Our house welcomes you with a bright and immaculately clean open concept floor plan, 9 foot ceilings on the main floor. The fully equipped kitchen includes a fridge, freezer with automatic icemaker, stove, oven, microwave, coffee makers (drip and Keurig) toaster, cookware, dishes and cutlery for up to 8 guests.
Central Air to ensure your comfort during summer. Gas furnace and gas fireplace for toasty winter getaways too. We are on city water and sewers so no worries about drinking water or a septic system.
Hot water on demand ensures enough for everyone to shower or bath.

Our home has 3 decks to overlook the lake, a natural gas BBQ, patio and picnic table, outdoor seating and lounge chairs, two patio umbrellas and beach toys, as well as a fire pit. Some starter wood is provided, you can pick up more in town on your way in.

**** IMPORTANT*** Our home is not suited for those looking to party inside or outside. We can host a maximum of 7 guests. Loud music, excessive noise, shouting, etc. is not acceptable at any time during your stay. No smoking of any kind, including vaping, in the house. There will be a $500 charge for anyone found to have smoked or vaped in the house.
Below are some guidelines so you can ensure our home is suitable for you and your group:
Before 9:30 pm: background music, group conversations and children playing/enjoying themselves is all fine and expected.
After 9:30 pm: we enforce quiet hours. If you continue to use the garden, decks and fire pit, quiet music only and all conversations must be kept to a reasonable level to respect our neighbours.
The house is perfect for families and couples looking for a relaxing and comfortable stay. We ask that guests enjoy our home and garden, but respect our neighbours. We live here.
No loud music at anytime. Innisfil Bylaw Officers are around on a regular basis.
No undeclared guest at any time. Undeclared guests will result in immediate eviction and loss of all funds paid.
Please be aware that because we back on to a forest and are very near to the lake, you may see and/or hear the following wildlife on the property or road: Foxes, Deer, Canada Geese, Rabbits, Muskrats, Mice and a huge Blue Heron who lives in our creek.
RENTAL AGREEMENT:
(A copy will be emailed to you for signature and return upon confirmed booking)
We request photo ID of all guests staying in our home. This is a standard request of all our guests. This is also required by our home insurance company. We also have Short Term Rental licence rules in our Town that require ID in case of fire or emergency. If there is an emergency, we need to be able to provide ID of the guests in the house. You are welcome to block out your drivers license number when sending photo ID through. Thank you for your understanding.
No Undeclared Guests at any time. Undeclared guests will result in immediate eviction and loss of all funds paid.
Two outside security cameras are used to verify all guests arriving on the property, as disclosed in our listing. On on the driveway and one on the front door.
No smoking or vaping in the house. A fine of $500 will be charged if evidence of smoking or vaping is found in the house.
Upper deck furniture is not to be moved from the deck. Inside furniture is not to be rearranged or moved to avoid damage to floors.

Refundable Damage Deposit
We will collect a $750 damage deposit the week before check in, which will be fully refunded once guests have checked out and house has been determined to have no damages.
Cancellation Policy
Full refund for cancellations made within 48 hours of booking, if the check-in date is at least 14 days away. 50% refund for cancellations made at least 7 days before check-in. No refunds for cancellations made within 7 days of check-in.
