For the safety of guests and hosts alike, all guests must be listed on the reservation. No additional guests, parties, gatherings or events of any kind are allowed.

House Rules

This is a family-friendly neighborhood and we above all want to be respectful and considerate of our neighbors. When backing out of the driveway, please be mindful of the sidewalk and those walking with pets, children playing, etc.

While we love hosting, we want to maintain the integrity of the community.

No parties or events are allowed under any circumstances.

Only guests who are on the reservation may enter the house.

Quiet hours are from 11pm-7am each day. (This is a requirement from the city of Durham - not us.)

No smoking, pets, candles, incense, unauthorized guests, parties, gatherings, or illegal activity.

Absolutely no tampering with the wifi, thermostat, or outside cameras. Any tampering with these systems will trigger an immediate security response and if done insincerely you will be asked to immediately vacate the property.

Payment Policy

Payment policy is structured to allow flexibility for our guests and your reservation. Reservation deposits /1st payment is 25% of booking total and are due at time of reservation. Final payment is due 30 days before check-in for all stays.

Cancellation Policy

For stays for 7 nights or less: Cancellation and refund policy are as follows:

~More than 5 days before check-in: deposit/1st payment is fully refundable.
~5 days or less before check-in: all payments are non-refundable.

For stays for 7 nights or MORE: Cancellation and refund policy are as follows:

~More than 30 days before check-in: deposit/1st payment is fully refundable.
~30 days or less before check-in: all payments are non-refundable.
