•Please clean up after your pet if they are in the mowed areas. (No need to clean up if they are in the hilly area that has vegetation/trees towards the lake). Dogs must be crated if left unattended to prevent property damage. Owners are responsible for any pet damage during the stay. Please keep pets leashed and be aware of your surroundings when your dogs are out.

The entire property is non-smoking, no exceptions, including the dock area and yards. (due to insurance reasons) If the house has been smoked in, we have to bring in professionals which results in a $1000 fee to cover the cleaning and removal as well as lost revenue as we will have to delay the next guests check in.

Parking Included

Park all cars, trailers, & boats on the property. No parking on lawns or using neighboring docks. Do not block the road or the gravel driveway near the dock as the neighbors share the driveway to their dock. You may park on the side of the gravel driveway. Look for the blue sign that says “Pure Contentment parking”.

Policies and Rules

Check In: 4PM - Flexible

-Report any mechanical or cleaning issues upon check in. No refunds will be issued for unreported problems.

-check in is after 4 pm (unless preapproved). Cleaners are cleaning the unit from 10am until 4pm.

-To ensure that your bed linens have been cleaned, they are kept in the packaging from the off-site laundry facility. Each set is placed on the bed that it belongs to. This allows guests to rest assured that no bed linens were missed over during the cleaning. Additional pillows and pillowcases are in each of the rooms’ closets. The sheets and quilt for the pull-out couch are in the hallway closet near the stairwell. Bathroom linens are in the upstairs hallway bathroom closet.

-First aid kits are located in the upstairs hall closet and downstairs kitchen closet. (Please let us know if they need refilling).

-Leave refrigerator settings on factory defaults (or middle number). Turning them all the way up will cause an imbalance of air and will actually slow the cooling of your food.

-Set a/c thermostat no lower than 72 in the summer as this may cause the unit to freeze up and you will have to wait up to 4 hours with no a/c for it to thaw. Fan setting should be set to auto.

House Rules

Do not flush wipes or sanitary products (even if they are flushable wipes they will still clog up the lines).

If needed, some cleaning supplies are under the sinks and in the hall closet upstairs.

Propane: We cannot store additional tanks at the home. If the propane runs out, please do a propane exchange at the nearest convenience or grocery store and keep the receipt and send us a copy for reimbursement. We know it is inconvenient and apologize, however, our cleaners cannot transport flammable materials without commercial licensing.

Grill is only for use with propane, no charcoal in the grill. To use: open lid, turn on propane, turn on burners, press ignitor button (button is a hard push). it will ignite pretty quickly. grill utensils are located in propane compartment. please clean and recover grill when finished.

Please do not leave substances on the kitchen counter that may stain. The countertops absorb colored substances such as wine, food coloring, beet juice, rust, etc.

Please be mindful of water usage as we are on a metered well. No car/boat washing available.

No electric vehicle charging.

The wifi router is located under the TV in the upstairs living room. If the wifi isnt working, please reset it.

No illegal activities on premises. Children must not be left unattended, especially near the water, we are not liable for accidents. No trespassing onto other neighbors’ property, our property ends at the boat ramp. If you choose to swim from the boat ramp, please be very careful as it is in rough shape and cannot be fixed per AEP.

Damage Deposit Policy

As a security deposit alternative, houfyProtect, an upfront nonrefundable low cost property damage protection policy for just $5 per night, is taken at time of booking.

Cancellation Policy

To receive a full refund, guests must cancel at least 30 days before check-in. cancellations that are more than 30 days before check-in will recieve a 50% refund.

Notes

checkout is at 10am. Our cleaners arrive at 10:15 and charge us a double cleaning fee if there is a late check out which will be passed on to the guests' account.

please have all of the following completed before checkout:
-remove all trash from property
-turn off all lights and devices
-lock all windows and doors
-wash and put away all dishes
-clean and recover grill
-If you have moved any furniture (inside or outside) please return it to its original place.
-If any of the baby items have been used, please clean them before putting them back in the closets as our cleaning teams do not pull those items out.

We are not responsible for items left, please make sure you have taken all your belongings.

Fees that our cleaners charge us that will be passed on to the renter's accounts if applicable:
$20 for grills left dirty, $10 per bag of trash left, $10 for dirty dishes left or dishwasher left with dishes, TBD fee if excessive cleaning is needed. (i.e. stained carpets, mattresses, furniture, countertops, heavily muddy floors, messy and/or moved furniture, pet messes)
