Other things to note 1.PRIOR TO ARRIVAL ALL GUESTS MUST VERIFY IDENTIFICATION. HOST SHOULD BE PROVIDED WITH A 1 SELFIE PHOTO PER GUEST CONTAINING THEIR FACE HOLDING A GOVERNMENT I.D. BESIDE IT. THE ALTERNATE OPTION WOULD BE EACH INDIVIDUAL GUEST, PER GROUP SHOULD HAVE AN AIRBNB PROFILE. THEY NEED TO VERIFY THE GOVERNMENT I.D. ON THEIR AIRBNB PROFILE. MAIN BOOKING GUEST SHOULD THEN INVITE EACH GUEST TO THE RESERVATION SO THE HOST CAN CONFIRM EACH GUEST IS ACCOUNTED FOR. HOST RESERVES THE RIGHT TO IDENTIFY GUESTS DURING THEIR STAY. REFUSAL TO DO SO, IF ASKED VIA AIRBNB, WILL RESULT IN TERMINATION OF RESERVATION. The property requires identity verification on all guests age 18 years and older. Please enter the name and email address of anyone 18 years old or older who will be staying in the house as an additional occupant in the Airbnb app and UPLOAD EACH ADULT’S GOVERNMENT-ISSUED ID. We do this in an effort to keep our listing and its belongings safe, secure, insured, and accounted for. We have had big issues with unverified guests before. In order to keep hosting our beautiful home this is our new personal policy. If you have questions about this, we are more than willing to explain it further. Thank you in advance for your cooperation. 2. Supplies Please note we provide supplies (paper towels, toilet papers, soap) for the first few days only. We do this to keep our cost and ion rate low hope you understand. 3. In the event the guest will like to request anything additional other than what we mentioned about, there will be an additional fee of $20 per day you will be staying in the house. Any additional fees will be extra charge. 4.Please note: If a stay extends beyond the confirmed dates, without a pre-approved extension, all guests will enter into a new agreement to pay a daily rental rate of $485 per night. This will only apply if a guest fails to leave the rental at the agreed upon date and an extension is not offered or agreed upon. There are most likely other guests who have reserved this home for future dates so please be courteous and check out on the agreed upon date, as per the Airbnb booking confirmation. Thank you! 5.Free Street Parking No parking on property — We do not have a garage or driveway but there is street parking within a block or two. Parking garages on the corner, down the block. There are several paid Parking garages located near the area and down the block. Street parking available from 4pm till 10am Monday-Friday and all weekend. Paid parking is located at Grove Point: 100 Christopher Columbus at Newark Avenue near the Grove Street PATH subway to New York City Please be advised that Police and parking inforce officers are always driving around the area given fine to cars who are not legal park. Each parking violations fine cost about $55 •City Street Parking is free, limited and not guaranteed. Please follow street cleaning rules detailed on the street signs. Host is not responsible for free city street parking. A) PARKING INFO - Downtown Jersey City A1) Paid Public Parking Average prices are $15 for 12 hour, $20 for 24 hours, $300 per month. A2) Free Street Parking Day time: Most of the streets are two hours limit for non residents Night time and weekends: free Please check the street sign for cleaning etc.,. A3) Jersey City Resident Parking Permit for Free street parking A3a) Temporary Visitor Passes for free street parking One person can get up to five passes (ONLY) per month. One pass is good for one day. Five passes are good for five days. Price is $5 per pass per day. A3b) Resident Passes for free street parking: If you stay for 30 days or more, you can get an unlimited resident pass. You would need to change your address on car registration and driver license to Jersey City. 6.Trash Recycling Take your trash out and Recycle a law in New Jersey / New York place the garbage on the street in the front of the house , you will see your neighbor leave trash on the street as well Wednesday –Trash Thursday -Recycling Sunday- Trash and Recycling if sanitation gives us a fine because you place the garbage in the wrong place. you will be responsible to pay the fine of $150 - $300 7. Must climb stairs — Three steps down at the entrance. There is a flight of stairs inside the unit to the bedrooms in the second floor(12 steps) 8.YOUR STAY IS ONLY GUARANTEED AT 3PM OF YOUR CHECK IN DATE AND 11 AM AT YOUR CHECK OUT DATE. YOU ARE NOT GUARANTEED ANYTIME BEYOND THAT UNLESS HOST AGREES AND BOOKS VIA AIRBNB PLATFORM. NO MAIL OR PACKAGES ARE TO BE RECIEVED AT THIS ADDRESS. PLEASE DISCUSS WITH HOST POTENTIAL (NOT GUARANTEED) OPTIONS. 9. A MANDATORY COURTESY CLEANING AT THE EXPENSE OF THE HOST IS GIVEN EVERY 2 WEEKS. GUESTS MUST AGREE ON A DATE AND KEEP PERSONAL BELONGINGS PUT AWAY IN CLOSETS AND STORAGE FURNITURE. AS WITH SHORT TERM GUESTS ALL OTHER RULES APPLY. NOTE: Your safety matters, External Cameras are located in the Building and outside. •1) Quiet hours begin at 11:30 PM-8AM, This is a residential community.Please be considerate of neighbors. No gatherings or excessive noise. •2) When you reserved the house, you received the “House Manual” and you agreed to the “House Rules” along with the booking confirmation. Once you received the confirmation, it is your responsibility to read the “House Manual” and “House Rules.” Failure to read the “House Manual” and “House Rules” is not a defense to violating any of the rules or regulations listed in the “House Manual” and “House Rules.” If a violation occurs, then any and all penalties provided within shall apply. •3) Please no smoking (including e-cigarettes, marijuana, and/or vaping) in the house or building--not even if you think that because the windows are open it will be okay. You will be asked to leave immediately, reported to Airbnb, and charged a fine of $1500 and substantial fee of $200-300 per hour minimum of two hours for professional cleaning and odor removal services of the entire house. •4) You agreed to check in any time after 3:00 PM and check out at 11:00 AM unless you have a written authorization from the host letting you know it is okay to stay late, otherwise we will contact Airbnb and request the following fees: A) Starting at 11:30 AM until 12:00 PM you will be charged $75 B) Starting at 12PM until 1:00 PM you will be charged $150 C) From 1 PM until 2:00 PM you will be responsible for paying %50 of the cost of the next guest if He/She cancels her reservation because of the inconvenience you caused by checking late. For instance, if the next guest’s reservation was for two weeks and the cost was $1400. You will be responsible paid %50 of my lost $700. •5) We will take pictures of the house before we give it to you for our record and You agreed to leave the house in the same condition, we do not expect you to clean it in detail. we will give it to you when you arrive. Failure to leave the house in the same conditions will result in fine and possible legal action. We will take pictures and submit them to Airbnb as proof. •6) Towels, Furniture, appliances, and electronics are NOT to be removed or borrowed. •7) DO NOT flush any sanitary pads for women or paper in the toilet. •8) Do not remove art from the walls •9) You understand and agree that the house is not a meet-out or a motel, therefore if you are planning to meet with your boyfriend/girlfriend/lover/mistress/wife/husband, or anybody else, you must add your guest in Airbnb. In addition, visitors are not allowed in the house; only the guests who are listed or registry will be allowed inside the building. Failure to complain, we will contact Airbnb and request an immediate cancellation and no money will be refunded to you because you had agreed to this term. •10) in the event any of the house rules are broken, you understand that we will not re-found any of the money you paid if we contact Airbnb requesting an immediate cancellation of the reservation or additional fees due to any violation of the rules. •11) To avoid any cancellation or additional fees, please contact us by message, phone, or text for emergencies & immediate assistance. •12)Kindly remove shoes. Help us keep the wood floors in the best possible shape for other guests. •13)Be considerate of household belongings •14)Clean up after yourself,Food or garbage should not be left out or in the open •15)All visitors not accounted for in reservation must leave the premises after time allotted by host (no sleepovers and must ask host permission, Security Deposit will be forfeited) •16)Do not open the door for anyone but the host. Please contact host immediately if any issues. •17)Turn off all lights and small appliances (a.c.'s, heat, stove, fan, rice cooker) when you are not home. 18)BEDROOM •Food is not allowed in the bedrooms guests are encouraged to eat at the dining table 19)BATHROOM • Please wipe surfaces (tile floor and drain) behind you. • Please contact host immediately if plumbing issues occur. 20)MAIL .
