House Rules and Guest Reservations: Making a reservation with us requires you to agree to abide by our policies during your stay with us, which are listed in our Guest Terms and Conditions. We ask that you read these policies and terms carefully PRIOR to making a reservation, upon guest's online payment for guest stay with AIRBNB the policies and terms agreement is legal and binding. A copy of our full Terms and Conditions Policy can be found on our website under the tab "Terms and Conditions" or a copy can be sent to you via email at your request by contacting us through our AIRBNB link. Below is a basic list of our general house rules and policies: Property Damage Liability Policies: This is not an easy task, but unfortunately due to past experiences these policies were put into place. Guests are responsible for ALL damages to property during their stay with us, INCLUDING damages caused by ANYONE guest invited onto the property during their stay. A basic cleaning fee is charged but renter agrees to maintain cleanliness of the cabin, during their stay and leave the cabin in a reasonably clean condition when they leave, this is a vacation rental not a party pad and is not intended for those activities. Refrigerator should be emptied of food, dishes should be washed and left to dry, tie up trash bags and place in outside container provided, leave bed linens on bed's, place used bath towels and kitchen towels in woven hamper provided in bathroom. Additional charges WILL BE charged if extra cleaning is needed after your stay with us. Short Term Rental homes are often seen as ideal ‘party’ venues for groups of young (and not so young) people. This is a great property meant to have a good time in, with respect to the property and the neighbors. The property is for small families (up to 6), a friend's getaway or couple's retreat. The owner reserves the right to check and confirm the number of guests in the rental space due to our insurance constraints. If you are coming to party or bring extra guests not listed on your booking, we have a zero tolerance for both!!!! Please feel free to book a chain hotel in the big town of Hot Springs for those activities! If we at anytime during your stay suspect excessive partying/damages to our property or extra guests that were not disclosed during booking, this violates the terms of our agreement and guests will be referred to the Montgomery County Sheriff's office for immediate removal and a police report will be filed for all damages. If you are here to have quality family or couple time and make memories, we are the place for those activities. Guest do realize there are steps entering the cabin and they could be wet, snowy or muddy, therefore I agree I will not hold this establishment or any of its owners or members responsible for ANY injury/accidents or illnesses during my stay at this facility. NOTICE**Guests are responsible for PAYMENT for extra overnight guests ($25 each per night, including children) that were not included when their stay was booked, all guests should be disclosed during booking and is grounds for immediate removal of guest. Late Check Out/Early Check In: Check Out time is BEFORE 11 am on your day of departure, so the cabin can be cleaned and sanitized in a timely manner, be courteous of the next guest's arrival as the previous guests have done for you. Departing ANYTIME after 11 am will be cause for guest to incur a late check out fee $40-$175 plus applicable fees starting at 11:15 AM on guest's departure date (UNLESS-guest has purchased the ADD ON LATE CHECK OUT option when reservation was made or has made prior arrangements with our office). Check In time is 4 PM on your day of arrival, please do not arrive any earlier we will still be working around the property and preparing for your arrival. Construction and Property Maintenance: Guests may see construction items or logs during their stay as we are growing and building other cabins. We are a working property where we build our own cabins and mill our own logs for our cabins at our sawmill, we apologize in advance for any inconvenience this may cause during your stay. We rarely have to enter the property for maintenance unless at a guest's request; no construction is done on the cabin property during a guest's stay. Guest Reservations Disclosure: Sufficient supplies have been placed in the cabin for guests stay based on the guest's reservation. It is extremely IMPORTANT for guest to disclose all adults and children when booking your stay. If guests do not list children or all individuals staying in the cabin during the reservation process, guest may not have adequate supplies for their stay; cabin is supplied based on guest's reservation; guest reservation should match guest occupancy due to insurance constraints. Reach out to owners through our AIRBNB link between the hours of 9 am - 5 pm for any additional supplies. Pet Cabin Disclosure: No pets at any time during your stay with us, no exceptions; due to the rustic construction and interior of the cabin. Please do not ask to bring pet after booking, your request will be declined and we reserve the right to cancel the reservation at that time and funds will not be returned to guests. We are still growing, pet friendly cabins will become available as we grow. If a guest still chooses to bring pets onto cabin premises, guest will be charged a non refundable $500.00 for bringing pet without property owners consent and may be referred to the local sheriff's office for removal with no reimbursement and violation of our pet disclosure! Guest's will be responsible for any legal fees that may be incurred for this activity! Non-Smoking Disclosure: No smoking is allowed in the cabin or on the cabin porch at any time, guest may be charged a minimum of $250-$750 to remove the odor from the cabin or remove the burnt ash from the porch if found after departure. We have a zero tolerance for smoking in the cabin or porch. NO cigarette's remains should be found on property after guest's departure. Bedding and Towel Disclosure: Due to Past Guest Experiences Normal cleanup of Linen's is expected but Fruit Stains, marker stains, crayola stains, ground in crackers or coffee, juice stains, popsicle stains, coke stains, or grease stains are not. Please do not use bath towel's or kitchen towels to clean up these messes as Paper towels are provided. Please do not eat in the bed's as that is how these messes happen and guest will be required to replace any item that is soiled due to these activities up to $75.00 PER item needing to be replaced and any future stays will require a NON-REFUNDABLE $100.00 deposit. All used bath towels and kitchen towels may be placed in the woven hamper provided in the bathroom for housekeeping pickup. SWINGING BED DISCLOSURE-Our outdoor swinging bed is meant for relaxation and enjoyment and is not a toy or a swing to horseplay on. A non refundable $675.00 fee will be charged if the outdoor bed is damaged during guest's stay. Cabin Winter Booking Disclosure: Weather Disclosure: (December-March) At times like everyone else we have bad weather, we do experience power outages, floods, high winds, impassable roads and cold weather which could lead to freezing water pipes and no power, we have NO CONTROL over this! No refund will be given, as this is out of our control. Check all weather conditions in our area PRIOR to booking your stay with us. All possible precautions are made to alleviate any type of water freezing to the best of our ability. We have water dripping in the sink and outside due to the cold weather, we ask that guest please leave water on dripping at a steady flow in the kitchen sink and have the heaters on during your stay (the split unit and the electric heater). Also, occasionally flushing the toilet, turning on the shower and faucet in the bathroom will help with freezing water (any temperature below 25 degrees). Please do not let the water drip in the bathroom due to the unique structure of the sink it will overflow; again the cold weather could still freeze the water but this does help. HOWEVER, if even the prospect of the loss of power or water is an experience you would rather not have, feel free to book a chain hotel in the big town of Hot Springs, we CANNOT guarantee it will not happen as we have no control over the elements. AIRBNB CHECK IN INSTRUCTIONS: Please look over our (check in instructions) on AIRBNB provided after booking, pictures are provided for your convenience in locating our property. Last minute info, guest gate code, and guest cabin code will be sent a day or so before arrival. AIRBNB CHECKOUT INSTRUCTIONS: Checkout time is BEFORE 11 AM due to strict cleaning procedures that we are following, we need this time to sanitize and clean the cabin for our next guests. Cabin should be as guest found it, no damages, with no excessive cleaning need; this is a vacation rental not a party pad. A deposit will be required for any returning guests that leave the cabin with damage to property or excess cleaning needed after their departure. Please be respectful and treat our property as you would like yours treated. Our housekeeping department arrives promptly at 11 AM to clean. Kitchen-all dishes should be washed and laid out to dry on the mat provided that were used or washed and put back in the cabinets. Empty fridge with all contents that were brought for your stay. ANY items guest used in the cabin should be cleaned and as they were found (cooktop, toaster oven, microwave, coffee pot). Bedding-Leave the bedding on all the bed's. Bathroom/Towels-all used bath and kitchen towels please place in the woven hamper in the bathroom for housekeeping pickup; there should not be any stains on the linens; paper towels should be used to clean up those messes. Cabin Grounds-Make sure your campfire is completely out and the cabin area grounds are free from all trash upon your departure, there is a trash can located behind the cabin for your convenience, all trash must be BAGGED when placed in trash. If wood was purchased please return the 5 gallon bucket holding container to the store or leave it on your cabin’s porch for pickup. Please make sure all lights are turned out up on your departure and the air conditioner is on summer 75 degrees, winter 60 degrees. If BBQ grill has been used please clean all charcoal ash out completely, and place ash in campfire pit. Please double check the cabin to make sure you have not forgotten any of your personal belongings upon departure; in the bathroom and in the dresser drawers. (any guest items left will be donated to a local charity unless we are notified within 12 hrs by guest to ship those items to them at their expense). Secure door firmly behind you upon your departure. There is no meet and greet check in/out procedure. We hope you enjoy your time in our Lil' Rustic Retreat on Jack Creek.
