Stunning mountain views await at Leaping Fawn Lodge, a unique 25-acre gated estate! A Bavarian Tudor boasting all modern conveniences with a bit of Viking character thrown in provides both seclusion and tranquility. We cater to family reunions as well as corporate retreats. A total of 9 bedrooms (5 with ensuite bathrooms), 2 additional full bathrooms and 2 half baths provide privacy and convenience for your group.
Our expansive home is situated on 25 gated acres, overlooking Jonathan Creek Valley and offers spectacular mountain views, walking trails, 2 ponds, furnished decks, hot tub, 6 flat-screen cable TVs - including an 86-inch UHD Smart TV with Bluetooth sound bar - a game room with a wood-burning fireplace and pool table, home gym area and an outdoor dining and grilling area with fire pit. Located close to downtown Waynesville, 30-45 minutes from Asheville Regional Airport (travel time will vary based on traffic, time of day, construction, etc.) we offer easy access to Great Smoky Mountain National Park, Asheville and Cataloochee Ski Resort!
THINGS TO NOTE:
* Host requires a minimum $1500 damage deposit, signed rental agreement and photo ID in order to secure reservation (Due within 24 hours of acceptance of booking, otherwise cancelation fee will be incurred)
* Cancellation Policy: Guest receives 97.00% (less $185.00 cancellation fee) if cancellation occurs at least 30 days before arrival; Guest receives 47.00% (less $185.00 cancellation fee) if cancellation occurs at least 14 days before arrival; No refunds within 14 days of arrival.
* Wi-fi is slow and spotty hotspot (the only available option in our rural mountain location) no refunds will be issued due to service interruptions.
* Trash removal is the responsibility of the guest, as there is no commercial waste pick up.
* Pool is not operational and is not currently offered as an amenity.
* We are not on city water and have a septic system. We provide a starter supply of septic safe toilet tissue and require guests to only use products marked as safe for septic systems and to not flush wipes, paper towels, etc.
* Air Conditioning: PLEASE NOTE THAT THE ENTIRE HOUSE IS NOT AIR-CONDITIONED: All bedrooms on the top floor have central AC; the Stargazer (master suite on the first floor) has central AC; the Family King Suite and twin bedroom share a fixed AC floor unit (which cools both rooms, if connecting door is open). The kitchen has a mini-split unit and the Bunk room in the lower level has a mini-split unit. There are ceiling fans in all bedrooms, except the Cherry bedroom.

Misuse of Hot Tub resulting in unscheduled drain/refill/cleaning will incur a $125 fee. Instructions for proper usage are provided in our Welcome Book/House Manual.

Grilling and BBQ are permitted on charcoal & gas grills located on lower level back patio.
Camp fires are permitted only in the circular stone fire pit adjacent to the outdoor kitchen area. Never leave a campfire unattended; an adult should supervise the campfire at all times. Never put anything but wood into the fire. Do not sit on the fire ring as the rocks will heat up quickly and they'll stay hot for a long time. When it's time to put the fire out, dump lots of water on it, stir it with a shovel, then dump more water on it. Make sure it is COLD before leaving the campsite. If it's too hot to touch, it's too hot to leave!
Wood burners in kitchen and downstairs Viking Room may be used; fireplace in main living room cannot be lit, as it IS NOT FUNCTIONAL. CHIMNEY IS NOT OPEN and damage to flat screen TV may result.
TRASH-removal during your stay and upon checkout is responsibility of renter. Prior to checkout, please empty all trash cans (kitchen, bath and bedrooms) & remove all perishables from the refrigerator. A starter supply of trash bags are provided under kitchen sink. Total of one bag of trash & one bag of recycling may be left in main kitchen receptacles upon checkout.
Trash can be dropped off at local waste center located at: 5082 Jonathan Creek Rd, Waynesville, NC 28785, a 10 min. drive from the house (5.2 miles) via US-276 S and US-276 N - Open from 7 AM to 5 PM
Recyclables may be placed in the blue dumpsters at the waste center
NOTE: LOCAL WASTE CENTER IS CLOSED ON THURSDAY AND SUNDAY if check out falls on one of those days take the bulk of the trash out in advance to avoid being charged an additional trash removal fee by cleaning company.
Garage, greenhouse, sheds are secured and off limits. Pool area, barns and the "old fort" with stone pillars are being renovated, please use caution and stay clear of these areas.

Please report any damages that occur while you’re in residence so we are aware & can make needed repairs prior to next check in.
Children must be accompanied by adults in the sauna, gym, outside areas including but not limited to hot tub, fire pit and pond areas.
Misuse of Hot Tub resulting in unscheduled drain/refill/cleaning will incur a $125 fee. Instructions for proper usage are provided in our Welcome Book/House Manual.
No glass bottles, containers or food in the sauna or hot tub areas
Grilling and BBQ are permitted on charcoal & gas grills located on lower level back patio.
Camp fires are permitted only in the circular stone fire pit adjacent to the outdoor kitchen area. Never leave a campfire unattended; an adult should supervise the campfire at all times. Never put anything but wood into the fire. Do not sit on the fire ring as the rocks will heat up quickly and they'll stay hot for a long time. When it's time to put the fire out, dump lots of water on it, stir it with a shovel, then dump more water on it. Make sure it is COLD before leaving the campsite. If it's too hot to touch, it's too hot to leave!
Wood burners in kitchen and downstairs Viking Room may be used; fireplace in main living room cannot be lit, as it IS NOT FUNCTIONAL. CHIMNEY IS NOT OPEN and damage to flat screen TV may result.
TRASH-removal during your stay and upon checkout is responsibility of renter. Prior to checkout, please empty all trash cans (kitchen, bath and bedrooms) & remove all perishables from the refrigerator. A starter supply of trash bags are provided under kitchen sink. Total of one bag of trash & one bag of recycling may be left in main kitchen receptacles upon checkout.
Trash can be dropped off at local waste center located at: 5082 Jonathan Creek Rd, Waynesville, NC 28785, a 10 min. drive from the house (5.2 miles) via US-276 S and US-276 N - Open from 7 AM to 5 PM
Recyclables may be placed in the blue dumpsters at the waste center
NOTE: LOCAL WASTE CENTER IS CLOSED ON THURSDAY AND SUNDAY if check out falls on one of those days take the bulk of the trash out in advance to avoid being charged an additional trash removal fee by cleaning company.
Garage, greenhouse, sheds are secured and off limits. Pool area, barns and the "old fort" with stone pillars are being renovated, please use caution and stay clear of these areas.
ATV, dirt bike or OHV (side-by-sides, etc.) use is strictly prohibited
Hunting and firearm use (including target practice) are not permitted
Do not attempt to exit house via windows; do not access balconies from windows; do not jump from balconies.

Refundable Damage Deposit
Damage deposit is refunded after guest check out and following inspection of property for damages, missing or broken items, or unscheduled drain/refill/cleaning of hot tub due to misuse/fouling of water.
Cancellation Policy
Guest receives 97% (less $185 cancellation fee) if cancellation occurs more than 30 days before arrival; Guest receives 47% (less $185 cancellation fee) if cancellation occurs more than 14 days before arrival; No refunds within 14 days of arrival.
