Children are welcome. The house is not child proof so parents are responsible for ensuring the safety of their children. There are videos and WII games for children. We ask that an adult load the Blu-ray DVD player and ensure movies get returned to their proper case safely.

There is a covered deck with deck chairs. If someone goes outside to smoke please utilize a safe ash disposal receptacle and be conscious of the fire risk. Please pick up and safely dispose of butts, ashes, etc.

Check In: 4PM - 8PM

The owner will either meet you at the premises or leave front door unlocked. Please text ETA on day of arrival to 603-733-7940 at least an hour out.

Check Out: 11AM

Minimum age limit for renters: 25

I'm not a fan of age limits as I've found many younger adults every bit as responsible and respectful of property as older adults. This is a guideline. If you feel you have a case for an exception to this limit, please contact me directly.

Maximum occupancy: 8

A mix of 8 adults and children. Waivers for an extra child or 2 may be available on a case by case basis. Please contact Bob with requests.

House Rules

Dogs need pre=approval, Madison has a leash law. Quiet hours after 10pm, please keep outside noise to reasonable levels. The Garage/apartment next door is not part of rental and is occupied by property managers and their friendly golden retriever.

Guests are required to remove all trash from their stay. Due to strict local recycling rules, their will be a service fee applied if any trash is left behind.

There are no events allowed, Bachelor parties, etc. This rental is primarily designed for couples with children or groups of friends, although not restricted to that. The 8 person limit is strictly enforced, although additional small children may be allowed on a case by case basis at owner's discretion. Loud, drunken or destructive behavior that disrupts the neighborhood is not condoned and you will be asked to leave without reimbursement. Please do not rent this house if you feel your group will not conduct themselves in accordance with the above guidelines. Check-in is 4:00 PM - 8:00 PM

Payment Policy

Full payment due at booking.

Refundable Damage Deposit

Damage deposit collected upon arrival via personal check or alternative means. Refunded within 7 business days of departure.

Cancellation Policy

Full refund within 48 hours of booking. No refund after that period.
