We are so glad you've decided to stay at our house! Please read through and acknowledge the house rules below. They are simple, straightforward and are in place to ensure you have a 5-star experience with us.
1) Check-in is 3pm and checkout time is 11am. Late checkout is subject to a $100 fee per hour up to 2 hours thereafter. If late checkout exceeds two hours, there will be a base nightly rate charge without any discounts applied for an additional day.
2) NO PETS. Unapproved pets will result in immediate termination of booking and $500 cleaning fee.
3) No events/parties permitted. Excessive trash (exceeding the trash bin size) will result in extra $200 fee.
4) Please respect community quiet time between the hours of 10pm-6am. Excessive noise complaints will result in immediate cancellation of booking without refund.
5) No smoking/vaping inside. Smoking inside will result in immediate termination of booking and $1,000 cleaning fee.
6)Please use the garage at your convenience or park on the driveway overnight. Open the garage from inside with the open button (by the door connecting garage and house)
7) Covering or disabling cameras, damaging smart lock will result in $500 fee.
8) Minimum age requirement is 23.
9) Do wash the dishes.
10) No shoes inside the house.
11) Baby gates, pack and play and booster are provided, please plan accordingly if you are traveling with little humans who need to be safe around the stairs. Use this equipment at your own risk and responsibility.
12) Please report any issues immediately(within 24 hours) to us- we will do everything possible to fix them right away to provide for the most comfortable experience.
13) Visitor limitations: a) a total of up to 11 people on the property at any time (including guests booked plus their visitors).
b) visitors are welcome before 9pm only, to avoid noise disturbances for our neighbours late into the night
14) Please understand we are in close proximity to forests and undeveloped land. You might see or encounter wildlife while in our neighborhood and/or in and around our home, including; but not limited to: frogs, geckos, birds, bees, wasps, mosquitoes, spiders, ants, crickets, bugs, mice, boxelder bugs, and Japanese beetles to name a few. These creatures reside in nature and we have no control over them. We do spray in advance in and around the home regularly to reduce the incidence of bugs; however, we cannot control mother nature and therefore do not refund if you encounter her business during your stay

Rental Party: The rental party shall consist of the Primary Guest (no third party bookings, meaning the person who made the booking must be the person staying at the property), and the said names in the VRBO message of the other guests mentioned when making the reservation. I have and will evict all guests if the primary guest is not staying at the property with no refund. The Primary Guest is responsible for ensuring that the accommodation is left in the condition it was in upon check-in. Primary Guest shall be liable for any damages caused by his or her own acts and omissions (including without limitation failure to timely vacate the accommodation) and also for the acts and omissions of any individuals that the Primary Guest invites or otherwise allows into the accommodation. After the booking of reservation, no additional guests shall occupy the premises without written permission of the Homeowner. If additional guests are approved, the maximum number of Occupants shall not exceed Eight (8) people. The maximum number of vehicles allowed to park on the property is limited to a maximum of 5 vehicles (subject to 5 vehicles being able to fit on the driveway and in the garage). The primary guest must have Government-issued ID, Previous Host Recommendations, and Respond to my Pre-Booking Message asking for email, cell number, ages and legal names of all guests, and agreeing to the Occupancy Agreement (in Additional Rules) which I will email also to the Primary Guest.
2. Extra Fees: Guests booking more than one week at a time will be charged additional weekly cleaning fee of $100/week for light cleaning and fresh sheets and towels that will be amended to reservation cost.
3. Security Deposit: Any damage to the Property during the term of the lease or additional cleaning required will be paid from the security deposit and the balance remaining (if any) will be refunded to the Primary Guest(s) within 14 days after the Check-out date or per the respective booking
