Bring all beach towels back to avoid lost of supplies fee. Each towel or linen lost or stained is $20 fee up to price to replace if necessary. • If you are using the barbecue grill, make sure you clean the grill, remove food scraps and put cover back, we do not want to encourage wild animals to our property. Do not pour grease or food scraps on the sink, place it in the trash. • Please do not flush sanitary products or even "flushable" wipes down the toilets. • Turn off all lights and AC/Heat when leaving to conserve energy. Do not leave gas fireplace unattended. Fire pit should not be left unattended. • Guest to load dishwasher. Do not leave dirty dishes. Detergent provided. • PLEASE return all (5) community badges to avoid incurring a lost fee. Each badge will be $75 to replace. • Be considerate to your new neighbors! If occupancy exceeds that of the maximum occupancy allowed for the property (12 max), you will be charged accordingly and/or will be immediately removed from the property with NO REFUND. THIS IS A VIOLATION OF TOWN ORDINANCE. The property you have rented is privately owned. If you have a complaint or a problem with the property, please call as soon as the issue is noticed. We will not be able to help resolve issues if we are not made aware of it existing. You are a Guest in Pocono Country Place and are staying in a Residential area. You are expected to respect the neighborhood and those around you. PLEASE be courteous to everyone. Disturbing the peace of the neighborhood you are occupying is an Ordinance violation. ABSOLUTELY NO SMOKING IS PERMITTED. No smoking/vaping indoors or use of illegal substances anywhere in property, $500 fine if caught plus price to rent ozone machine. You will incur an additional charge for carpet cleaning and deodorizing if any evidence of smoking is found in the house or on the premises. ABSOLUTELY NO PETS. Immediate eviction can be expected and loss of all rent and a $200 non refundable fee taken from deposit unless you can find a nearby pet hotel/place to home your pet during your stay. Maintenance is not available during your stay unless it's an emergency. If something is broken it's because the previous guest didn't tell us. If you see something, say something. Each person renting and staying in our home (guests) agree to be responsible for all damage and loss of personal property to his or her as well as all persons, occupants, guests, and invitees’ personal property during the term of this lease/rental agreement. Furthermore, the owners are considered harmless to damage, loss, or theft of such personal property. Proper Conduct on the premises and compliance of local ordinances: 1. Guest(s) shall refrain from creating any noise or sound in the house which is disturbing to the neighbors. (Noise ordinances are enforced). Amplified sound that is audible beyond the property boundaries such as radio, & playing musical instruments are prohibited. NO Fireworks allowed. 2. Use water equipment with life vests provided, do not leave children on the yard, anywhere near the lake unattended. Refrain from swimming or participating in water activities under the influence of illegal substances or alcohol. There is no lifeguard on duty. SWIM at your own RISK. 3. The parking space for the house is on the driveway of the house only. There are enough parking spaces for up to 4 vehicles. Vehicles parked on the side of the road are in violation of local ordinances. Please do not park on the street at any time. Guests must abide by all laws and ordinances of the state of Pennsylvania, county, and Coolbaugh township. You are staying at this property and using the facilities at YOUR OWN RISK. This includes use of our water equipment. You acknowledge and agree that use of WiFi/Internet services at the rental property (“Services”) is for personal use and agree not to use the Services in a manner prohibited by any federal or state law or regulation. Transmission or download of any material in violation of federal or state law or regulation, including, but not limited to any copyrighted material, is prohibited. We assume no responsibility for and exercise no control over the content contained on the Internet or is otherwise available through the Services. All content accessed or received by you (or an invitee of yours) is used at your own risk. In the event that we receive a copyright infringement notice from a copyright holder and/or an Internet service provider, which includes a date and time of the alleged infringement that occurred during your stay, we may reveal your identity (name, address and telephone number) to the copyright holder and/or Internet service provider and you will be responsible for any associated fines. Lessee understands that any disturbance that results in any Law Official, Fire Official or Code Compliance Official going to the property may result in the immediate removal from the property with NO REFUND AND NO COMPENSATION. A fee may be charged to your card in addition to any fees or fines assessed by the responding official. Guests will be responsible for any and all accidents, loss, damage, or injury caused by his or her, or anyone in their party’s negligence or willful conduct. The guest(s) liability insurance whether homeowners or other will be primary in the event of any loss or damage to the property or persons occurring at or about the premises during the term of this agreement. This includes the house and all grounds of the entire property as described in the listing. It is the duty of the guest(s), while occupying the premises, to guard against accidents and to caution all members of their party to do so. Reckless endangerment of or by any people in your party is against our policies and is not allowed. We will not be held liable for any such action. There shall be no refunds of rents for shortened stays due to weather conditions, family emergencies or ruined expectations. Power outages and internet provider being down are beyond our control and no refund policy will apply.
