2 bedroom/2 bath end unit ranch condo for lease. Located within the Villages of Emerald Bay off Vanderbilt Road in north Naples, FL (Collier County). Within this furnished unit is a living room, dining room, eat in kitchen with all appliances, screened in lanai, laundry room with washer/dryer & one car attached garage. Flooring throughout condo is Porcelain Tile except for screened in lanai has ceramic tile. Close to many restaurants, shopping and beaches (Barefoot, Vanderbilt & Wiggins Pass). 20-30 minute drive either to Ft. Myers or downtown Naples. There are two pools/hot tubs, tennis/pickleball courts and many social activities within season to participate in. This rental is a minimum of 90 days. HOA requires a $150.00 (non-refundable) application/background fee. HOA decides on approval or disapproval of potential guests to lease property. If approved HOA conducts an interview with potential guests. All paperwork (signatures of potential guests and owners must be submitted at least 60 days prior to leasing out condo unit.
Security Deposit and 1st month rent payment due 45 days before arrival date, 2nd & 3rd month’s rent payment due on the 1st of each month (Daily late fee will be charged if funds are not received by timeframes)

Cancellation Policy
To obtain 100% refund of the $250.00 hold fee, cancellation must be made by date the owner provides at time of booking, otherwise, the $250.00 is non-refundable (unless HOA disapproves potential guests rental of unit/property).
After signing Condo Lease Agreement and potential guests needs to cancel there will be a $200.00 cancellation fee charged. If potential guests needs to cancel they must do so 45 days before occupancy of lease rental and any funds paid in advance to the 45 days will be refunded except the $200.00 cancellation fee and the $250.00 hold fee. If cancelled after the 45 days before occupancy the potential guests will be responsible for the full amount of lease payments and partial security deposit.
