Stay TOGETHER and forget about booking tacky, noisy, dirty, cramped, impersonal hotel rooms with no kitchen, washer/dryer, or outdoor fire pit {how else would you make s'mores?!}. And don't settle on a place way out-of-town forcing you to spend half your vacation stuck in the usual heavy traffic commuting to/from Gatlinburg during weekends, summers, holidays, and special events. "It's just not worth the few dollars you may save" we constantly see posted on social media from those who have made this mistake. Time is precious. Waste it wisely.

This charming 3 bedroom/2 bathroom cabin sleeps 8 {3 queen beds and a queen-size sleeper sofa with 3 new 2"-3" memory foam mattress toppers if needed} and is located in the popular Arts & Crafts community of Gatlinburg.^ It is NOT on a mountain, so is easily accessible year-round by any type of vehicle! The driveway, with a new carport, can accommodate up to three standard vehicles. Although the cabin is a short stroll to many good shops and eateries {no sidewalk on actual street but new paved walking trail for safety/convenience about a block away at end of street}, free trolleys are available to take you to the downtown "strip". There you will find Ripley's Aquarium, Anakeesta, Space Needle, Sky Park, popular stores, delicious restaurants, moonshine bars, and various entertainment. The cabin is also conveniently located near the Gatlinburg Convention Center, the Gatlinburg Dog Park, the Ober Gatlinburg ski slopes, Dollywood, and Smoky Mountains National Park. Many guests simply park at the post office and grab a free trolley from there for wherever they want to go, including Rocky Top Sports World and Gatlinburg Community Center:

The Center is open all year and offers many fun, affordable recreation options. This includes a large/heated/indoor swimming pool that is available from June to September. Be aware that Gatlinburg is extremely strict about DUI's and there is NO Uber or Lyft service. The free trolley service throughout Gatlinburg is highly advised for all guests wishing to go downtown for moonshine tasting or cocktails. There is a trolley stop within walking distance of the cabin for those who prefer to do no driving at all.

The property offers new Luxury Vinyl Plank flooring throughout with 100% gel-infused memory foam furniture, a fully-equipped kitchen {new refrigerator/freezer, stove, oven, microwave, dishwasher, blender, mixer, toaster, griddle, coffee makers with coffee/filters/creams/sugars, tea kettle, utensils, dishes, stemware, pots/pans, bake ware, cookbooks, cooking spices, etc.}, Weber charcoal grill/grilling utensils, WiFi {superfast 1 Gig internet speed}, 4 Roku televisions with over 85 popular streaming channels, cordless telephone {FREE long-distance calls throughout U.S., Canada, Mexico, and some Caribbean}, facsimile machine, built-in desk with basic office supplies, books, puzzles, AM/FM radio, portable AM/FM CD boombox, DVD player with movie collection, luggage rack, sound spa {acoustic relaxation machine} for the light sleeper, alarm clocks, hair dryers, iron/ironing board/starch, ceiling fans {1 in every bedroom}, air conditioning, heating, realistic electric fireplace that emits heat, heated throw, full-size washer/dryer {detergent supplies provided}, clean cold-weather/ski clothes/boots/accessories, pantry, dog feeder/mat, 2 wood decks totaling 40 feet in length {pet gates available to keep dogs securely/safely on decks}, new boardwalk, babbling stream along the entire front yard, outdoor furniture {including 2 tables that seat 8 total}, outdoor games {pickleball, badminton, horseshoes, ring toss, bean bag toss}, large stone fire pit {wood not provided but abundant sticks/branches on property}, back pack, binoculars, and abundant pillows/linens/blankets/towels to easily accommodate up to 8 persons are all provided for your convenience. **HOLIDAY PREMIUMS: We add $50 {$100 if BOTH Christmas Eve or Day and New Year's Eve or Day are included} to EACH night of the reservation if it includes, INCLUDING check-out day, ANY Federal or Popular holiday. Popular holidays include Valentine's Day {$100 if BOTH Valentine's Day and President's Day are included}, St. Patrick's Day, Easter, Mother's/Father's Day, Halloween, etc. Again, this is for "EACH night of the reservation", NOT just the holidays. The above Holiday Premiums also apply if the reservation is part of a HOLIDAY WEEKEND whether the actual holiday is included or not. Holiday Premiums are non-negotiable. {New deluxe Christmas tree stand provided if booked during that holiday}.

***HOLIDAY MINIMUM NIGHTS: There is a 4 NIGHT MINIMUM if a Federal holiday {please look up if unsure} is included, even on check-out day. There is a 6 NIGHT MINIMUM if THANKSGIVING is included, even on check-out day, and there is a 6 NIGHT MINIMUM from DECEMBER 23RD through JANUARY 1ST. Holiday Minimum Nights are also non-negotiable. Please note that due to the EXTREMELY high volume of holiday inquiries received, those for less than the posted Holiday Minimum Nights are considered generic and deleted.

BOOKING FEES: Unlike large online vacation rental sites, we do not charge any "Booking Fee" or "Service Fee" when booking directly through us with ZellePay. There is no "middle man" that requires a ridiculous commission! {Please see below for additional details}.

CLEANING CHARGE: There is a standard departure Cleaning Charge of $150 {recently increased in order to retain 5⭐️ rated cleaners} added to each reservation for this spacious 3 bedroom/2 bathroom property. ALL vacation rentals have a cleaning fee in addition to their posted rates.

PET FEE: Dogs Only Allowed {MUST Be Completely House-Broken, Totally Flea-Free, Very Well-Behaved, & Crated When Left Alone If Necessary} ~ Non-Refundable Flat $50 Fee Per Dog. There is No Limit on the Amount of Dogs, the Size of Dogs, the Weight of Dogs, or the Breed of Dogs. Please Disclose if You Will Have a Dog{s} When You Submit Your Initial Inquiry. An Additional $50 Fee Will Apply if the Rental Agreement Needs to be Re-Drafted to Include Any Dogs After the Booking has been Made.

TAX: 14% {Rentals that do not charge this mandatory city/county/state total tax are illegal and NOT licensed or regulated}.

REFUNDABLE DAMAGE DEPOSIT: 25% of the base rental amount or $250, whichever is greater {double for guests who reside outside the continental United States and for those under the age of 25}. This is standard policy of virtually all PayPal and ZellePay merchants since, as further explained below, we do not obtain our guests' confidential credit card information as collateral.

DEPOSITS: To keep our rates competitive, we must keep our administrative costs low. Therefore, the full rental amount is due to confirm a reservation.

PAYMENT OPTIONS: Due to popular demand, we accept 2 convenient payment options ~ all major Credit Cards via PayPal {3% to guest but still MUCH cheaper than the 13% minimum vacation rental platforms charge} and ZellePay {FREE to guest}. Unlike vacation rental platforms and management companies, we {merchant} never obtain the guest's credit card OR bank account information so cannot charge any booking/service fees and have unlimited access to make unauthorized charges to their account. Additionally, all merchants are thoroughly and regularly vetted for ultimate safety/security. Please Note: Due to rampant credit card fraud, ZellePay is the only payment option offered for reservations 5 days or less away. Sorry ~ no exceptions.

DISCOUNTS: Our best rates are those posted and are FIRM. As a 5⭐️ rated and fully-licensed property, we do not offer any "last minute" deals, specials, etc. However, we do not charge more for weekends like most vacation rentals and hotels do! All rate reduction requests are considered generic and deleted. Accordingly, we kindly ask all travelers to please respect our very competitive posted rates.

^LOCATION: This cabin is located on Shields View Drive. For obvious privacy/security/safety reasons, we never disclose the street number to strangers over the Internet. It is, of course, specified on the rental agreement. Please look up distances to points of personal interest {downtown strip, restaurants, shops, attractions, buildings, parks, hiking trails, ski slopes, etc.} from the property's road. We are just not able to provide this type of concierge service, that includes answering questions about the weather, due to the high volume of inquiries we receive. Such messages are deleted. OCCUPANCY: The non-negotiable posted 8 person maximum that this property sleeps/allows {per fire code} obviously includes children of ALL ages. The violation of any rule will result in immediate eviction and/or forfeiture of all monies paid, including damage deposit. As posted, "Your reservation is NOT GUARANTEED UNTIL FULLY PAID. We list on several platforms in addition to Airbnb. If another guest books this property for any part of your reservation before fully paid, we will immediately have Airbnb cancel your reservation with no penalty to us and they may not notify you of the cancellation. Therefore, please DO NOT select the partial payment option unless you want to risk losing your reservation!" Also, any additional funds due within 24 hours via the Airbnb Resolution Center {as posted below} will not go through unless the reservation has been fully paid. If you have already checked the partial payment option, please immediately withdraw your reservation request and correctly resubmit it. Thank you. ~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~ Guests with less than 3 {three} 5-star reviews or less than a 5-star rating are required to pay a $500 REFUNDABLE Damage Deposit. It is refunded via ZellePay 15 days after departure date {usually sooner for great guests!} using the Guest's provided E-mail address. It needs to be claimed before it expires since it is not resent. Therefore, the Guest should register their E-mail address with ZellePay in advance if they do not already have an account. The Owner will submit the Damage Deposit payment request, via the Airbnb Resolution Center, to the Guest AFTER the reservation has been confirmed. It must be paid within 24 hours or the reservation will not be honored and no refund will be provided.* If the Guest has not received it before then, it is their responsibility to find it at www.airbnb.com/resolutions or call Airbnb for support so it is paid before the deadline. There is no limit on the amount of dogs, the size of dogs, the weight of dogs, or the breed of dogs. However, the Guest Must Indicate If They Will Have A Dog When They Submit Their Reservation Request & Advise Via The Message Thread At The SAME Time If They Will Have Any Extra Dogs. Otherwise, an additional $50 fee will apply if the Rental Agreement needs to be re-drafted. It must be paid within 24 hours or the reservation will not be honored and no refund will be provided. The Owner will submit the additional Dog Fee payment request of $50 Per Dog, via the Airbnb Resolution Center, to the Guest AFTER the reservation has been confirmed. It must be paid within 24 hours or the reservation will not be honored and no refund will be provided.* If the Guest has not received it before then, it is their responsibility to find it at www.airbnb.com/resolutions or call Airbnb for support so it is paid before the deadline. Dog Fees are Non-Refundable, even if the Guest later decides not to bring them for any reason. ~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~ The posted Cleaning Fee is Non-Refundable, unless the Owner cancels the reservation. ~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~ No Interior Smoking of Any Kind Allowed ~ No Illegal Activity Allowed ~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~ Sorry ~ As a courtesy to our subsequent guests, no cooking with curry or other strong spices allowed. ~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~ The posted non-negotiable 8 person maximum that this property sleeps/allows {per strict fire code} obviously includes children of ALL ages and your initial inquiry or reservation request must include them in the total number of guests. If your group will exceed this limit, you will need to book a different property or book an additional property. Please be aware that there are, of course, exterior cameras surrounding the property that document the ingress/egress of all occupants/pets. The violation of any rule will result in immediate eviction and/or forfeiture of all monies paid, including damage deposit. Therefore, DO NOT book this property if there will be more than 8 persons. Otherwise, YOU will need to immediately cancel the reservation and you will be subject to Airbnb's posted/non-negotiable cancellation policy. Since we no longer allow "Bait & Switch" Reservation Requests, an extra charge of $50 per person will apply if the total amount of persons stated in it is increased AFTER the booking is accepted/confirmed, even if it meets or falls below the maximum amount of persons allowed. It must be paid within 24 hours, via the Airbnb Resolution Request, or the reservation will not be honored and no refund will be provided.* If the Guest has not received it before then, it is their responsibility to find it at www.airbnb.com/resolutions so it is paid before the deadline. Thank you for your understanding and compliance. ~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~ We, of course, cannot be responsible if there is any issue beyond our control involving access to/from the property due to snow, fallen tree, road closure, etc., and/or loss of electricity/water/WiFi/cable television. Accordingly, no refund or credit shall be provided. IF our other 3 bedroom cabin is available, we will gladly substitute it for the remaining nights at no extra charge other than an additional/non-refundable $175 cleaning fee, since a second departure cleaning will be required, that must be paid in advance via the Airbnb Resolution Center. The Guest agrees not to unfairly submit any type of negative review regarding this {or any other} situation that they were clearly made aware of in advance. As posted in the listing and again below, "All guests are strongly advised to purchase trip insurance from a separate entity." Sorry, as posted, EV charging is not permitted at this property. Please look up closest locations. ~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~ Be aware that this cabin is in a forest that, of course, has insects and wildlife {including bears}. Accordingly, a bug or mouse may slip in one of the doors, particularly when there are a lot of people in and out of the property. If there is a chance that this may be a problem for you and/or any of your housemates, we kindly suggest booking motel/hotel rooms in town instead so it does not negatively influence your review of our property in any way. {Be sure to carefully check their reviews before booking, as most are currently experiencing a severe housekeeping shortage}. ~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~ The entire property is thoroughly photographed and/or videotaped prior to the arrival of every Airbnb Guest. If the Guest is unhappy with the property for any legitimate reason within our control and it causes a REASONABLE problem with their stay, the Guest must advise us via the Airbnb message thread within 24 HOURS of their 4:00 PM ET check-in time with clear date and time-stamped photos or the property will be deemed acceptable. We, or someone on our behalf, will enter the property to promptly {within 24 hours or next business day} remedy any such reported problem. There is a guest book at the chalet if you wish to leave a handwritten note as well. ~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~ SIGNED RENTAL AGREEMENT REQUIRED: The Guest must provide their current physical address and their regular/non-Airbnb E-mail address within 24 HOURS after their reservation has been confirmed so the Agreement can be drafted/E-mailed within 48 HOURS of receiving the information, or the reservation may not be honored and no refund may be provided.* It must be properly executed {printed/initialed/signed} and E-mailed back within 48 HOURS {24 HOURS if check-in date is one week or less away} of originally sent {Owner will have date and time-stamped proof}, or the reservation may not be honored and no refund may be provided.* The Owner is not responsible if the Guest does not check their SPAM file for the Agreement sent from the Owner's YellowstoneHomes E-mail address and/or provides an incorrect E-mail to the Owner. The Guest fully understands and agrees that no property entry instructions will be provided until after the Host has received the above stated Agreement and the below stated ID. The Host requires at least 24 hours to draft the Agreement AFTER all of the required information is received. Therefore, no credit will be issued to the Guest for any time they are denied entry due to their late compliance. ~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~ In accordance with Airbnb's new whole house rental policy, for legal reasons, for insurance purposes, and just like car rental agencies require, the primary Guest who signs the Agreement must be at least 21 years old {current/valid government-issued photo ID required with Agreement}. No reservation will be honored and no refund will be provided to ANYONE who cannot prove that they are at least 21 after they book the property, unless they pay a $500 REFUNDABLE Damage Deposit in addition to any other required REFUNDABLE Damage Deposit. The Damage Deposit also applies to guests who reside outside the continental United States, per their ID provided to the Owner.* Also, third-party bookings are not allowed by Airbnb and by us. Therefore, the Guest must be present during each night of their reservation. ~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~ Required documents must be provided directly to the Owner, via E-mail only, from the Guest. {Airbnb does NOT share the Guest's ID with the owner}. Please do not book this property if you plan to violate any of the posted House Rules and/or do not want to sign a Rental Agreement, then later complain in your property review about having to sign one ~ or about ANYTHING else you were made aware of {including provided location} in the listing PRIOR to booking. We have learned that this type of guest is better suited for a motel or campground rather than a nice home that the owner understandably wants to protect. ~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~ The terms of the Rental Agreement legally govern the reservation. Any violated rule stated in it and/or these House Rules will be subject to the Guest's immediate eviction with NO refund of any monies paid and/or the loss of their damage deposit{s}. Please be aware that per Airbnb's TOS, a Guest that violates an accepted House Rule is ineligible to leave any type of negative review. Please enter "ConsumersAdvocate" and then "travel insurance" in a search engine for the highest rated companies that will protect your reservation funds in the event of a problem relating to health, illness, injury, death, weather, electricity/water/WiFi/television outage, burn ban, transportation, road closure, attraction closure, event cancellation, employment, travel mates, pets, relatives, or ANY other emergency/extenuating circumstance. Be sure to choose a "Cancel for Any Reason" policy. ~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~ *The Guest understands that "the reservation may not be honored and no refund may be provided" despite the Owner NOT officially canceling the reservation, since the Owner should not get unfairly penalized due to the Guest's violation of the {twice} accepted House Rules. To reiterate, CANCELLATIONS MUST BE INITIATED BY THE GUEST if they will not/did not comply with any of the accepted House Rules ~ no exceptions.
