Welcome to our smoke free, 4 bed 2 bath split level home on NE side of Cedar Rapids that was upgraded throughout. This place has all you need for a comfortable stay in Cedar Rapids!
3 bedrooms on upper level with full bathroom, well equipped kitchen, dining and living rooms. Lower level has the master bedroom, 2nd living room, laundry room, another full bathroom and wet bar/kitchenette.
All bedrooms have blackout curtains and blinds.
Floors are either tile, hardwood or luxury vinyl planks - no dust trapping carpets.
Kitchen is stocked with microwave, kettle, toaster, filter coffee maker, Brita water filter, complimentary tea & coffee supplies, dishes, pots & pans needed to cook a meal.
We provide all of the amenities you need including toilet paper, linens, towels, soaps & shampoos.
3 Roku TVs available to stream your favorite content (one TV in each living room and in the master bedroom).
Fast WiFi throughout.
Spacious, fenced-in backyard has a concrete patio with picnic table and propane BBQ grill. Fire pit is available on demand.
Certain pets may be allowed. Please contact us for pre-approval. Double cleaning fee will be charged to all reservations with pets.

Policies and Rules
House Rules –
- No smoking or vaping permitted inside home. Failure to abide by this rule will result in $500 extra cleaning fee to remove odor and stains.
- Certain pets may be allowed. Please contact us for pre-approval. Double cleaning fee will be charged to all reservations with pets.
- Please do not rearrange furniture.
-Absolutely no parties or events. If guests are found to have had a party which resulted in extra cleaning, guests will be responsible for extra cleaning charges ($100 minimum charge) and in the unfortunate event of the disruptions alerting neighbors, GUESTS WILL BE ASKED TO VACATE THE PROPERTY IMMEDIATELY without reimbursement.
- Kids safety is the responsibility of their parents/guardians. We don’t provide any special amenities for kids’ safety such as cabinet locks, gates etc. Cleaning supplies/household chemicals are readily available/accessible in the kitchen, few flights of stairs here and there. Please make sure kids are being supervised.
-There is NO video security system or other surveillance devices inside the house. There is video surveillance equipment installed outside the house for enhanced property security.
- QUIET HOURS - 9PM - 9AM. As the house is in a family neighborhood, we ask that you keep noise outside the house to a minimum from 9pm-9am. Any reports of noise violations from neighbors or through the City of Cedar Rapids code enforcement will result in a $300 charge (and we'll likely lose our rental license). We've had previous guests ignore this and have had police appear to shut down the noise.
- We may leave consumables such as condiments or snacks left behind by previous guests if they are not empty. We try our very best to ensure that it is not expired or stale. HOWEVER, ultimately, it is up to the guests' discretion and inspection to consume these items if they wish. The host does not take any responsibility for the consumables.
-You must also acknowledge - Must climb stairs. Additional rental rules can be found in the Exhibit “A” below.
-By making a Trip Reservation, you accept and agree to the cancellation and other policies of this listing and to any additional terms and conditions listed in the House Rules and Lease Agreement for this listing.
LEASE AGREEMENT
This Lease Agreement (the “Agreement") is made by and between Houfy host (“Homeowner") and (“Guest") as of the date last set forth on the agreement made via Houfy. For good and valuable consideration, the sufficiency of which is acknowledged, by booking with ‘Modern & Homely 4 BR CBD House by the Golf Course’ on Houfy, the parties hereby agree as follows:
1. Property. The property address will be disclosed at time of booking.
2. Rental Party. The rental party may consist of Adults and Children. The maximum number of guests is limited to 14 persons. Additional guests staying the night beyond the agreed upon number is not allowed. Any guests found staying at the house over the agreed number at the time of reservation will be charged a $100/night fee and GUESTS WILL BE ASKED TO VACATE THE PROPERTY IMMEDIATELY.
3. Term of the Lease. The lease begins at 4:00 p.m. on (the “Check-in Date") and ends at 11:00 a.m. on (the “Check-out Date"). No refunds are issued for late check-in or early departure. Late check out fees to be charged as follows: $50 is a minimum late check-out fee. If late check-out impacts our ability to get the house ready for the next guest, the fee is $100 plus a nightly rate fee for the day of check-out and any amount paid for impacted guests accommodations changes.
4. Rental Rules. Guest and all members of the Rental Party shall abide by all local, state and federal laws and regulations at all times in conjunction with the rental of the property. Guest agrees to abide by the Rental Rules at all times while at the property and shall cause all members of the rental party and anyone else Guest permits on the property (“the Rental Party") to abide by the following rules at all times while at the property. At the termination of this Lease, Guest shall quietly yield up the Property in good and habitable condition in all respects, as it was when the Guest took possession.
5. Liability. Guest and all members of the Rental Party personally assume all risks of property loss or damage and physical injury or death that exist or may exist in connection with use or occupancy of the Property. Guest and all members of the Rental Party release Homeowner and any other owners of the Property from any claim for damage, accident or injury that and any members of the Rental Party may sustain from use or occupancy of the Property during the term of this Lease Agreement and agree to indemnify, hold harmless and defend Homeowner and any other owners of the Property from any claim, action or proceeding by Guest and all members of the Rental Party, their family, estate, heirs or assigns related to a claim for damage, accident or injury during the use or occupancy of the Property.
6. Access. Guest shall allow Homeowner and their agents, upon request, to enter the property at all times for purposes of repair, improvement, and inspection.
7. Other. Guest shall not assign the lease or sublet the Property. The terms of this Agreement will be governed by and interpreted under the laws of the State of Iowa, Linn County.
8. Cancellation Policy: Per Houfy Listing Description.
9. Payment: Payment is received through the Stripe processing system.
The parties agree to the terms of this Lease Agreement.
Exhibit A: RENTAL RULES
1. Be respectful of neighbors and keep music at reasonable level during the day. Please refrain from outdoor noise from 9:00 PM - 9:00 AM. Any outdoor noise complaints from neighbors will result in fines and may result in your removal from the property.
2. People other than those in the Guest party may not stay overnight in the property. Any person on the property is the sole responsibility of Guest. Failure to abide by this rule will extra charges and in your removal from the property.
3. The Homeowner is not responsible for any accidents, injuries or illness that occurs while on the Property. The Homeowner is not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise.
4. Keep the property and all furnishings in good order. Use appliances only for their intended uses. Household items (towels, utensils, games, etc.) are not to be removed from the Property.
5. There is no daily housekeeping service. Use of linens and bath towels are included in the rental rate, but we do not permit towels or linens to be taken from the home. Please do not use towels to remove makeup. A permanent stain on a towel or la piece of linen will result in $15 charge for a replacement towel/linen.
6. Host will provide towels, linens, cups, knives, forks, spoons, dishes, and other commonly used items. Toilet paper, soap, dish detergent, laundry soap, shampoos, and other consumables are to be provided as well. No reimbursement will be made for unused Guest's consumables left at the premises. If consumables exist at the premises when the Guest arrives the Guest is free to use them.
7. Checkout rules:
a. Replace all chairs, cushions, games and equipment where originally located.
b. Lock all the windows and lock the door behind you when you leave (press the "Schlage" logo).
8. Please treat our home as if it is yours and have fun.

No refund if you cancel less than 60 days before check-in.
