and back for all your storage needs. Store your kites, fishing gear, surfboards and beach gear!
Upstairs above the bedroom level is the main living space and the kitchen. Off the kitchen is a loft & includes a pull out queen sofa, desk and chair and ocean views too!
Each bedroom has its own 32” roku tv that you can log into with your own services account info. There is also a 75” TV in the family room!
PARKING
Parking is limited to 4 vehicle(s). Vehicles are to be parked in our driveway only. Parking on the road or grass is not permitted. Any illegally parked cars are subject to towing; applicable fines/towing fees are the sole responsibility of the vehicle owner. We do not offer a solar powered car hook up.

LAWNCARE
We have routine Lawn maintenance at Kites Inn Rodanthe. You dont have to do anything, just a heads up that our maintenance crews might say Hello and do their thing!
WATER SPORTS
Rodanthe is know for world class winds and one of the the top kiteboarding and surfing destinations in the world! Within a one minute walk you can rent from our friends at Rodanthe Watersports and grab a kayak, paddle board! Get some lessons from Hatteras Sail shop for kite lessons! Be sure to play on our beach and check out the beautiful beaches across the street or get an ORV permit to drive on the beach and really get to know our outdoor playground! We love to rent jet skis, paddle board and kayaks too! We hope you get to try kitesurfing soon! You will be amazed!

Please use the outdoor shower (hot & cold), or the hose or brush provided to rinse off sand before entering our home.
ENTERTAINMENT
In addition to the family room, many deck spaces, sound front beach (please watch young ones at all times) youll find a high speed WIFI mesh network, 75 LG TV in main living, 32” Roku TVs in all 4 bedrooms. All TVs use Roku remote as main remote. Log into your paid services. Roku guest mode will log you out of all services upon checkout date you select.

OUR YARD
We have a beach entry to the sound. Sea grass does visit us an we have left a rake- this is a natural sand beach with a large body of water that has marine life which includes the sea grass. We have no control over this but just remember it feeds the wildlife and sea life and is necessary for other species. Please watch your children at all times as the water is right outside our door! We have a large Jenga game, swinging chair, outdoor shower, and locked owner closet but the dry entry and hooks are for your use! Please just put back the beach gear after you leave.
BEACH ACCESSORIES
Please feel free to use our boogie board or surf board during your stay. If it’s lost or stolen you will be responsible for replacement. We also provide beach chairs and some toys.
HEAT / AC
Guests, please do not turn A/C lower than 72 or Heat higher than 70. This can cause Heat pump type systems to freeze up. There are two thermostats, one upstairs and one downstairs. Also please leave the fan remotes on the wall to avoid them being misplaced.
Note: with the wall of windows, in the summer months, the morning sun will warm the family room so please try and remember to close the black out cellular shades in the front of the house.

There is a a drip coffee maker. Bring your own Coffee and cone filters. We are walking distance to two wonderful coffee shops! We also have stocked our kitchen for all your cooking needs!
WIND
There will be a chance of high winds during your stay- that’s why us Kiters love it here! PLEASE be mindful!
SAND and PETS
There is a hose for your feet and your puppies feet. You will get sand everywhere as we are on the beach. Try for your own sanity to let “Fido” dry off before they run coocoo circles through the house after a swim.
WILDLIFE & PESTS
The Outer Banks is known for its variety of birds. Given the climate, you should expect to see insects like beetles and waterbugs/palmeto bugs. We have monthly PEST control and do our best to mitigate the occurrences.

➜ CHECK IN/OUT
Check-in is at 6pm and check-out is at 10am. While we try to go above and beyond to accommodate our guests, we cannot offer late departures. This is to allow our cleaning crew, who are on a tight schedule, ample time to make sure our home is thoroughly cleaned and sanitized before and after your stay. If you check out late, there will be a minimum $150 fee. Thank you for your understanding and cooperation with this. Early check-ins will be dependent upon whether there is a guest preceding your stay and any scheduled maintenance.
➜ WAIVER & RELEASE of LIABILITY: The owners urge all guests to use the features, facilities and its grounds in the safest manner. Use of all features, including but not limited to the use of stairs, grounds, and appliances are done at the guests sole risk. Guests understand that they are fully responsible for use of all features and owners shall not be liable to guest for any claims related to illnesses, demands, injuries, damages, or actions arising out of or in connection with the misuse of facilities, natural events/disasters or general accidents on facility grounds. Full refund for cancellations made within 48 hours of booking, if the check-in date is at least 14 days away. 50% refund for cancellations made at least 14 days before check-in.
Notes
House rules: we want to make sure your experience is enjoyable but we need to follow the house rules listed below.
House rules: Homes are rented to family groups only. No fraternities, sororities, church, school, civic, or other non-family groups are permitted. Additionally, all family members less than 27 years old must be supervised by at least two accompanying adults 35 years of age or older at all times during the tenancy.
Dog policy: We have a two dog maximum. Animals of any kind are not permitted except dogs unless additional dogs are disclosed and pre-approved at time of reservation. An additional $200 per week /per dog non-refundable dog fee plus all applicable taxes is charged for each approved dog. Any non-declared or unapproved dogs will be charged the standard $200 per week non-refundable dog fee as well as a $200 per week non-declared dog fee for a total of $400 per dog per week plus applicable taxes. The dog fee may not be removed from the reservation. An animal of any kind other than the discloses dog the Premises of a our house is absolutely prohibited, a material breach of this agreement, grounds for immediate expedited eviction, will cause forfeiture of all rents and fees paid, and will be subject to the same $400 per dog per week fee as wells as the cost of full carpet cleaning and flea treatment. This rule is strictly enforced! We reserve the right to inspect Premises without notice to verify compliance. Dogs are strictly prohibited in the pool or spa.
Absolutely no smoking/Vaping in a Non-Smoking/Vaping Home. If our cleaning/inspection staff detects evidence of smoking/vaping within a non-smoking/vaping home, Tenant will be responsible for the entire cost of cleaning and deodorizing and hereby authorizes any such costs to be charged against the credit/debit card used to make any previous payments associated with this reservation. Non-smoking/vaping rules are strictly enforced.
Mobile Homes, Tents, RVs, and Campers No mobile homes, trucks with campers, camping trailers, tents or other accommodations of any type are permitted on the Premises during tenancy. Violation of this rule is a material breach of the agreement and grounds for immediate expedited eviction.
Electric Vehicle Charging No charging of electric vehicles is permitted at the Premises. Tenant agrees to pay an additional $500 fee plus taxes for each unauthorized incident of electric vehicle(s) charging at the Premises, i.e. – two charges to one EV or one charge to two EVs would result in a $1,000 fee. We will have absolute and sole discretion in determining if a violation has occurred and Tenant hereby authorizes any such fees to be charged against the credit/debit card on file used to make any previous payments associated with this reservation.
No weddings, receptions, parties, events, or other large gatherings, which would exceed the intended occupancy of the Premises, are permitted unless pre-approved in writing by us at time of reservation. A cash security deposit and event fee will be charged for all approved events. Violation of these terms may result in immediate expedited eviction without refund per the N.C. Vacation Rental Act.
Maintenance and Repairs Every reasonable effort is made to keep our property and its equipment in good working order. Please notify us promptly of any difficulty you incur during your stay. Due to the remote nature of our area and the inability to obtain replacement parts quickly, immediate servicing of malfunctioning units may not be possible. Therefore, dishwashers, microwaves, washers, dryers, TV’s, VCR’s, DVD’s, Blu-Ray players, stereos, wireless internet, Bluetooth, air conditioners, hot tubs, swimming pools, elevators, luggage lifts and other non-essential items cannot be guaranteed to be operational. upon notice by Tenant, will make every effort to have such items repaired as quickly as possible. Replacements are not provided. There will be no refunds or discounts for such non-operational amenities. Owner and/or Agent shall have the right to inspect Premises during tenancy and make repairs during the rental period.
Pools and Spas: Pools and Spas are to be used at the Tenant’s and their guest’s own risk. Spas are prepared for Tenant’s use prior to arrival. Should the spa become unsanitary at Agent’s discretion, the spa will be shut down for the remainder of the stay or Tenant may pay an additional fee to have the spa emptied and refilled. Please see posted rules of use to avoid unsanitary conditions.
Evacuations, Closures, Inaccessibility, Hurricanes and Travel Insurance If a mandatory evacuation is ordered by Dare County, Tenant agrees to follow Hurricane Policy and Procedures as directed by Agent and evacuate as instructed. Failure to do so will constitute an act of trespass and will initiate an immediate expedited eviction process in which Tenant will be evicted and not allowed to return to Premises after the evacuation order is lifted. Owner and Agent provide NO REFUNDS DUE TO VOLUNTARY OR MANDATORY EVACUATION AS A RESULT OF MAN-MADE EVENTS OR ACTS OF NATURE OR INACCESSIBILITY FOR ANY OTHER REASONS SUCH AS GOVERNMENT ORDERED TRAVEL RESTRICTIONS OR AREA CLOSURES, ROAD CLOSURES, SUSPENSION OF FERRY SERVICE, STORMS OR STORM DAMAGE, OTHER GOVERNMENTAL ACTS OR ACTS OF GOD. Owner and Agent strongly recommend the purchase of travel insurance as noted during the booking process. The insurance amount is shown on page 1 of this lease and is non-refundable. Tenant may elect coverage by initialing the appropriate space on page 1 of this Agreement and paying the adjusted amount. Insurance cannot be purchased after final payment has been made. The Travel Insurance terms and conditions are made and administered by the insurer (please refer to a copy of their Insurance Policy for specific information). Agent receives a fee from the insurance company.
Attorney Fees and Court Costs If either party fails to keep and perform any agreement or provision hereof, the non-breaching party shall be entitled to recover reasonable attorneys' fees and any and all other expenses incurred in any actions instituted to enforce the provisions of this Agreement, including filing fees, court costs, and court reporter costs. The parties specifically acknowledge each has been advised that under Bromhal v. Statt, 341 N.C. 702, 462 S.E.2d 219 (1995) the Supreme Court of North Carolina has held that provisions such as this one whereby a breaching party is required to pay the non-breaching party's attorneys' fees are valid and enforceable. Failure to enforce any specific provision of this Agreement does not constitute a waiver of any additional provisions or remedies by either party.
Legal Rights Each party, at the time of the execution of this instrument, has had the opportunity to review this Lease, with counsel of their own choosing and has decided not to seek any additional legal counsel and to waive any legal rights he, she, they or it may have in addition to those provided herein, and warrant they have executed this instrument freely, understanding the full and precise meaning of this instrument
Jurisdiction and Venue Any dispute arising out of this lease will be interpreted under the law of the State of North Carolina and the venue and jurisdiction to interpret any provision hereof or the breach hereof will be in the General Courts of Justice of Dare County, North Carolina, either the District Court or the Superior Court Division depending on the amount in controversy.
