The townhouse has three bedrooms: a master bedroom with a king-size bed and a full bathroom. The 2nd bedroom has a queen bed, and the 3rd bedroom has 2 bunk beds (4 twin beds). There is a full bathroom near the 2nd and 3rd bedrooms. The living room has a gas fireplace, a 50" TV with Flex streaming device, a sofa sleeper, a full kitchen with stainless steel electric range and microwave, a refrigerator, and a dishwasher; the dining area has a large 8-person table; a covered deck; a washer and dryer; and an additional half bathroom on the first floor.

Policies and Rules
~~GENERAL REQUIREMENTS~~
It is your responsibility to explain the following rules to all Guests (and any Visitors) in your party and all Guests (and any Visitors) must respect the property they are occupying and comply with all House Rules and any other instructions from the Owner during their stay.
~~CHECK-IN~~
Check-in time is at or after 4 p.m. MST. Address, check-in instructions and driving directions (if needed) will be provided after balance is paid and 10-7 days prior to check-in. The pass code to enter the property will be sent via email. This code will be unique to each guests stay. If for any reason the Guest has difficulty entering the property, or is locked out the guest should contact the Owner immediately for assistance. Entering the wrong code too many times will activate the safety lock-out. Do not break windows, doors, or locks to gain entry. It is recommended the guest do a walk through at check-in of the property to avoid being penalized for damage incurred prior to the guest’s stay. If the premises appear dirty or damaged upon Check-in, Guest shall inform Owner immediately. Unless notified or granted in writing early check-in is not allowed.
~~CHECK-OUT~~
Check-out is at or before 10 a.m. MST on the day your booking ends. Guests should follow check-out procedures outlined in the Guest’s Welcome Book. Failure to leave the property in good working order could incur extra expense for the Guest as deducted from the deposit or assessed. Please report any accidental damage by Guests before leaving.
~~GUESTS AND VISITORS~~
People other than those in the Guest party may not stay overnight in the property. Any other person in the property is the sole responsibility of Guest. Guests are not allowed to exceed the maximum occupancy limit of 8 people at any time. If Guest exceeds the occupancy noted above, all guests and visitors to the Property will be immediately evicted without refund for unused days remaining. Owner enforces occupancy rules to ensure fire safety codes observance and preventing overload electrical, mechanical and plumbing systems. No subletting of property by Guest at any time. Guest must be in residence during the entire rental period.
~~CHILDREN~~
This Vacation Rental is not childproof. Guests are fully and solely responsible for the safety and security of their children at all times and must always be in the same room with their children.
~~SHOES~~
Guests shall remove shoes when inside home. We keep the floors squeaky clean for our guests’ enjoyment, so we have a no shoes policy inside our home.
A cleaning fee will be assessed for any mud/stains on the carpet or excessive amounts of dirt on the hardwood area.
~~WI-FI~~
Wi-Fi is a privilege and not the right, it is provided free of charge and Owner is not responsible for downtime. No downloading or viewing of copyrighted or illegal materials is allowed. Any copyright infringement or downloading or viewing of illegal materials by Guest will be subject to release of Guest’s information to the copyright holder or police for further action.
~~ TV ~~
I don’t have cable, but I have Xfinity Flex streaming device and you are welcome to stream Netflix, Prime, Hulu, Xfinity etc. with your personal accounts. You may want to bring headphones if you watch during quiet hours. Please do not disconnect or rearrange any wiring to or from the TV.
~~PARKING~~
Parking is limited to 2 vehicles. Vehicles are to be parked in designated parking areas only. Parking on the road is not permitted. Any illegally parked cars are subject to towing; applicable fines/towing fees are the sole responsibility of the vehicle owner.
~~HOUSEKEEPING~~
There is no daily housekeeping service during your stay due to latest CDC guidelines, please keep the kitchen, living room, bathrooms and other rooms clean and tidy. If you make a mess, clean it up!
~~PETS / ANIMALS~~
No animals or pets of any kind can be kept, allowed or permitted on or in the Property - except with prior written authorization of Owner. Guests who bring animals or pets without approval will be charged a $300 Pet Fee and will be immediately evicted from the Property without refund for remaining days on reservation.
~~SMOKING / MARIJUANA~~
No use of tobacco or marijuana product in any manner or in any form, including, but not limited to cigarettes, smokeless tobacco, and electronic cigarettes, is permitted at the property. No marijuana, medical or otherwise, may be used, stored or consumed at the property. Guest agrees to pay a $1,000.00 Smoke Damage Cleaning Fee if any sign or smell of smoke is encountered by Owner or housekeeper after guest checks out. This fee will cover costs to remove odors from the home, and lost revenue during cleaning. If you need to smoke, you can step out outside and pocket your butt.
~~HEIGHBORS AND QUIET HOURS~~
Guests and Visitors must be friendly and courteous, and treat the neighbors as they would like to be treated. Respect the neighbors and their property. Guests and Visitors must be considerate of the neighborhood and neighbors’ right to the quiet and peaceful enjoyment of their home and property, especially during quiet hours from 10p.m. until 8 a.m. The Summit County Sherriff’s Office may be contacted if Summit County's noise ordinance is not followed. Any disturbance triggering a visit by police will require immediate eviction of all Guests from Property. No refund will be given for the unused portion of the Guest’s stay.
~~LINENS AND TOWELS~~
Linens and towels are provided and included in the rental rate. Please be respectful of bed sheets and towels. Makeup/foundation, face medications/creams, and tanning products will stain and/or bleach linens/towels. Please avoid using white hand/bath towels with all skin products, also do not use them to wash vehicles, bikes, skies or snowboards, clean shoes, remove make-up or after you color/dye your hair. Guests must not to wash laundry belonging to the Home in order to hide stains. Housekeeping will wash all laundry. Un-salvageable linens/bath towels will be charged to the guest (bath towel $15, hand towel $10, wash cloth $5, bath matt $10, twin sheet $20, queen sheet $30, king sheet $40, pillow case $10).
~~TRASH~~
All trash must be bagged in plastic bags and placed in the trash dumpster outside. No littering. Do not throw garbage out the windows into the yard. The yard is to be kept clear of garbage and debris at all times. Cigarette butts should be properly extinguished, cooled and disposed of in a trash receptacle outside the House.
~~PARTY AND EVENTS~~
Parties and large gatherings of any kind are strictly prohibited on or at the Property. No Events. Any vendors entering the Property are prohibited.
Any small gathering must comply with other rules set regarding Noise, the Neighborhood and number of Guests.
Violations of the above House Rules or Rental Agreement conditions will result in immediate termination of stay with no refund of any kind and forfeiture of Rental Deposit.

I don't appreciate and find it offensive that you are lying about me being defensive. You were quite rude and obnoxious, and you didn't listen to anything I had to say, so I didn't get a chance to explain to you why nobody came to plow off less than an inch of snow. If you would listen and didn’t end the conversation abruptly, I would say that the snowplow only comes when there are at least 4 inches of snow on the ground.
Next time you’re a guest somewhere, I would recommend that you research the area, the weather around that area, and driving conditions more thoroughly. Also, try to be more respectful and considerate of other people, and keep your own issues to yourself.
