Policies and Rules
1. CHECK-IN AND CHECK-OUT
✔ Check-in time after 3 pm, and Check-out time is 11 am (All exceptions will have to be approved by the host. There is a charge of $100 per hour for late checkouts.)
✔ Guests who refuse to leave the premises after the given checkout time or check-out late may be charged an additional fee of $250 and may be asked to vacate the premises immediately.
✔ Check-in time for same-day reservations is subject to change. Please contact the host to confirm the check-in time.
2. PETS
✔ Pets are allowed upon approval from the host.
3. LOCALS
✔ Locals must communicate with the host before booking
4. TOWELS ***Please be aware***
✔ It is prohibited to use towels to remove makeup, as it permanently damages towels and washcloths. Guests are to use the provided black makeup clothes and makeup-removing wipes present in each bathroom.
5. PARKING
✔ The building sits on top of its parking garage so it is easy to access
✔ 1 parking spot will be provided complimentary up to $50 reimbursement (parking voucher must be submitted to host for reimbursement) parking voucher excluded on discounted reservations.
6. DELIVERIES
✔ Guests are to get authorization from the host before having packages delivered and obtain the address for successful deliveries. The host holds no responsibility for unsuccessful deliveries.
7. NOISE AND PARTIES
✔ Guest may have no visitors as otherwise, that may be construed as a party, and we have a "No Parties" policy in place.
✔ Noise, loud music, and parties are prohibited and will result in the immediate removal of all guests without a refund. Parties that include guests beyond the booking will be charged the full deposit from AirBnb.
✔ Guests are to be respectful of the neighbors and the community by keeping the noise to a minimum Quiet time is from 10 pm to 8 am. Any disturbance triggering the visit by police will require guests to forfeit the remainder of their stay and immediately vacate the property without a refund.
8. EVENTS
✔ Events are allowed upon approval from the host.
9. PROPERTY DAMAGE
✔ All pre-existing damages (if any) are to be reported to the host within 12 hours from check-in. Be aware that all damage to the property will be charged to the guest. Please be careful and advise your fellow travelers, and let us know if anything appears out of order immediately.
✔ The incorrect, unsafe, or improper utilization of any amenity, piece of furniture, or equipment provided through this property that leads to damage to objects or persons is of no responsibility of the host and guests will be charged for all damages and financial responsibilities that are a result or repercussion of such behaviors.
✔ Any damages made to property or furnishings that exceed the deposit amount will be billed to the guests and will be reported to Airbnb.
✔ If the current guests are found in violation of any of the property or any Airbnb rules and guidelines, which triggers a refund/discount to the next guest, the current guest will be responsible for any revenue loss suffered by the host.
✔ Indoor and outdoor furniture is not to be rearranged, especially if this involves dragging and heavy lifting, which can lead to personal injury and/or property damage. Please do not move the furniture.
✔ The incorrect, unsafe, or improper utilization of any amenity, piece of furniture, or equipment provided through this property that leads to damage to objects or persons is of no responsibility of the host, and guests will be charged for all financial responsibilities that are a result or repercussion of such behaviors.
✔ Outdoor furniture might be covered with designated covers that protect the furniture from natural elements. If guests choose to remove such covers for the utilization of the outdoor amenities, please stow all covers in the garage so that they may not accumulate rain or debris.
✔ As a reminder, it is disclosed in our Airbnb listing that the property is equipped with smoke detectors, surveillance equipment, and a security system. Tampering with, disabling, relocating, or destroying any of these devices will diminish the security of the unit. If the home were to suffer a robbery/fire or damage, the hosts would be unable to prove that the instances were not caused by the guests during their stay. If the guests decide to not keep the system in the condition in which it was found upon arrival, the guests will assume all legal and financial responsibilities and ramifications for any events that occur during their stay and that, as a result of their decision to modify the security system set up, was not being monitored or recorded by the installed surveillance. Concerning the guest's privacy, video monitoring is only used by the security system provider to document and prove events only in emergency instances for safety and security reasons; disabling the security system, smoke detectors, and/or surveillance will leave guests and hosts vulnerable causing potentially severe issues for both parties and violates the House Rules.
10. SECURITY
✔ Cameras - The unit is equipped with a recorded but not monitored smart doorbell located at the exterior entrance of the front door.
11. AUTHORIZED GUESTS
✔ Please be sure to book the correct headcount of people staying, as we use the Nest Door Bell video to enforce the correct booking number. You are financially responsible for all overnight guests and must pay the correct headcount amount. There is a $100 additional penalty if you do not update your final headcount before arrival and check-in.
✔ Only the specific number of guests noted in the booking is allowed on the premises. A violation of this house rule will result in the immediate removal of all guests (and any visitors) from the property without a refund. If there is a disturbance with more than the occupants specified in the booking, a $50 per guest fee per night will be charged.
12. SMOKING
✔ A $150 fee will be charged to the guest if any sign of smoking or smell of smoke is encountered inside the unit after the guest checks out. All outdoor premises (balconies) must be clear of all cigarettes, waste, and/or disposal and all outdoor furniture damages caused by cigarette use (especially burns) will be charged to the guest according to the expense of the repair/replacement costs.
✔ 420 friendly, but please be considerate and mindful of space. Smoke outside on balconies only.
13. KEY FOB
✔ The guest will be responsible for paying a $300 replacement fee if the key fob provided by the host is not returned, lost, or damaged.
14. LIQUOR BOTTLE CHARGE
✔ You’re welcome to indulge in alcoholic beverages! Any bottle that is opened, consumed, or seal broken during the stay of the reservation will be charged to the guest.
15. COMMUNITY RULES
✔ The Community Rules apply to all Guests and visitors.
✔ Conduct yourself at all times in a lawful, courteous, and reasonable manner.
✔ No smoking/vaping, parties, or events.
✔ Community quiet hours are from 10:00 PM – 8:00 AM.
✔ In the case of an emergency call 911.
✔ Direct any questions about your stay and maintenance concerns to your Host.
✔ The Community Staff cannot provide keys or access devices. If you have any questions or issues, please contact your Host or Airbnb.
✔ No animals of any kind are permitted.
✔ Service and Assistance Animals are allowed.
✔ Bag, tie, and place trash in the dumpster/trash chutes.
✔ If the Community uses a door-step trash service, your Host will provide details.
✔ Amenities: If your stay allows you to use.
✔ Community amenities, your Host will provide access information. You must abide by all posted hours, rules, and regulations.
✔ Parking: If your stay allows you to use Community parking, your Host will provide information and access. You must abide by all posted rules and signage relating to Community parking. Your vehicle may be towed if it is parked in violation of rules and signage or an unauthorized location.
