Well appointed primary suite with sitting area and private deck overlooking the Bay. On Suite bathroom with his/hers sinks and walk in shower. 50" TV and black out curtains make this THE room in which to stay.

Kids Room

Fun and full of color - this room is where the kids want to be! Room has queen bed and day bed with trundle along with its own bathroom. Room is on the east side and has views of the beach.

2nd Floor King aka "Tommy Bahama"

1 king bed

When putting together the design for this bedroom, we inadvertently fell on wicker and dark furniture and it immediately became known as the Tommy Bahama room. The large king sized bed and wicker furniture will instantly transform you into thinking you are staying at a resort in the Keys. You never have to leave this floor as this room includes a desk/chair, large screen TV, and is just steps away from the Great Room (where the food and drinks reside).

The furniture in the Great Room was meticulously chosen for comfort and style. From the perfectly placed reading chairs that look out onto the Bay to the ever so comfortable sofa bed, you'll have a hard time leaving this room, especially with the 65" smart TV :)

The property will be inspected prior to your arrival and after your check-out. By choosing to stay with us, you are agreeing to the following. Any deviation of these rules may result in loss of some or all of security deposit, or termination of the reservation:

❖Once you arrive, please take a moment to review the building HOA Rules & Regulations as well as the Grilling Guidelines located in the welcome packet. These Rules must be adhered to.

❖NO Parties! If there is evidence of a party taking place, you will be asked to leave and will forfeit the rest of your stay. Any damage may result in the loss of some or all of your security deposit. You may also be charged for any damages above and beyond the security deposit.

❖NO Overnight Guests that were not included in the original reservation or disclosed to Alex and Jennifer prior to arrival. Extra guests that were not originally accounted for create liability issues and may be asked to leave. Extra guests above 6 (up to 6) will be subject to extra nightly charges.

❖Please notify Jennifer or Alex if there are any damages and/or maintenance issues that require attention. Please do not attempt to make any repairs and/or changes to the townhome. Any evidence of such will result in a forfeit of some, or all of the security deposit.

❖Please keep property and all furniture, fixtures, and misc. items in the same state and condition as found at the beginning of the rental. Please do not rearrange furniture.

❖NO Smoking or Vaping inside the townhome. If you must smoke, please do so on one of the balconies or in the common areas and dispose of your ashes/cigarette/cigar butts appropriately.

❖No beach chairs, toys, etc. inside the townhome. Please store them in the storage closet.

❖Please follow all of instructions on the check-in/check-out sheet (see separate page). Failure to check-out at the designated time may result in an extra fee.

❖Upon returning from the beach, please be sure to wash off any sand that accompanied you back to the townhome before entering, including any beach items you borrowed from the shed. There is a hose located on the driveway.

❖Excessive dirtiness will result in an additional cleaning fee and will be deducted from the security deposit.

Other notes:
- The futon in the master bedroom is best suited for either 1-2 children, or 1 adult (on the shorter side). It is not a standard full size bed.

- There are two cameras outside the townhome, there is a camera on the doorbell at the main entrance that is monitored.

Payment Policy

Upon booking, if the reservation is more than 2 weeks away, then 50% of total amount is due. The rest of the 50% is due within 14 days of the reservation.

Upon booking, if the reservation is less than 2 weeks away, then 100% of total amount is due.

Refundable Damage Deposit

Excessive wear and tear or any damaged/broken items. Refund within 7 days of check-out.

Cancellation Policy

Cancellation within 7 days prior to your check-in dates forfeits your security deposit.
