Beautiful one-bedroom, two full-bathroom unit, with all the trimmings, sleeps up to four people comfortably. Located in the heart of the Zone Romantica, only 2 blocks from famed Los Muertos beach, V399 Condominium has a rooftop with heated saltwater pool, Jacuzzi, bar, lounge areas, grill, WiFi, and a sweeping 360-degree view of the city, ocean, and mountains. Within easy walking distance to great entertainment, nightlife, restaurants, shops, galleries, and beach. Open to long-term rental.
Unit: Large one-bedroom, two-full bathroom unit, that sleeps up to four people comfortably (two in the master bedroom, two on a fold-out bed in the living room).
- The living room features a large L-shaped couch and fold-out couch bed, 40" HDTV with Roku. Marble floors; granite countertops. AC unit.
- Master bedroom with a luxurious king-size bed, HDTV 4K with Roku, two-person balcony with a view of the surrounding neighborhood, large private bathroom, personal safe, and closet space. AC unit.

Strongly recommend, the location is right in the middle of the business district of Zona Romantica. Extremely walkable and beautiful, the rooftop pool is stunningly situated between the bay and the hills. The place itself was exactly like in the pictures, and very clean and safe. The check-in process was smooth, and my wife and I will definitely be back.

We enjoyed staying at Jay’s place! We loved the location, it truly is in the middle of everything. The condo itself was nice, the amenities were great and the pool had a lovely view, all the communal areas were extremely clean. The major downside of this stay was the unit was overbooked. We initially planned to stay for a week, but the last 3 days were unfortunately overbooked which left us to change some plans and caused a bit of an inconvenience on our relaxing stay. Jay was friendly and responsive, but not entirely helpful as we would have preferred to stay for the whole week. Another downside to this trip was that the air conditioning in the bedroom did not work. Overall, the trip was great, the condo was clean, the staff was very friendly, and you could not beat the location. Other than the minor hiccups, I would recommend this unit to a friend.

We truly enjoyed our stay - great location, great building, great condo. The roof top pool was incredible. We found everything in the well stocked kitchen and fully furnished and equipped apartment. Will come back for sure !

Location and check in process were great. However, first impression of the interior was disappointing. Walls are dirty and dusty specially on the bedroom’s walls, which had stains and were extremely dirty. It felt stuffy and not cleaned. Amenities were very limited (no shampoo, or body lotion provided, just a cheap soap bar). Air conditioning at the bedroom was making noise. To top it off, we had staff people doing work during our stay, we found the door wide open without our authorization, we were not called or warned. Nice small terrace with four planters with dead plants and cigarettes butts.

Response:Some people are just not satisfied no matter what. I just went over and took pictures of the bedroom so everyone can see that the walls are fine and everything is professionally cleaned. Please see the new pics at the bottom of the picture page. The guest never mentioned to me if property management staff were in the unit and under what circumstances. Zero communication from Kenya as to any of her complaints for this supposed incident.

Great location--walkable to restaurants, shops and the beach. The unit was clean and the building itself was quiet. The rooftop was great--rooftop pool, hot tub and multiple sitting areas. Only issue we ran into was the AC in the bedroom would start to squeal overnight. Otherwise, we had a great stay and would return.

Best location in PV. Everything is available at your doorsteps. Great pool and overall rooftop atmosphere. Lots of towels to use. Bedsheets and pillows could use some upgrades. Other than that, everything was perfect.

My unit comes with a garage parking space that is also available for the guest use (condo rules apply). Uber is very cheap in Puerto Vallarta and a great way to get around the city and outlaying areas.

Check-in / Check-out The normal check-in time is 3:00 p.m. and check-out time is 12:00 p.m. We will meet you at the property and give you one set of keys and inspect the property with you to assure that all is well. If you will need more than one set of keys or if you need a special check-in or check-out time please let us know and we will do our best to accommodate you. Very Important! In the event that your check in to the property is after 8:00 p.m. or check out from the property is before 8:00 a.m. you will be subject to a $20.00 usd (twenty) fee which must be paid to our Concierge upon arrival or departure. In the event that your check in to the property is after 11:00 p.m. or check out from the property is before 6:00 a.m. you will be subject to a $40.00 usd (forty) fee which must be paid to our Concierge upon arrival or departure. Be advised that private properties do not have 24 hrs staff therefore we are unable to provide check in or out services between 1:00 a.m. and 5:00 a.m. Please make your arrangements according to this policy. Palmera Vacation's team must attend other check in's and out's therefore it's extremely important for you to be punctual for the scheduled check in or out times otherwise if delayed more than 30 minutes of the stipulated time you will be subject to a $20.00 usd (twenty) fee which must be paid to our Concierge upon arrival or departure. CONDO RULES AND REGULATIONS All guests will be provided with Vallarta 399 Rules and Regulations. Guests are expected to adhere to the rules at all times. Any fines incurred on my unit due to guests' failure to abide by rules will be deducted from guests' security deposit. No exceptions.
