️This agreement is made between the booking traveler, referred to here as “Guest(s), and property owner(s), referred to here as Host(s)”
️By booking this Short-Term Rental, Guest(s) agree that if any house rule or state law is broken, the Guest(s) reservation will be forfeited, the Guest(s) will be required to leave immediately and there will be no refund issued to Guest(s).
️Guest(s) accept and agree to pay the total amount in the original quote at the time of booking.
️Local Inquires: If prospective Guest(s) are local to KING County, Host(s) require a message be sent prior to booking the Airbnb
️Host(s) insurance requires Guest(s) be 21+ to reserve.
️ID: To book via the Instant Book feature, if Guest(s) have no reviews or if Guest(s) have any reviews lower than 4 stars, we require a copy of Guest(s) Driver's license within 48 hours of Guest(s) stay or if Guest(s) stay begins within 48 hours of booking, ID will be required at the time of booking.
️If Booking Guest has no reviews or is a short term booking: In addition to a Driver’s License, Guest will be asked for an additional $500 Security Deposit (up to $1000).
️For insurance purposes, all Guest(s) must submit the full legal name(s) of anyone else in their group.
️According to Airbnb policy, the guest(s) who book reservation must be present for the entirety of the stay. Any 3rd party bookings is subject to immediate cancellation and termination of reservation without refund.
Check-in: After 4 pm. Guest(s) will be given a group specific code for Check In. The code will only be activated at the time of Guest(s) Check In and remain activated throughout Guest(s) stay. If Guest(s) decline the door code and require a key, a code will be provided for the lockbox. If the key is lost, Guest(s) will be charged $30.
Check out: 11 am. We ask our cleaners to provide top-tier cleaning for our Guest(s) and they work very hard to ensure they do. With this in mind, we ask that you respect the 11 am check out time as the cleaning team is on a time crunch and usually has other homes to clean too. By booking this Short Term Rental, Guest(s) agree if they haven’t received Host(s) written consent for late checkout, to pay a $50 fee if they haven't checked out of the property by 11:30 am (and $100 additional for each half hour thereafter).
Cancellation Policy: We have a Firm Cancellation Policy. Guest(s) who cancel within 48 hours of booking or at least 30 days prior to Check In will get back 100% of the amount paid. If Guest(s) cancel between 14 and 30 days before Check In, they’ll get back 50% of the amount they paid. Any Guest(s) who cancel with fewer than 14 days before their Check In date will not qualify for a refund. A partial refund may be extended for any days Host(s) are able to fill.
Security Deposit: Guest(s) must submit a Fully Refundable $500 security deposit at the time of booking. In order to protect Guest(s), Host(s), and Cleaning Team, our cleaning team takes video prior to Guest(s) arrival and upon their departure. If the property is left in such condition that no additional cleaning fees are charged to Host(s) by the cleaning team and/or that no property is damaged, Host(s) will return the entirety of the security deposit to Guest(s). If there is any damage or additional cleaning fee assessed, the amount necessary to replace the item(s) and/or for the additional cleaning fee will be deducted from the Security Deposit. If the cost of the damage is more extensive than $500, Guest(s) also will be charged for that amount.
Pets : No pets or animals are allowed at this property. Any unauthorized pets/animals brought by Guest(s) at the home will result in Guest(s) forfeiting their booking, being required to leave the property immediately and paying a $200 fee as well as any additional cleaning fees that apply.
Guest(s) Maintenance: The Guest(s) agree to maintain the premises in a good and clean condition and use the property only in a careful and lawful manner.
Community: This is a very quiet and community-oriented neighborhood. We deeply value our neighbors and want to do everything possible to respect them. Many of them essentially built the area making it possible for all of us to enjoy it. Guest(s) agree to do all possible to show them respect, kindness and support their enjoyment of our homes.
Parking: You may park in any 2 spots in the lot above the house. A $350 fine for any/every extra vehicle in excess of the 2 total allowed in the parking lot will be assessed and it is possible neighbors will have it towed. All spots are adjacent to family homes. In order to ensure they can enjoy their home in the way they prefer, Guest(s) agree to not play audio music that is loud enough to be heard from outside car, speak loudly (shout/yell), or spend more time than is necessary to load/unload.
Path to Home: The approx. 2-4 min path to our home is almost entirely lined in either concrete, gravel or stairs. Some surfaces are level, others are not. Guest(s) agree to use caution when walking and wear appropriate footwear. We’ve added anti-slip strips to the steps to the property and lights from midway down for your ease. Guest(s) agree to be aware that quiet hours pertain to the path as well and maintain lower voices at all times on path as well as to be polite to neighbors who live here full time when passing. While all possible is done to maintain and monitor the path, Guest(s) understand that the path is in a natural setting and both natural and man-made conditions can change in short period of time. With that understanding, Guest (s) agree that the use of the path is at their own risk. As it is a fully natural habitat, Guest(s) agree to leave it as they find it—making sure not to leave trash or any other byproduct on it.
Beach Access: The beach directly in front of property to the tidelands belongs to Host(s) and can be fully accessed by Guest(s) via the stairs adjacent to yard. Guest(s) agree to only use the designated stairs to access the beach and permitted area of the beach —directly in front of the property and all the beach between the property and the pier of the Des Moines Beach Park. Guest(s) agree that, at no time, will they walk in the direction of other homes on the beach as that specific beachfront is private property and it is prohibited. Guest(s) understands that any first complaint Host(s) receives of Guest(s) of walking on home-lined beachfront will result in a $350 fine will be assessed for walking on beach in direction of other homes as it is considered trespassing on neighbors property. Walking on/enjoying the area directly in front of our property and in the direction of the Marina is permitted and encouraged however!.
Yard + Beach Safety:
️High Tide—While low tide can expose over a hundred feet of tidal flats, the water at high tide can come in rapidly covering every part of the ground up to the top of the concrete bulkhead. Guest(s) agree to carefully watch the tides, use caution and as they see it rising, react accordingly in heading immediately back to the yard.
️Swimming/Ocean—Guest(s) agree that if they choose to venture into the water to walk or swim, they do so at their own risk. Guest(s) agree to do so with caution and to only do so during calm outdoor conditions. Guest(s) agree not to dive in to water or push one another into water whether from the beach, bulkhead or any other surface.
️Bulkhead—The concrete bulkhead is approximately 14’ high, has a sudden drop off and can remain slippery even when it appears dry. For their safety, Guest(s) agree to not sit on or walk along the perimeter of the concrete bulkhead at any time as well as to use abundant caution when near it (that includes but is not limited to refraining from playing ball related games anywhere near it).
️Exploring Surrounding Beach Area—Guest(s) understands beach is filled with living organism (including crabs, jelly fish etc…) and they may be met with jagged and/or slippery surfaces underfoot at times. Guest(s) agree to a t accordingly with the appropriate caution. Guest(s) also agree to not scramble up rocks.
Children: Guest(s) understand that because of its positioning on the ocean and the lack of wall along the perimeter of the 14’ high bulkhead especially, this house is not child-proofed. Host(s) however have
made a baby gate, magnetic child locks on lower cabinets, a baby Pack N Play pen that can also be used as a crib, a carrier as well as a booster seat for children designed for children up to 3 yrs, outlet covers, and removable table corner guards available for Guest(s) use. If Guest(s) chooses to come with a younger child/children, they consent to use the baby gate at any time the door to the outside of home is open. By bringing children during their stay as Guest(s) at property, Guest(s) as well as any visitor(s) of Guest(s) agree that they alone are responsible for monitoring, caring for and protecting any children in their party as well and will hold Host(s) and their agent(s) harmless for any injury to child/children or any Guest(s) injured while trying to care for or protect child/children.
Shoes: If Guest(s) health permits, please remove shoes when in the house. Sand and salt are tucked everywhere outside and do a number in damaging home floors. Bringing slippers or socks is a great packing addition.
Smoking: Guest(s) agree to not smoke inside the home or within 15 feet of the home or outdoor furniture.
Fireworks/Hazardous Materials: Guest(s) agree to not use fireworks or any other hazardous materials in or on the premises.
️“Starter Materials”: Host(s) will provide "Starter" (a set amount) Coffee, Tea Bags, Sugar, Toilet Paper, Paper Towels, First Aid Kit, Salt, Pepper, Olive Oil, Hand Soap, Body Wash, Shampoo, Conditioner, Laundry Pods, Dishwasher Pods and 2 Tanks of Propane. Guest(s) are responsible for purchasing any more of those items or anything else they need.
: Please do not move indoor furniture and please do not bring any indoor furniture outdoors as the salt water is corrosive and damaging to it.
Router: The home is equipped with a Wi-Fi router. If Guest(s) experience any difficulty with it, they agree to contact Host(s) for resolution. At no time may Guest(s) unplug the device for any reason. Tampering with or unplugging the router will result in Guest(s) reservation/stay being terminated with no refund.
Internet/TV: High-speed wireless internet and smart TV is provided as a convenience only and is not integral to the agreement. No refund will be given for outages, content, lack of content, speed, access problems, lack of knowledge of use, or personal preferences with regard to internet service.
Trash Collection: City trash pick up is every Tuesday morning. Please put any full trash bags in bins by our stairs by Monday afternoon and lock bins each time after they are opened in order to prevent our friends who call the outdoors home (the animals that live on land surrounding property) or gusts of wind from flipping cans over spreading the trash everywhere.
Parties & Loud Noise: Parties, loud noise, and events are prohibited at WA state Short Term Rentals and are not allowed on this property. Not only can they be disruptive to neighbors but Host(s) can be fined huge sums or even forced to shut down the Short Term Rental, if there is a party of loud noise. If Guest(s) have any parties, cause loud noise that disrupt neighbors after being warned or host an event they will automatically forfeit their reservation and be required to leave the property with no refund. Guest(s) further agree that if Host(s) are fined, the Guest(s) will be charged for that fine.
Unauthorized Guests/Visitors: If Guest(s) have any unauthorized person–someone not specifically identified on Guest(s) reservation or who Host(s) haven’t been given specific express prior approval to be on property, Guest(s) reservation will be canceled with no refund. All Guest(s) not specifically listed on the reservation (even those approved of by Host(s)) must leave property before 10 pm.
Ring Surveillance: Any number of people on the property above the approved number on the reservation (or number consented to in writing by Host(s)) will be considered a “party.” In order to affirm the correct number of guests are present on the reservation, we will check our Ring surveillance cameras at check-in, during check out, and if we receive neighbor complaints. To protect Guest(s) and Host(s), the cameras in north side, south side, and over the patio of the house will continuously record but will not under any circumstance be viewed unless there is property damage or a gathering of such nature that it requires Host(s) to cancel the reservation. Any tampering with, covering/obstructing or shutting off of cameras will result in an immediate termination of reservation, removal of all Guest(s) from property and no refund. There are zero cameras inside of the home or with any view of the inside of the home.
Ring Alarm System: There are alarm devices on the property but the system is turned off during Guest(s) stay and has no recording properties whatsoever. Any tampering with of the system installed on the walls or elsewhere will result in a $250 fee.
Quiet Hours: Quiet hours are between 10 pm-8am. Please enjoy yourself but limit all noise during these hours in order to be considerate to our neighbors and community. If neighbors complain, Guest(s) may be fined $300 per complaint after 1st warning.
Noise Monitoring Device: In order to do all possible to ensure noise is not disruptive to neighbors and in an effort [it may not always be possible] to communicate any noise related concerns to Guest(s), the backyard is equipped with a noise monitoring device. The device tracks decibels, counts mobile devices present, notifies Host(s) when noise has surpassed a threshold but does not have the ability nor does it record sound or Guest(s) data of any kind.
Hybrid Kayaks/SUPs: There are 2 hybrid kayak/SUP boards for your enjoyment. There are a variety of life jackets available for your use. Guest(s) understand and agree that in order to use either kayak or SUP, Guest(s) must wear life jacket(s) at all times Guest(s) are using kayak(s)/SUP(s) and sign a waiver. Once waiver is signed, Host(s) will send code to unlock kayak(s)/SUPs. While beautiful, the Sound waters are cold year-round, the power of waves and wind can change quickly and forcefully, both small and large boats cross the waterways that may not be able to stop in time for kayakers/SUP boarders and there are animals of all types that live below the surface. Guest(s) agree that if they choose to use either a kayak or SUP board, they do so at their own risk and assume the full responsibility for any outcome during use including any severity of bodily injury or death.
Using Hot Tub Responsibly: Guest(s) agree they swim and use hot tub at their own risk. Guest(s) agree to accompany all children under the age of 14 and anyone requiring a guardian/extra support as well as that it is their exclusive responsibility. Guest(s) agree that when they use hot tub or area around any of the above that they will not dive in, run, pee in, push one another, eat in or use glass in or nearby the hou. Guest(s) agree to not use the hot tub under the influence of alcohol, narcotics or medications and to not to use any of them in the hot tub. Guest(s) agree that anyone who qualifies as elderly, those who are pregnant, anyone with heart disease, diabetes, high or low blood pressure, any serious illness or illness that could cause health complications while using pool and/or hot tub will consult doctor before using swimming in ocean and/or in hot tub. Guest(s) agree to not enter the hot tub if temperature on heat pump shows that it is over 104 degrees F, to not use soaps or oils in spa and that it is strongly advised to limit soak to 15 minutes. Please note: Rules and safety guidelines for hot tub use are also located in backyard on side of house.
Hot Tub Heating: Spa/hot tub heating is included as a part of Guest(s) reservation and can be set according to Guest(s) preference by pressing the arrows located on the Heat Pump on side of house.
Host(s) Inspection: We highly value your privacy and enjoyment of the home. Host(s) will do all possible to give Guest(s) complete privacy during stay. Outside of a critical maintenance need, Guest(s) can guarantee this by following the above Rules as Host(s) maintain the right to inspect the premises when notice is given to Guest(s) as stated in applicable state laws.
